One thing you forgot to mention about the laser tripwires at Jamaica Plain is that you can turn them back on and disarm them again and again for infinite fiberoptics and crystal.

Thankfully, the first secret, 35 Court, is one of 2 _guaranteed X-01 spawns_ in the Commonwealth. It’s not level dependent. (The other is in Fort Hagen Hangar)
It's a rather known bug that the appearance of thr armor might show one variant while it might actually be thr X-01. That said, I am sure I've gotten this one at low levels and it's not been the X-01. You've got me rethinking about it now 🤔
There’s also a surplus of pre war money in the train station by the Old North Church. Check the corpses by the fire in that area. There’s prewar money all in the floor by them as well as in the chair itself that the corpse is on.

Thanks for sharing that, I really should have mentioned that also. It's certainly an easy location to get to and easy enough to revisit multiple times in a playthrough.
Love this game but the leveled loot and power armor kills the vibe nowadays. I have way too much fun in Fallout 3, Fallout 4 just feels like a giant chore.
In FO4, I do tend to focus on settlement building as I do feel like I have done lots of things now. FO3 and NV on the other hand still feel like sandboxes that still feel strong in the story aspect of the game.
It's a solid location, very easy to miss, and easy to get to. And it has some good kit to help you out early in the game. If you also take a companion along, then you can take all the weights that are very good for settlement building.

The gilded grasshopper and the banks are on a regular schedule for respawned loot.
