NEVER TOO SMALL: Paris Architect’s 14th Century Apartment Makeover- 50sqm/538sqft

    Located on the second floor of a 14th century historic mansion, first converted into apartments in 1722, Appartement Haut Marais is home to architect Thomas Fournier of Concina, who completely redesigned the apartment, restoring it to it’s former heritage glory. One of the major reconstructions to the apartment involved removing a straight concrete staircase leading to the mezzanine and replacing it with a spiral shaped wooden staircase from the 1900s. Other restoration work included reinstalling ceiling cornices and replacing the old laminate flooring with solid oak parquet. In the living room, Fournier built two custom bookshelves into the wall and creatively hid the radiator behind a painted wooden cover that also serves as a display shelf; a large frameless mirror screen against the wall reflects the surrounding space. The bedroom, located on the mezzanine behind a system of sliding shutters, has no direct natural light, something that was combated by covering the wardrobes with mirrors, making the space feel larger than it is. For the bathroom, Fournier drew on his Italian heritage with tuscan glazed terracotta flooring, red marble and the hand-painted Tuscan tiles.

      Great video as usual. But the direction of the spiral staircase in the diagram is backward. Made me confuse for the first two viewing.

      Excellent design.
      However I wouldn’t have done sliding shutters for the loft bedroom, but would have put double panel glass to isolate the sound from downstairs and still have the natural light.

      I think for American audiences the square footage will appear small. It’s fabled that native europeans are accustomed to doing the most with less and doing it in style

      Well, yes, the accent and prononciation is lost on some highly educated french people. They spend 8 years learning English and are unable to speak it. A Spaniard, Portugaise or Italian with the same education or age speaks fluent French. Ras-le bol. He must believe le ridicule ne tue point.
      Hope he will spend a year in an Englishspeaking environment.

    It looks like an art gallery but just to the point where I would feel comfortable living in it. Every single furniture, objects, wallpaper and tile is superb. They are gorgeous.

      exactly! This guy clearly knows about art and design and history and thinks how to incorporate it very tastefully into everyday living spaces. Pretty sure I wouldn't suggest this for a family with small kids but otherwise it's perfection for a specific clientele who appreciates and pays for interior design such as this.

    actually living in Paris and trust me you need to be quite financially confortable to be able to afford this apartment. This is luxury in central Paris! Situated right in the Marais quarter. Large windows with natural light. Well-equipped kitchen. Biiiig bathroom. And to top it up, the interior design et decoration bring out the charm of the combination of vintage and modern design. It shows the unique goût of the owner. I would love to live in an apartment like this!

      At 1 million dollars/euro, that place can look good. I find it odd for the channel. Wayyyyyyy toooo biiiiiig, and barely any creativity. It s simply a nice fancy empty bachelor pad. Good for tbe owner, useless for small families trying to make a small surface work bc it s all they can afford.

      Luxury, beautiful and probably not very affordable- well, might be true. Still not very functional and if the owner ever even adopts a an animal or finds a life partner it's going to feel cramped. What's the point then? Apartments and flats are supposed to serve one main purpose- provide a living space. Frankly I do not see much of it in here. It feels like art gallery, yes. But I cannot picture anyone living inside an art gallery.

    As a Maximalist who always faces the problem with having a hard time finding inspirations for my small flat to reach my warm, cosy but elegantly tasteful standard, this flat is everything I have ever dreamed of. The colour scheme, the design, the decorative objects- simply incredible. I love the clever use of the mirrors to make the room feel larger and spiral staircase that won't make the flat feel clustered whilst not compromising on its character and any decoration and functions.
    This is definitely my most favourite design on this channel!

    This is absolutely a home. Most of the apartments you’ve featured before look like they’re intended to be overpriced AirBnBs, but this is clearly someone’s full-time home. I love those big swinging windows so much it almost hurts and I love the spiral staircase even more, but most of all I love that this is an achievable, realistically affordable flip of a space that feels like I could actually own something like it in my lifetime.

    This building in the Marais is simply breathtaking. Gorgeous apartment. The architect has incorporated or highlighted lots of interesting design features - the parquet floors, the mirrored frameless screen in the living room and the spiral staircase. Love the highly ornate bathroom featuring only Italian materials. By Australian standards the kitchen looks a bit cramped but I understand in Paris this would be considered a good size kitchen.

      My kid lives in a 11 m2 studio in Paris with a kitchen measuring 115x 135 cm! Fully integrated fridge and a concealed microwave -oven- grill under induction plate and sink. Tight! We’re just finishing the renovation. It’s not a palace like this Marais appartement

      @@deirdremacmahon8491 I would not consider this a 'palace' - it is quite small but the owner/architect cleverly used the ceiling height to double the space and the tall windows and mirrors make it seem very spacious.

    Spiral staircases in tiny homes are beautiful to look at but most of the time it gives me anxiety using one. But since this vintage one has no gaps, I can actually see myself using this comfortably. so gorgeous too haha.

    The clear delineation between the lounge and dining room creating a completely different mood is brilliantly executed, especially in such a small space. Love the bench which defines the dining space. That window and staircase in combination is a knockout. Stunning apartment with my only wish list item being a bath below the window in the bathroom which seems like the only wasted space in the apartment.

    What an elegant and sophisticated apartment! I like how bright and airy it is and having the large windows really helps open up what might otherwise be a small dark space. It really feels bigger than 538 sqft! I do love that the architect moved the staircase. I love a spiral staircase anyway, but I feel here it really makes the best use of the space and adds to the romantic atmosphere.

    What a beautiful apartment. Oozes class and elegant comfort. I’m always wary of spiral staircases but even I could manage those (not sure if the hips would get through the bedroom door though!) I think I’ve watched about every one of these videos and this must be up in my top three. Am a sixty nine year old but could happily see myself living there.

    This is probably the most tastefully and beautifully decorated flat ever to be presented on this channel. Tiny flat that looks like the apartments featured in interior design magazines. It's such a nice departure from all the plywood thats usually used in these tiny flats.

    Italian origins? Oh, that explains this beautiful accomplishment! The blue sofa and orange shaded cushions is a homage to Henri de Toulouse Lautrec, Thomas's native city.The detached kitchen with its abundance of natural light is thoroughly charming, whilst the foyer, albeit 'piccolo' is elegant and plays a very, very, very important role in dilineating the Stendahlian layout:at every turn one gasps, almost faints, from the joy the sights provide, at every turn of a corner there is as an unexpected morphing of the apartment's ceiling height, therein producing a flucating show of light.     This is by far my favourite apartment! 😍 Love every inch of it and how it is decorated - the use of Chinese vintage cushions at the dinning table, the Chinese traditional paintings, the Chinese vintage vase, the plates on the wall, the selenite crystals in the bathroom, the marble counter in the kitchen, and the marble and tiles in the washroom and of course the stairs 💖 And how it doesn't look like a 538sqft apartment!

    Trés chic- no expense spared on this one! Love the materials and the palette used throughout, but that cramped kitchen- especially the corner where the drawer barely opens- gives me anxiety. If the spiral staircase occupied the same spot as the former concrete staircase, then perhaps the kitchen could have been opened up into the dining area.

    The spiral staircase and the scalloped ceiling are the highlights of this unique apartment. Personally, I would have worked the kitchen into the main living/dining area and made a laundry and a pantry room where the galley kitchen currently is.     This looks so expensive! Which is not a bad thing, is an elegant show off apartment. Practical and so beautiful, love the attention put in the bathroom, for me bathrooms are super important. Even while the kitchen is small is very well used. Love this luxurious appartment.

    I loved the way this apartment was created. It feels incredibly modern but also truly traditional and very liveable. Not an easy combination to get right yet here it has been apparently managed seamlessly. So impressive.

    As much as I like the encouragement of utilising city spaces for tiny spaces, it's almost always in "trendy/artsy/highend/refined" areas - which leans on elitism. I'd like opportunities of tiny, beautiful spaces to be created in any kind of neighbourhood - the sleepy/young/low-mid/growing areas

      This is likely because it takes quite a bit of money to renovate these spaces, including in some cases restructuring the layout.

      I get what you mean, it came also to my mind that the architect is clearly well off in order to live there. However, maybe it is an example for people who have a certain favorite but expensive living area how it could be possible to live in such area. Generally speaking I would hope they would showcase apartments from Scandinavia as it is there not uncommon to have family apartments with the size of 55 sqm and 3 bedrooms. :)

    This is my favourite apartment so far! Everything has been well considered, and nothing overlooked. A beautiful colour scheme, decor and that spiral staircase is heavenly!

    This is absolutely gorgeous and so elegant. I feel like he has given me the permission to be as elegant and vintage as I want to be with my decor decisions, without fear of feeling too dusty or dated. This is timeless!

    My maximalist antique heart loves this not-maximalist, serene apartment. Beautiful. The bedroom shutters were not what I was expecting, however. My instinct is to create the same style of windows to mirror those opposite the shutters, at least for part of the shutters. I would want to see those beautiful windows from everywhere!

    Oh my God , this is my favorite project, absolutely gorgeous ! Well done. This shows that with a budget and talent you can transform a medium size space 50 sim is not "small in Paris" in something truly special ..so refined and elegant. Must be extremely costly including this beautiful "raw" flat in a Hotel Particulier in Le Marais .

      I came here to say this too! whilst the flat is beautiful , for one person for Paris this is a very large flat , we lived in 50sqm in paris as a couple - plenty big enough and until our daughter was 2 when our second daughter was born we escaped to the far distant suburbs for more room - best move ever in my opinion , but my husband has colleagues who live in approx 60sqm with 2 adults and 2 teenage daughters - so this is not "small" at all !!!
