    Never go for pre EMI. There are hidden terms and conditions. If the builder doesn't complete the construction, your bank will start your EMIs according to the possession date even if you don't have possession. This is a big scam going on between some NBFCs and builders.

    Bro, during initial years majority part of EMI of a housing loan consists of interest element only. So, even if its pre EMI one has to bear around 80 - 90 % of same burden as of EMI + RENT of existing house.

    For under construction you say 5%gst extra till completion certificate is handed over.
    For resale , reconstruction and completed new house where there is no pending goods and services there is no GST. So for 1cr flat you save 5 lacs

    PRE-EMI is applied to only the amount you have borrowed till date to pay the builder. So the PRE-EMIs are of lesser amount. However, there is a catch. These PRE-EMI payments don't reduce your principle amount. So till the possession, whatever you have paid does not reduce your principle even by a single rupee.

    Pre emi is useless.. we simply keep paying interest which only increases the duration of the loan and there is no reduction in principal.. also cant show it for IT returns under interest paid , can showed only under 80c which is already taken care by other things

    It means you are paying extra money as pre emi over and above your total loan amount. If you can't afford don't purchase apartment. Don't go for pre emi
