    If someone owns a property they have the right to charge what ever they choose. It is not government's place to make that decision. If you want to control your cost buy a home.

    I am 44 yrs. old. A Tampa native. My girlfriend and I have lived in the same apartment for 6 yrs and we are moving out because our rent to renew has gone up 16% this year alone. We are looking into buying instead of renting and can't find anything due to ridiculous HOA fees and house flippers paying cash at or above market value buying up everything and artificially raising market prices. It's ridiculous. We're being priced out of the housing market in the city I was born in by laws passed the year I was born. Something has to be done soon.

    The city council members, their friends or family members likely own real estate investments so there’s no incentive for them to pass rent control measures .. those who benefit from a problem don’t need a solution..

      I am a landlord , government should make it fair for both landlord and tenant. Places in California favors more the tenants then the landlords. And vise versa. Not all landlords are greedy as you may think. I will be waiting for your comments.

    There are using a 1977 rent values not indexed for inflation: over $250.00 rent = luxury and not subject to rent control. The inflation adjusted value of $250 for 1977 is $about $1255 today.
    Rent hikes are out of control.

    The news and journalism is a joke in Florida. There isn't just one way to use rent control, and of course all property isn't the same. A simple rule about how much a LL can increase on an existing tenant in good standing should suffice for most. In my complex, a LL just raised rent $500 on a tenant of 3 yrs in good standing, just because he can get more. Why not raise it a little and keep a good tenant? Our taxes or fees haven't increased, so it's just greed.

I have 5 houses I have worked my entire life to purchase and now I am retired with a great income from those houses and you my liberal friend would have the government just basically take my homes and give them to the losers that do not want to work and let me live a paltry existence in my old age.

      @@lalawala9929 the argument is that as rent control force landlords to limit how much they can charge tenants and corporate developers who are the main players will decided not to build more apartment since they cannot make a killing in profit, small landlord to escape that sell their units/ airbnb it or leave it vacant this create shortage as city growing ,since local government are not in the business of building homes but provide services and collect tax it created a lot more problems as a result

      Yes… you are absolutely correct. It forces landlords to sell to a new owner so that the new landlord can evict the tenants, and get the current fair market value for the units.

    I moved to Boca Raton FL in Aug 2021 and I had to pay 24% over asking in order to seal the deal. I see so much talk about this and Inflation but the problem is it seems like nothing is being done.

    I hate when they cite legal concerns so they can use the money to help. There’s usually never as much money set aside, only the poorest will qualify, and the problem continues to grow.

    It's all about greed. No one cares. If you can leave, that's your best bet. The market may never correct itself. My rent in the Tampa suburbs went up 22%. I can begrudgingly afford it by cutting back on my catch-up retirement savings. I can't move right now but next year at renewal time I'm leaving. FL isn't the paradise it's cracked up to be. Warm weather and no state taxes are nice but hurricanes and expensive everything else, not worth it.

    Why are people renting their entire lives as that man said. Renting should be short term while you are in the process of buying a home. Until the past few years there was affordable housing to buy, 15 years ago homes were at the lowest prices. If anyone is 40 today and didn't pick up a deal 10 years ago they missed out on the opportunity of the century to own a home. The story of the Grasshopper and the Ants.

      Meanwhile, people ages 23-28 right now are absolutely screwed. I see so many people my age paying 20%+ what a house is worth and they’ll be in negative equity for 4-5 years. So for their sake I pray they can live within their means for the impending recession. Q4 2022 housing is going to spiral. Amount of houses YOY in the western mountain states is going up over 200% in some places such as Idaho. The west was the first to get hit with the bubble so I expect the Midwest to be there in end of ‘22. Florida folks, I’m sorry. Due to greed, and old northerners with Monopoly money, I’m not so sure florida is going to rebound from this. But Miami plummeted in 08 and people were saying the same thing then.

    No this is ridiculous. People who have lived in Florida for the last 30 years should not be forced out into the street. We have too many greedy landlords out here that are jacking up the rent knowing that the people who been renting for them long-term cannot pay it. We also have a lot of people from up north that came to Florida during the height of COVID-19 which causes the rates to jack up. The housing market is going to crash. Eventually the landlords are going to have to get rent control because that was the only ones they’re gonna be able to live into these units because of the market crashing. It’s ridiculous Florida used to be a state where you go to retire or if you are disabled you can live on a fixed income and be happy. But it’s not that anymore COVID-19 has put stresses on the people who live in Florida longer than the people who are coming to Florida. And the sad thing about it is there is no more land. If you were to go in the middle of the state and buy rural land you might be able to get something but other than that it is ridiculous that people are just being greedy and jacking up the rents for houses that are really even worth that much. Like for instance a lady is selling her house in the Charles Park area. We all from St. Petersburg Florida who live in Charles Park area I know damn well the house ain’t worth no $425,000. That house is I used to be a drag ride home with multiple gunshots through the window and she wants to sell her house as is for $425,000 you’ve got to be crazy there is no reason for this people can’t afford to live in a tent many people are gonna be forced out into the streets and they gonna be more more children living in hotels because he can’t afford to live in an apartment or a house or condo or townhome it’s ridiculous I don’t know what’s going to happen to the people in Florida but Georgia has lots of land for sale come up to Georgia there’s plenty out here by land get your hands on some acreage and forget about all these people in the state of Florida

      So people who have lived there only 29 years should get the boot? I'm guessing you've lived there at least 30 years. If you're currently living in St Pete paying rent you can afford to live in 99% of the US and pay less rent than you currently pay.
      The way cities work....people buy property and try to build up the city to make the city more popular so their property values go up. People have the choice to not buy and be a part of this process and have the freedom renting provides, but at a cost. Look all around the world and you will see exactly the same thing. Places that become popular also become expensive. These resources go to the highest bidder. Of course people who can't bid high still want to enjoy these popular areas.
      If someone told you renting in St Pete for 30 years entitled you to something they lied to you. Sorry. It was your choice to live there, to rent there. That was the deal.

    Rent control how about free. affordable housing assistance who’s paying for it? What about the landlords not getting their money during pandemic, while some are receiving government assistance. My coworker rent out his home about 2 years ago within matter of couples months they stop paying, pandemic came they get to live there for free for next 13 months. He still have to paid his property tax insurance and mortgage. Granted there is plenty of greedy landlords out there. That’s what free market is all about. Buy you own or move.

    Thank god I closed on my house right before the scam demic. Can’t imagine trying to find another shithole apartment to rent around here for thousands per month. Got in at just the right time, locked my house in contract as interest rates were falling and before prices went to the moon. I’m up over 100K in equity in less than 2 years 😜

      Risk takers are usually rewarded, we bought at the end of 2019 when everyone was saying "NO, the market is going to crash soon" as of today our house has almost $200k of equity.
      I don't think most landlords are evil, cost of properties, taxes, insurance and repairs have increased significantly so those costs trickles down to renters. No one is going to rent their house for a loss of money.

      I bought a home before the great bubble with zero downpayment. It was an obvious decision even back then because mortgage was cheaper than rent. I told all my rental buddies to buy but most ignored me. That property has now tripled in value.

    I understand why people are angry about the rental increase, but this could have been avoided if people would have just paid their rent to begin with, without sticking the landlord with 2 yrs of back rent that he/she had to absorb.
    I know this was not everyone, and I also know that there are greedy landlords out there, but there were tenants who did the same and took advantage of the situation who had the means to pay, who were not affected covid 19, which is another excuse they need to stop using as a way to circumvent paying for services.
    And yes, the govt had no right in telling someone what to do with their property, that is true.
    But when is thing going to end. And yet, they want govt to enact yet another law to tell the landlord what to do with his/her property. Why be a property owner, if a renter can cry foul, and alter and/or stop your money/income.
    This is why so many landlords have opted out of property ownership and have decided to sell to investors, because of the lack of control that they have over their property that they legally worked and paid for. Why bother.

      Most landlords got rent relief funds and also hiking up the rent's will hike up your taxes and those taxes go to fund housing programs for the homeless so technically you will still be paying for the people who can't afford your rentals.

    It's No such thing as temporary rent control. Just look at the temporary eviction rent moratorium that's going on 2 yrs. And government officials/special interest groups have been trying to make it permanent. But property taxes and repairs on the rentals supposed to still be done if tenant in doesn't pay. So it who is screwing who out of their property rights. I believe this long term rent eviction moratoriums may have sky rocketed rents Now as repercussions,!!!

This guy in the video talks about people living in the apartments their entire lives. Why did they do that? Up until a few years ago affordable housing was very available. I don't get it. I have a high school education and a Cosmetology license and I figured it out.

      @@musictosoothe, there are many reasons why affordable housing will not save the country from the destabilization, and it is that severe. i.e., the country when housing is in a crisis nationwide. Some reasons are the profit for builders is decreased based on a shortage of laborers, materials, and chain supply issue that does not make it feasible. What is being built morbidly underwhelm that demand of the growing, longer living population. No one cared when the crisis did not impact middle class, and now it does. Builders are leaning towards building communities of For Rent Only homes but not allowed to purchase. The cost of building what is deemed as affordable housing can still cost between 300,000.00 to a 1/2 million depending where one lives, and fewer Americans do not have a living wage. Homeless people work. There is far more profit in building luxury housing, and these are a few reasons.

If there's any entitlement it's your way of thinking.... When I graduated from high school (2013) here, you could've easily found a 1br for about $550-650 a month. Not bad for a 18year old with no experience just an ordinary warehouse worker while attending school...... A 1br here currently starts at $1375..... 1st last month plus deposit..... Most properties today require rentals insurance. the same people you imply should move are the same people who make Florida so enjoyable...... These are the people who work at beach resorts, restaurants, amusement theme parks etc...... You take all those people and force them out, Florida isn't the paradise everyone enjoys.

    The landlords have to pay more in property taxes and insurance. Also many of these landlords had tenants that did not pay during the pandemic. So what are they supposed to do? I feel bad for those who never stopped paying their rent during the pandemic and now have to pay the piece for the people who did not.

      The landlords still own those properties at the end of it so I don’t see the problem… they didn’t lose money, they lost profit. Also property taxes aren’t very expensive, that’s just a cop out. I mean maybe the property taxes are expensive if you have a ton of properties to sit on and just collect and not have a secondary form of income… what were the tenants supposed to do whos actual working jobs were stopped during the pandemic? It’s the same thing, except the landlords are the “business owners” no one told them to rent out properties, you can argue that no one told the tenants to rent that place but it’s not a choice, it’s like choosing to eat food or not, it’s a absolute necessity and a human right…. The landlords raise the rent, then their property taxes increase, because the property tax is based off the price of the property and the whole market is inflating, not because any improvements are don’t on the home no, just because everyone is raising the rate at the same time… then, “to cover the higher property tax” they raise it even more, because the landlords can dish out the rent hikes but don’t want to pay for their taxes increasing. That’s so hypocritical. During the pandemic many many businesses came to a complete stop. What are they supposed to do? You ask… pick up where you left off, don’t price gauge to “get back” at the tenants who are just trying to live someplace. How would you feel if the parents everything else that was affected by the pandemic doubled or tripled in price? Maybe we see a small increase but this, this is not a small increase, this is price gauging and it’s criminal.

      But yes, landlords shouldn't have to rent out when they don't want to. And when everybody is upset there's no available cheaper rental housing available and there's a housing shortage, the only people who should be blamed for the housing shortage are the people who discouraged landlords from renting out and earning what they're owed.

I think because they see it as a business, they should have had to stop charging during the pandemic especially because many didn’t have a form of income. Those landscammers who couldn’t afford the mortgage or property tax on the units can lose their properties. If you don’t have the place payed off and if you can’t pay the mortgage without the tenants paying rent, you shouldn’t be a landlord… but that’s just my opinion. There are so many empty homes going to ruin with not being cared for, then the ones for rent they want $3,000 per month and it looks like it’s been vacant for years… it’s total greed. They’d rather try and get the most and sit on it and let it rot then offer someone a fairly priced place to live. It’s very shameful.

Having to fork out for some stranger to live in your property with nothing back isn't attractive to many, and being called greedy when you at worst just try breaking even isn't all that great either. If this is how you want landlords to be like you will have no landlords, no rentals, no cheaper option, you stuck being a buyer yourself or living with mum, or worse.
      And americans wonder why they have a housing shortage. Go encourage more homes to be built if you want out of this rut. They are only paying taxes on it and they still own the property so I don’t see the problem. Those who can’t afford it, fine, that just adds more starter homes onto the market. It’s a win win. The problem is every landlord I talk to is complaining about how the tenants “didn’t take care of the property” but that’s why they rent, because they don’t want to maintain property. I don’t know how being a landlord became a passive income scheme but if your not even going to do any repairs or maintenance at least make rent affordable and not 3x what was paid for the original mortgage… because that, is what’s greedy.

    As a landlord…Rent control is not a huge obstacle anymore. Just an inconvenience. I just bought a rent controlled unit from a landlord friend. The tenant had no choice, but to leave and the unit was brought up to current market value. Now that he has more capital to work with… I am selling him a rent control unit of mine so that he can do the same thing. In recent years… landlords are finding creative ways to get around this, and are now beginning to work together to put an end to this rent control nonsense.

      Government shouldn’t be allowed to put restrictions on property owners. It is a private business. The fair market dictates the rents. It is based on the law of supply and demand.
      They are usually told to vacate because the home is being sold.
      They are not given the option to continue to rent there… so they have to find somewhere else more suitable to their lifestyle.
