My oldest daughter calls everyone DUDE it's a habit. The other day my Grandson said to me Hey Dude do you have yoo hoo? I said yeah DUDE I have it & don't ever call me dude again. I call my girlfriends whores as a Joke. They know it's a Joke. Everyone needs to lighten up. I think we need to step back into the 60's & have a cigarette & a highball. It was a much kinder respectful Country back then.

The Villages is not for everyone but there is a good reason that many folks are retiring in The Villages. Call them crazy and happy but do not call them boring. The Villages make us happier. We just bought a condo in Puerto Vallarta for our enjoyment 5-6 months of the year. We’re retired and re-tired of PNW winters. We like the change of culture mixed in with meeting other expats. Lots to do and we walk everywhere.

As a single lady, I came down with my sister and we had a great time. Looking forward to being a full-time resident in the next year.

I agree with this. I think that unless the quality of build decreases, you pay for what you get. The quality is head and shoulders above most places and it is one of the biggest communities around.

Re bonds, "up north" where we lived the cost of infrastructure and land, and developer profits, was built into the lot price. In Florida it seems at least the infrastructure is in the bond.
Hi Jerry & Linda, between the Covid lockdowns & in September I broke my foot & was on the couch for 5 months. I went on the keto diet & I'm 15 lbs away from my Wedding weight. After 2 days the no sugar headache goes away & you actually stop craving them. What's the difference between a wife & a Fiancee 40lbs lol. My husband did it with me he lost to.
When I first started watching your you tube video last year before we bought our house you had approximated the cost of all the ancillary fees such as water etc and I showed the breakdown to my husband and it actually helped with our decision besides the lifestyle visit to make the move. I find your videos, fun, and informative. And a BIG THANK YOU!
My wife,Amy and myself, Jamie have a life style tour in early April. 3-7. Would love to meet Y’all. We r young Ins. 52-53. But really trying to sell my wife on this concept. I might need help. I wish the year restriction for selling a home was instigated here. We have many people buying nice homes, then tearing them down and replacing them with two and three story townhouses. Speaking of snakes…this happened to me this past week. I’m in coastal NC, Topsail Island area.I posted this and a photo of it on my Facebook page!😫🥺😳 So this happened today, I let the dogs out and sat across from these plants, in our screened in porch. My gaze goes to the green and yellow snake plant, (how appropriate) & suddenly I see these curves on the left side .I’m thinking I know I didn’t put any rocks or whatever in there and then my brain screams snake! It was a red belly water snake about 3/4 feet coiled up and enjoying the southern heat. An SOS to our neighbor & with a grabber, he moved it out of the back yard. Never a dull moment.

This was very informative. I appreciate you go over bonds. We have a courtyard villa in Marsh Bend. Ours was $21,300 at 4.33 % . We are moving permanently in a couple weeks and plan to pay off the bond. If paid over the 30 years, it would cost over $40,000. We are going to take our chances on if we sell within 5 years...not planning to at this point...it’s our 2nd purchase.

Thank you for another fun episode of Mailbag Monday. Jerry, you did a fine job of explaining the 'bond' issue. Well, you explained it the exact same way our realtor explained it.....so it must be right, right?? And, with our realtor's explanation, we chose to purchase a 'bond paid' home. :-)
Always thought the lanai question was really a matter of whether or not you want your patio to be outdoor space, or indoor space. I use my patio to enjoy the outdoors without bugs so I prefer the screened variety. Enclosing it means you lose what I would consider outdoor space, but that's ok if you are looking for more indoor space (call it a sun room, "Florida room", solarium..whatever). Personally I have a hard time calling it a patio anymore once enclosed, but if you want that extra room, or find you never use your outdoor screened lanai...why not make it something else.
Lots of us do not play golf. We do enjoy looking at the courses and enjoying everything else there is to do. You cannot sit in your cart with alcohol or you can get a ticket. Just like sitting behind the wheel of a car having open alcohol inside. Gold Wing Nut on TH-cam explains the bond and he, Don Wylie, does amazing drone videos. The bond in the newer area has higher bonds.
Concerning the bond. You might want to mention that even when the bond is paid. Depending on what the bond was used for. A payment might still be required to maintain the amenities or infrastructure that the money was used for. This throws off a lot of buyers. They think when the bond is paid. The payments will stop. Might not be the case.
I understand the bond debt is not tax-deductible. I have always thought the land developer built the infrastructure and included the price of the infrastructure in either the price of the home site or the home when sold.
Regarding the bonds, if you are thinking of buying a home in The Villages, do your homework. I believe there is a distinct website that can tell a prospective buyer how much is the bond balance and how many years are left before the bond is paid off. I look forward to Jerry and Linda's upcoming video on bonds.

The cost of infrastructure is included in every home everywhere in the USA. Some combine it in the initial price of the home and in TV it is separated out. Every US homeowner pays for the cost of infrastructure! PS. Thank you for elevating the elegance of your speech by trying to eliminate the crass use of “guys”. I appreciate your efforts!

Not sure if a lanai has windows instead of being just screened in. It might be considered a room. We had a lanai installed with windows and electrical outlets and it's more of a room than just a screened-in area. With windows, the area can be air-conditioned.
Hello Newcomers from way Upstate New York (outside Rochester)! Heard your comments around the Bond this morning. I’ve been to many new neighborhoods on the East Coast where the developers place a “premium” on their building lots (not all the same price, depends in size, location (ex: a corner lot can be more expensive than neighboring lot). You pay that premium outright or roll it to a mortgaged purchase. I feel the concept at the Villages (Bond) is similar to recover costs of infrastructure. Do you agree? The cost of infrastructure is included in every home everywhere in the USA. Some combine it in the initial price of the home and in TV it is separated out. Every US homeowner pays for the cost of infrastructure!

Not sure if a lanai has windows instead of being just screened in. It might be considered a room. We had a lanai installed with windows and electrical outlets and it's more of a room than just a screened-in area. With windows, the area can be air-conditioned.
Hello Newcomers from way Upstate New York (outside Rochester)! Heard your comments around the Bond this morning. I’ve been to many new neighborhoods on the East Coast where the developers place a “premium” on their building lots (not all the same price, depends in size, location (ex: a corner lot can be more expensive than neighboring lot). You pay that premium outright or roll it to a mortgaged purchase. I feel the concept at the Villages (Bond) is similar to recover costs of infrastructure. Do you agree? PS: love the podcast, regular listener!’
