    I had to pay about 60k in extra expenses to build my 1200 sqft cabin in PA due to permits, storm water management and fees that were required by the state. The regulations cost me more than my land. The government is getting involved in every aspect of our lives, you have to get permission to do anything. The regulators will go after you way harder than some developer or big business. DO NOT VOTE FOR ANYONE WHO WANTS TO INCREASE THE SIZE OF THE GOVERNMENT OR ADD ADDITIONAL REGULATIONS!!

      When I called building department for permits they block my phone number to prevent me to call them again! They are asholes!

      You're so lucky to have found that. There is not a lot of unrestricted land for sale in the north east.

    Thank you for this Video! I'm in the process of trying to possibly request a variance for a 1/2 acre on my family's property zoned as an F2 in Lane County Oregon to build a Yurt to actually live in. But bc it's Oregon, I could use all the prayers, guidance, and videos like this to help me out! I know it's not impossible but VERY HARD thanks to the " Nimby's or "1000 Friends". Lol yeah you should dedicate a video to just trying to use Oregon Land!

    For rural areas allowing 1 ADU to be built:
    Would you rent out both units if the city law fails to address the "owner must occupy the main dwelling in order to rent the ADU"?
    OR would you first apply for a special use to get it in writing even though there is nothing yet on the instance?

    Good callout to ask the owner before buying whether they have a special user permit! Although on the flip side that's an indication that it's possible, so it might not be the end of the world

      Very true, unfortunately there is A LOT of red tape and bureaucracy that goes on in places and spaces there should be little to none.

    I'm curious what area you live in and if you ever do consulting, assisting people in buy land? I'm very disabled + limited and am not going to be able to do a lot of what needs to be done to cover my bases and so I'm a bit curious if you offer assistance?
    Also curious if there's something you can look for on Zillow listings to find camp, glamp friendly land.

    Hi needing suggestions for a variance in Illinois: I have Cancer stage 4 and my front porch has a roof, rails, flooring and there is a front door to enter my home, I have been trying for 4 years to be able to enclose my front porch with windows and now I'm being told I have to file a variance and I have no idea how to explain that on the form.....does anyone have any suggestions please and thank you?

    My land is zoned light industrial, but there a home, right next to the lot I own. It doesn't make sense that I have to apply for a variance to have it zoned residential and include with my application things like notices to property owners and a newspaper advertisement, and escrow fee?...it is ridiculous.

    Let me explain what permit zoning and variance is ;
    Zoning and permits ensure poor people are kept away from opportunities and limit them from becoming wealthy, otherwise they could afford to build home and sell make a profit before a wealthy one discover the property....
    Ok, zoning and permits kept the poor away. now how a wealthy will purchase that land and convert it to Disney land, is it against the law right?
    now they are coming with special permit and variance tools , with these tools they will allow wealthy to build what ever they want with the same law.....
    just check the king county records and look how people are locked up for at least 5 years just he cut the grass without permit. and a few block away how 5million dollar house built on a critical area or wet land with a biologist report.

    Can you get a special use as an LLC and then sell the LLC and it continues with the new owner since the owner of the permit doesn't change?

    What type of zoning would you generally LOOK for to start a camper/geo dome glampsite?
    Commercial or residential?
    What if a piece of land is zoned recreational? Or Forest Conservation?
    I can't find any information on FC Zoning.

      You have to talk to the geodome makers to see how theyre customers are permitting them.
      Typically, if your zone allows for campground permits thats what you would do.
      If you cant, but your allowed one ADU (accessory dwelling unit) you could special permit 1 dome.
      I go the route of tree houses/tiny houses because the zoning officers are 100% sure of permitting them.
      Tents/domes/campers without a campground permit, good luck! Those guys dont know how to permit them and it typically will become an "unknown" upfront and would be difficult to purchase the lot until AFTER the special permitting was completed prior. And then the permit may only last 6 months and if you dont buy the land and begin building quickly enough the permit can expire.
      Go with permenant structures, they accumualte value and wont go "dull" when the glamping dome boom subsides.
      Even now, the domes are lucky to produce HALF as good as the same sized "tiny hut"
      The only high output dome sites are typically the top TOP tier listings. Meaning that it costs LESS to make MORE money buy setting up a tree house or eye catchy tiny cabin.
      Most people tend to get hung thinking domes are ALOT cheaper and faster when thats just not the case.
      If you work full time and expect to setup rural land for glamping domes you will need a TON of time and money.
      To buy land is out of pocket you cant get financing at any decent rate. Buying domes is out of pocket unless you bite the bullet for a personal loan. Then the site needs a full on bath house/septic/water/electric/driveway. All while you could just setup mortgage financing and hire a contractor to take care of it all and hand you keys at the end for anywhere from 5-20% down on a sub 200k build.
      From everything I know, you would want MULTIPLE dwellings probably minimum 3 but better more. And I would only be looking to be zoned as a "campground" to answer your question.
      You could get permitted anywhere for one ADU as a dome but thats not worth it. Your gonna need a campground permit so you can do as many dwellings as allowed.
