I got stuck at the fun part and died there, lol, because I am a planner first and foremost, love to plan. I also definitely have paid the "stupid tax" and bought things before I needed to just because I was sure that would need them (but I didn't). My father built several houses and we have worked with many contractors over the years. Some great, some not. You learn something every time. The 'stupid tax'is kind of a reverse graduated tax. It gets smaller as you get experienced, but never fully goes away. Roads and driveways cam be crazy expensive. We just had ours resurfaced and got a good deal at $45,000. Doesn't even include seal coating, which we'll have to do in the spring. That'll hopefully last us 15 years with good care. Gravel drives are a lot cheaper, but they require proper drainage, materials, amd ongoing maintenance that you can't neglect. It adds up fast. Great content as always. Thanks!

I like the content but the setup is a bit awkward. It’s kind of like a podcast/conversation which I like and kind of like an interview because you’re only looking at the camera and as a result, she’s just staring at you. So it makes it a little weird. Hope that comment helps, love the videos.

I would be careful to not just start a glamping site without the proper permits from the local jurisdiction. A person could put lots of money into a business that is at risk of getting shut down and that will not be covered by proper insurance because it is not permitted.

After realizing that that was no longer the best route, I didn't think and cry about it. I just corrected the course and spent funds to fix the problem and get things set up the right way.

In the specific example you made here, I see where you're coming from. In your process how did you estimate your monthly earnings? How close was that to reality?
Getting out of your own way usually is the biggest hurdle. There is no perfect timing. If you want to own land, you have to want it and fight for it. The first step if you think you cant afford it, is going from saying, "I cant afford it", to "How can I afford it?" Then you start looking for land. Youll go thru 1000s of properties you might think is the perfect one, have the deal fall through or someone else take it a min earlier than you and feel devastated. 2 sec later, youll find one even better than the one you thought you must have at all cost. No property is perfect. There are always things needed to make it work for your situation or ideas. The further out you go from the city, the better the price. You might not have a paved road to the front of your property, but trust that your vehicle can go on gravel just fine. If the property looks wild or overgrown from the road, not everyone is willing to get their shoes dirty to check out the land. That mean better chances for you to close on that property if it takes a little more work to make it picture perfect.

Appreciate the content, keep grinding! I'm curious if you (or any other readers) have considered renting land to a farmer/rancher. How would you even go about finding those folks? Seems like a good way to monetize a large chunk of land if I'm eventually building on a smaller part of it for myself. Many of the plots I'm looking at are now saying "no short term rentals"
Hey I don't have personal experience in this but I do recommend it as a easy way to rent out the land you own to a high class of individual who you know will take good care of the land. I would start by going to farmers markets and chatting with those folk, they themselves probably already own land but they could know people who are looking to get into their business. I would also look for Facebook groups of farmers. You could also look into people who like to garden, maybe florists?

If you’re a city person trying to start a rural anything…best advice is go volunteer at a farm, another glamping business, etc. You’ll build connections and wealth of how to knowledge very quickly.
