Great Question! It does slightly increases over time, but it's currently $285/Month + $350/Annually and then you will have a Capital Contribution Fee "Welcome to the Neighborhood Fee" which is $120 and then along with that you also have a HOA Transfer Fee for $150. This is why it's good to have someone help negotiate some closing costs on your behalf.

Ryan, We really liked the community but the traffic on the outside of the community was awful especially between 6:30 to 9:30am ish and again 3:00 to 6:30pm ish. It’s kind of a drawback especially for my wife. It’s to bad they didn’t build the infrastructure to handle the growth when they first built the roads.

Oh I agree 100% but I think with the past few years, they didn't really consider the amount of increased vehicles on the road. The area is definitely experiencing some growing pains. I do know they have plans for new roads and routes all throughout Nexton in the upcoming years.

Happy New Year! This is area is zoned X for flooding which means little to no issues but if you decide to get flood insurance it's much cheaper than if you are required to have it.
