So excited to finally share the complete house tour of the custom residential project that I have been working on for the last 2 years! This gorgeous home is tucked in the desirable Hidden Canyon community of Irvine, CA. The “before” conditions were dated, a great departure from my clients’ minimal Japandi-inspired style. Can’t get over how builders don’t consider where the sensible location should be for shower controls etc. so pleased to see the dark cabinets removed in the primary bathroom and replaced with the beautiful walnut panelling. Evident that a lot of hard work and thought has gone into making this home look amazing. Well done!

I’m not sure which room is my favorite. I did like the dining room built-ins a lot, and the slotted wall and ceiling beams in the bedroom! That hydraulic TV wall mount is incredible. The whole design is gorgeous!

This development reminds me of Scottsdale AZ. Bigger houses smaller lots and swimming pools taking up a lot of square footage. But the houses are really the centerpiece of the properties. I like the horizontal niche in the guest bathroom. Big improvement in the powder room! I also love the cork and black wood work in the dr. I like the warmth of the wood and marble in the loft and blue is a nice neutral color with that. Beautiful primary bedroom and en-suite. You did a beautiful job with a builder grade house. Homeowners were very smart to have that redone by a designer. It’s a whole different house. ❤❤🥰👏🏻Margaret
Thank you so much Margaret! These builder grade homes start out so expensive as is and they still used really cheap finishing throughout. We definitely layered on the love and brought on the clients’ style throughout the spaces. It IS a different home and so much more calming without the glam! 😆✨

Those chandeliers were atrocious Flavia! They swallowed up every room! 🙅🏼♀️ We did keep the loft flush mount, they didn’t mind it.
I love the full slab and zellige tile backsplashes! ❤ But I love the current dark cabinetry and preferred the black stair railings over the all white. Good contrast.
White really brightens up the landing, so the kitchen feels like its own zone 👍

Hello Julie! We had a projection TV in our last apartment because the layout was awkward. We took it to our new home and kept it, because we like it more: no extra TV console in our really small living room. No trip hazard or cable salad to deal with in the main direction of view. No huge black screen! No danger of kids knocking an expensive TV over. We couldn't hang a screen on the wall due to renting our house. Personally, I don't want to go back. If the projector is off, the "screen" is just another wall. LEDs are so advanced they are very true to nature now and sunlight is not really an issue either. We hooked our good speakers to the projector for really good sound and now dont need a different system just to listen to music or TV. It is the same. This also saves money, let alone space and visual impact of all these big black boxy things we used to own. Greetings from Luxembourg 🇱🇺

Aw thank you so much Baomin 🙏🏻☺️ Those coffers were definitely chunky as is. Applying black lacquer really made them more of a statement and allowed the dining area to feel like a separate “room” even though it’s an open concept design. That is how you can create space when there is none. Always use the ceiling as the “5th” wall in design!

julie, you are such a talent! i wonder if there is a reason for not putting mirrors behind the bar, effectively doubling the abundance (and dining table).
We were going for more impact in the space, hence the statement marble slab. The clients don’t follow Feng Shui, so there’s no need for me to use any principles that don’t apply to them ☺️

I love the black coffered ceiling with the cork wallpaper. Cork is such a beautiful, natural material. I grew up with cork floors in my parents’ home, and they resonate still with me today. I am currently remodeling my primary home and was literally just wondering how I could incorporate cork-you’ve given me such a good idea!
I’m a huge fan of cork and always wanted to install cork flooring! Great for acoustics, soft underfoot, easy to maintain, what’s not to love Marcia?! 🙌

I can see you put a lot of work in this but since you asked for our opinion i will share mine. Despite of the use of warm colours, undertones, materials and what not, the house feels cold and souless, without personnality. There were few things that i liked here and there, as the dining chairs, the chantelier at the stairs. Although i like japandi style, i didnt find appealing any of the rooms.

Still, if that huge TV had been disguised as art work🖼️, I would have like it, sorry. …My fave is likely the black trim with the cork ceiling. I do like the marble slab in the dining room. Japandi is not my favorite design style, i found it too causal. But you did improve this place a lot, and made it elegant! There were many nice design surprises that I had to watch / enjoy more than 2 times, well done! I own the same sectional sofa. It is ❤

Very nice! For the TV, our AV guy steered us away from a projector…too much natural light during the day, plus trying to conceal the unit. Came down to the LG Gallery and Samsung Frame. Both beautiful picture quality. LG picture quality is superior to me. However, Samsung Frame won out…so many custom frame options and the art display looks very realistic and many options.
I have Frames in all my rooms, but I do agree LG color and quality are exceptional. Thank you for the feedback! I knew projection was a v. conditional choice 🙏🏻☺️

Bedroom TV.......since the motorized drop-down TV in the living room is working so well, is it possible to do the opposite in the bedroom? Mount the TV behind a beautiful piece of art and motorize it so it raises up to reveal the TV?
Samsung frame TVs can act like art in itself, which is what I would source 🖼️
Projection screens all the way. The only drawback is taking it down to replace a bulb. I dropped it by accident and had to replace it. Otherwise, it's better and gives the impression that you are in a movie theater.
That’s how my client feels- when you have flat screens already, it’s nice to change it up
Get a framed TV that can look like art when not in use.

Hi Julie, mostly not my style but still beautiful. Love the Zellige tiles with quartz counter top. I definitely can't afford the marble for the shower. Can you suggest an alternative? Also the TV in the bedroom? What about no TV?

Thank you so much! I love porcelain slabs in lieu of natural stone ones. They look similar even though the graphic is printed on the porcelain, but it’s almost 70-80% less expensive than what you would pay for marble

The bed is located in the command position of the bedroom. You can see the view from this vantage point. If they want to see the view up close and personal, they can lounge outside on the patio as well ☺️

Hiya can I ask your advice? I want to put beading on, and paint my doors cos they’re horrible! What colour would look good against white walls and last in terms of like not trendy and won’t have to change in a few years? They are not wood unfortunately, well hollow mfd or something
A really warm ochre/cream/ off-white would be fabulous and timeless
Love the overall project. I wonder why the media room bathroom has a shower at all. Will it double as a guest room? And does that enclosure have smooth tile underfoot? Is that safe? Also, in the loft it looks like the TV is sitting below some outlets. Was it meant to be wall-mounted over them?

1. Media room is both a guestroom and game room/ studio
2. Slab shower pan is honed and scored for slip-resistance
3. Loft TV is makeshift, clients will be swapping that old TV out for a larger one and mounting it once they lock it down
I’m sure you noticed in the primary bedroom as well. They will complete portions of the project without me ☺️
Not my style, but it looks great.
Just one thing, how to make things look imperfect? I mean, if I'd design my own livingroom for example, and do something that doesn't make sense, people might think something looks "off". But I wonder how to make things imperfect while not being off?
I don’t worry about “people” … I make it a point to love the design for myself, which is all that matters 🙌☺️

IN the entry how does one change the light bulbs?
It’s LED, hard wired. The bulb may only need changing once every ten years (if even). We would call the electrician back in to do so and they set up scaffolding.

I feel like that dining room ceiling was what could have been done to the stairs. That all white stairway? Sterile.
Sure, but the clients wanted white to match their existing trim
This is beautiful, though not my style. I thought much of the original was beautiful, too. I have specific no criticism of your design. I just wish you hadn’t been so critical of the previous design. The previous owner and designer obviously put a lot of attention into it. You don’t need to be so insulting of the previous design for us to appreciate the changes you made. People have different preferences.

Why did you start the video in the boring small foyer area and then the two small bathrooms which were not very interesting before or after? You should have started with the awesome entryway area with the huge chandelier which was amazing. Then move to the main areas of the house such as the living room, dinig room etc. You always want to start with the most interesting areas in order to capture and keep the attention of the audience. I wonder how many people stopped watching before you got to the more interesting parts of the home. Overall, I found this home to be without personality before and also after. There is no flow and cohesion from room to room. Something is intrinsically missing in this house.

they are gonna regret not doing the floors before they moved everything in.
We deliberated on the floors for awhile and clients ultimately decided they were ok with it. I would have loved to see some white oak, but I can always work with what the clients want 👍
As a Professional designer . Japandi settles with more lighter woods. Bamboo or pine.
And not too many blacks or dark colors. Blacks for accents and white as the base.
Japandi thrives on natural light color woods, neutral earthy color tones.
Your house is too dark.

The dining room table looks small for the space. The carpet in the master bedroom doesn't look good. Sorry.
That’s the largest round table that is scaled proportionately to the space. Once you subtract the path of egress (36”/90cm minimum) fr walls, what you’re left with is the max size of table. Thank you for watching ☺️
Wow imagine spending that much money on a house only to have your neighbours right on top of you??? The lounge loft room had the neighbours window right outside - how are houses in the USA allowed to have overlooking windows?
This is very common in new and older builds
@@JulieKhuu its banned in Ireland by planning regulation to have neighbours windows looking into each others buildings - new and old buildings. My house is 200 years old and still not allowed to do it

That area over the stove is so ugly :( Heavy, claustrophobic, looking like a boulder ready to crush your body.... You should push them to that painting.
It’s a custom hood fitted to the original design. If/when they are ready to make a change, I’ll be here ☺️
