Can’t get over how builders don’t consider where the sensible location should be for shower controls etc. so pleased to see the dark cabinets removed in the primary bathroom and replaced with the beautiful walnut panelling. Evident that a lot of hard work and thought has gone into making this home look amazing. Well done!

Beautiful design. I think the tv is a bit to wide for the fire place as it extends beyond the width of the fireplace. I love the entry light it’s stunning.
I’m not sure which room is my favorite. I did like the dining room built-ins a lot, and the slotted wall and ceiling beams in the bedroom! That hydraulic TV wall mount is incredible. The whole design is gorgeous!

Hi Julie! This development reminds me of Scottsdale AZ. Bigger houses smaller lots and swimming pools taking up a lot of square footage. But the houses are really the centerpiece of the properties. I like the horizontal niche in the guest bathroom. Big improvement in the powder room! I also love the cork and black wood work in the dr. I like the warmth of the wood and marble in the loft and blue is a nice neutral color with that. Beautiful primary bedroom and en-suite. You did a beautiful job with a builder grade house. Homeowners were very smart to have that redone by a designer. It’s a whole different house. ❤❤🥰👏🏻Margaret
Thank you so much Margaret! These builder grade homes start out so expensive as is and they still used really cheap finishing throughout. We definitely layered on the love and brought on the clients’ style throughout the spaces. It IS a different home and so much more calming without the glam! 😆✨
I love the full slab and zellige tile backsplashes! ❤ But I love the current dark cabinetry and preferred the black stair railings over the all white. Good contrast.
Hi Julie! I love the after! We have a projection screen in a theater room we built. I’m not sure if it’s the same that your clients are looking at. The video quality is phenomenal (my fiancé works in tv/film so he’s VERY particular), but the system is large. We have the frame TV installed in our bedroom which works well as a piece of art so it doesn’t give off “tv “ vibes. Also, do you do work in the Midwest? We have a MCM we have been remodeling over 3 years. Our primary bathroom is an open concept that is desperate need of reworking, but we live in the country and designers out here won’t touch it. They’re very overwhelmed by it. Thanks!!

The bedroom is so long and far away from the entertainment wall that a projector can definitely work beautifully in there. But not when you’re seated at the curved sofa, that might be too close for comfortable viewing lol

We were going for more impact in the space, hence the statement marble slab. The clients don’t follow Feng Shui, so there’s no need for me to use any principles that don’t apply to them ☺️
Simply marvelous! But even though you said you don't like extra toilet paper rolls stored in plain sight, that's exactly what I saw in the powder room. Lol. That sectional and hydrologic tv mount are things I never even knew existed. 😂 Loved everything about the loft except for the sofa... that didn't really vibe with the japandi style which you described as ”tone-on-tone neutrals". 🤔 Adding lighting underneath floating cabinets and in that shower niche is absolutely GENIUS! I am so doing that! My favorite part was the end... that master suite is so dreamy! Loved what you did to the ceiling with the exposed beams and lighting. And now I want those night stands in my bedroom too. Lol. Now we're all curious to know how much this project costed. Just materials & labor... can you give us a ballpark at least? Thank you for watching Jackie! We always start with a vibe (in this case Japandi), but I never feel obligated to stay within strict parameters. Go with your gut and choose pieces you love. When I pull room looks together with options, the clients can decide which pieces they gravitate towards the most. They felt like they wanted bits of their fav colors in the space (navy loft sectional, cognac bedroom swivel chair). Nothing is off limits ever in my designs, which is exactly how I like for these spaces to evolve 🥰✨

Bedroom TV.......since the motorized drop-down TV in the living room is working so well, is it possible to do the opposite in the bedroom? Mount the TV behind a beautiful piece of art and motorize it so it raises up to reveal the TV?
A projector tv gives it a soft nostalgic feel. Think about how it was like going to the movies as a family. It is a hands on regardless if you get it digitized/smart phone.
Hi Julie, mostly not my style but still beautiful. Love the Zellige tiles with quartz counter top. I definitely can't afford the marble for the shower. Can you suggest an alternative? Also the TV in the bedroom? What about no TV? Reading and sleeping....but no TV. Having said all this Julie, great job.
Thank you so much! I love porcelain slabs in lieu of natural stone ones. They look similar even though the graphic is printed on the porcelain, but it’s almost 70-80% less expensive than what you would pay for marble
Hello Julie! We had a projection TV in our last apartment because the layout was awkward. We took it to our new home and kept it, because we like it more: no extra TV console in our really small living room. No trip hazard or cable salad to deal with in the main direction of view. No huge black screen! No danger of kids knocking an expensive TV over. We couldn't hang a screen on the wall due to renting our house. Personally, I don't want to go back. If the projector is off, the "screen" is just another wall. LEDs are so advanced they are very true to nature now and sunlight is not really an issue either. We hooked our good speakers to the projector for really good sound and now dont need a different system just to listen to music or TV. It is the same. This also saves money, let alone space and visual impact of all these big black boxy things we used to own. Greetings from Luxembourg 🇱🇺
Love the overall project. I wonder why the media room bathroom has a shower at all. Will it double as a guest room? And does that enclosure have smooth tile underfoot? Is that safe? Also, in the loft it looks like the TV is sitting below some outlets. Was it meant to be wall-mounted over them?
Thank you for watching with such detail John! 1. Media room is both a guestroom and game room/ studio 2. Slab shower pan is honed and scored for slip-resistance 3. Loft TV is makeshift, clients will be swapping that old TV out for a larger one and mounting it once they lock it down I’m sure you noticed in the primary bedroom as well. They will complete portions of the project without me ☺️
Hiya can I ask your advice? I want to put beading on, and paint my doors cos they’re horrible! What colour would look good against white walls and last in terms of like not trendy and won’t have to change in a few years? They are not wood unfortunately, well hollow mfd or something
I love the black coffered ceiling with the cork wallpaper. Cork is such a beautiful, natural material. I grew up with cork floors in my parents’ home, and they resonate still with me today. I am currently remodeling my primary home and was literally just wondering how I could incorporate cork-you’ve given me such a good idea!
I’m a huge fan of cork and always wanted to install cork flooring! Great for acoustics, soft underfoot, easy to maintain, what’s not to love Marcia?! 🙌
Very nice! For the TV, our AV guy steered us away from a projector…too much natural light during the day, plus trying to conceal the unit. Came down to the LG Gallery and Samsung Frame. Both beautiful picture quality. LG picture quality is superior to me. However, Samsung Frame won out…so many custom frame options and the art display looks very realistic and many options.
I have Frames in all my rooms, but I do agree LG color and quality are exceptional. Thank you for the feedback! I knew projection was a v. conditional choice 🙏🏻☺️
There were a number of pieces of furniture that had long wait times but that aside if this was prepandemic how long would it have taken to do the remodel? I’d be curious to see how that turnaround differs from the post pandemic timeline
We are also factoring in construction constraints and delays (contractors are often double/ triple booked these days and you’re on a waitlist) and how long it may take the client to approve a design once presented. We could finish this remodel in as little as six months once the designs are all approved and the contractors are all lined up ☺️

I normally would never interject my opinion bc your work is very spot on!!!! This space still appears to be divided, perhaps Venetian plaster everywhere may tie all the rooms together. The lack of texture and depth punctuates lack of commitment to the spacial communication. This is a conversation with many dialects. Only my humble opinion

It’s LED, hard wired. The bulb may only need changing once every ten years (if even). We would call the electrician back in to do so and they set up scaffolding.
So excited to see this, Julie. I’m in the process of decorating our new house (I’m not a qualified designer) and I can’t believe I have chosen a lot of the same materials as you show here. The marble slabs in the bathroom, a similar pendant light with metallic balls, same champagne tiles for the kitchen and the wood for the furniture. I have one question..you put the marble tiles on the shower floor which I couldn’t do as mine are smooth. Are yours anti slip? The house looks absolutely gorgeous and is a real inspiration to me, thanks again
The marble slab shower pan is honed (matte) and scored so there’s an added slip resistant quality to it. I would never recommend this for kids/ elderly as you need a little more grip for safety.
I liked the updated version. I was surprised to see the chandelier you used in the loft area. I would have expected something less formal. The pedestal solution for the bathroom was very smart.
Omg. Wow. I may have done a smaller black tile in the bathroom, however, over all, I love your work. Still, if that huge TV had been disguised as art work🖼️, I would have like it, sorry. …My fave is likely the black trim with the cork ceiling. I do like the marble slab in the dining room. White would be great for the upper kitchen cabinets. Cheers🎉.

Simply marvelous! But even though you said you don't like extra toilet paper rolls stored in plain sight, that's exactly what I saw in the powder room. Lol. That sectional and hydrologic tv mount are things I never even knew existed. 😂 Loved everything about the loft except for the sofa... that didn't really vibe with the japandi style which you described as ”tone-on-tone neutrals". 🤔 Adding lighting underneath floating cabinets and in that shower niche is absolutely GENIUS! I am so doing that! My favorite part was the end... that master suite is so dreamy! Loved what you did to the ceiling with the exposed beams and lighting. And now I want those night stands in my bedroom too. Lol. Now we're all curious to know how much this project costed. Just materials & labor... can you give us a ballpark at least? No need to include your profit, of course.You're an incredible designer Julie! 👑
Thank you for watching Jackie! We always start with a vibe (in this case Japandi), but I never feel obligated to stay within strict parameters. Go with your gut and choose pieces you love. When I pull room looks together with options, the clients can decide which pieces they gravitate towards the most. They felt like they wanted bits of their fav colors in the space (navy loft sectional, cognac bedroom swivel chair). Nothing is off limits ever in my designs, which is exactly how I like for these spaces to evolve 🥰✨

I loved the new space but for me I would like to see some antique furniture to add some warmth to the space.
That’s definitely more my vibe, but you can’t convince every client to go vintage/ antique. It’s a personal choice ☺️

Bedroom TV.......since the motorized drop-down TV in the living room is working so well, is it possible to do the opposite in the bedroom? Mount the TV behind a beautiful piece of art and motorize it so it raises up to reveal the TV?
Samsung frame TVs can act like art in itself, which is what I would source 🖼️
A projector tv gives it a soft nostalgic feel. Think about how it was like going to the movies as a family. It is a hands on regardless if you get it digitized/smart phone.

Hi Julie, mostly not my style but still beautiful. Love the Zellige tiles with quartz counter top. I definitely can't afford the marble for the shower. Can you suggest an alternative? Also the TV in the bedroom? What about no TV?

Thank you so much! I love porcelain slabs in lieu of natural stone ones. They look similar even though the graphic is printed on the porcelain, but it’s almost 70-80% less expensive than what you would pay for marble

Hello Julie! We had a projection TV in our last apartment because the layout was awkward. We took it to our new home and kept it, because we like it more: no extra TV console in our really small living room. No trip hazard or cable salad to deal with in the main direction of view. No huge black screen! No danger of kids knocking an expensive TV over. We couldn't hang a screen on the wall due to renting our house. Personally, I don't want to go back. If the projector is off, the "screen" is just another wall. LEDs are so advanced they are very true to nature now and sunlight is not really an issue either. We hooked our good speakers to the projector for really good sound and now dont need a different system just to listen to music or TV. It is the same. This also saves money, let alone space and visual impact of all these big black boxy things we used to own. Greetings from Luxembourg 🇱🇺

Love the overall project. I wonder why the media room bathroom has a shower at all. Will it double as a guest room? And does that enclosure have smooth tile underfoot? Is that safe? Also, in the loft it looks like the TV is sitting below some outlets. Was it meant to be wall-mounted over them?

1. Media room is both a guestroom and game room/ studio
2. Slab shower pan is honed and scored for slip-resistance
3. Loft TV is makeshift, clients will be swapping that old TV out for a larger one and mounting it once they lock it down
I’m sure you noticed in the primary bedroom as well. They will complete portions of the project without me ☺️

Hiya can I ask your advice? I want to put beading on, and paint my doors cos they’re horrible! What colour would look good against white walls and last in terms of like not trendy and won’t have to change in a few years? They are not wood unfortunately, well hollow mfd or something
A really warm ochre/cream/ off-white would be fabulous and timeless

I love the black coffered ceiling with the cork wallpaper. Cork is such a beautiful, natural material. I grew up with cork floors in my parents’ home, and they resonate still with me today. I am currently remodeling my primary home and was literally just wondering how I could incorporate cork-you’ve given me such a good idea!
I’m a huge fan of cork and always wanted to install cork flooring! Great for acoustics, soft underfoot, easy to maintain, what’s not to love Marcia?! 🙌
Very nice! For the TV, our AV guy steered us away from a projector…too much natural light during the day, plus trying to conceal the unit. Came down to the LG Gallery and Samsung Frame. Both beautiful picture quality. LG picture quality is superior to me. However, Samsung Frame won out…so many custom frame options and the art display looks very realistic and many options.
I have Frames in all my rooms, but I do agree LG color and quality are exceptional. Thank you for the feedback! I knew projection was a v. conditional choice 🙏🏻☺️

There were a number of pieces of furniture that had long wait times but that aside if this was prepandemic how long would it have taken to do the remodel? I’d be curious to see how that turnaround differs from the post pandemic timeline
We are also factoring in construction constraints and delays (contractors are often double/ triple booked these days and you’re on a waitlist) and how long it may take the client to approve a design once presented. We could finish this remodel in as little as six months once the designs are all approved and the contractors are all lined up ☺️

I normally would never interject my opinion bc your work is very spot on!!!! This space still appears to be divided, perhaps Venetian plaster everywhere may tie all the rooms together. The lack of texture and depth punctuates lack of commitment to the spacial communication. This is a conversation with many dialects. Only my humble opinion

IN the entry how does one change the light bulbs?
It’s LED, hard wired. The bulb may only need changing once every ten years (if even). We would call the electrician back in to do so and they set up scaffolding.

So excited to see this, Julie. I’m in the process of decorating our new house (I’m not a qualified designer) and I can’t believe I have chosen a lot of the same materials as you show here. The marble slabs in the bathroom, a similar pendant light with metallic balls, same champagne tiles for the kitchen and the wood for the furniture. I have one question..you put the marble tiles on the shower floor which I couldn’t do as mine are smooth. Are yours anti slip? The house looks absolutely gorgeous and is a real inspiration to me, thanks again
The marble slab shower pan is honed (matte) and scored so there’s an added slip resistant quality to it. I would never recommend this for kids/ elderly as you need a little more grip for safety.

I liked the updated version. I was surprised to see the chandelier you used in the loft area. I would have expected something less formal. The pedestal solution for the bathroom was very smart.
The loft chandelier was original, they wanted to keep it Michelle. The loft really has its own vibe, less Japandi, more contemporary

What is the paint color on the walls in the overall home?
Sherwin Williams Shoji White. We narrowed it down after sampling 12 different off whites 🤍
Omg. Wow. I may have done a smaller black tile in the bathroom, however, over all, I love your work. Still, if that huge TV had been disguised as art work🖼️, I would have like it, sorry. …My fave is likely the black trim with the cork ceiling. I do like the marble slab in the dining room. White would be great for the upper kitchen cabinets. Cheers🎉.
