    CHOOSE THE RIGHT BROKERAGE! Be sure to choose a brokerage that's doing well in the area(s) where you plan to work. This is so very important. Do your research! For example, if most homes being sold in your target area are only $300K, then would it make sense for you to choose a brokerage that charges high commission rates? If few people in your target area can afford homes that cost more $300K, then chances are, they're not going to hire a realtor working at some expensive brokerage. These days, people are looking for every possible way to reduce expenses. They're now hiring discount realtors charging as low as 1% commission! This is especially true in isolated, country, and rural areas where people often hire cheaper realtors working at off-brand brokerages no one has ever heard of. Everyone is trying to save money. If it's the luxury market that you're interested in, then make sure your office is located in an area that helps people buy and sell luxury properties, and it has agents who can help you in that market. Luxury is highly competitive, because understandably, experienced agents will want to get the most commission from the time and money their investing in running their real estate businesses.

    On boarding system- what are you gonna do be doing to get my business off the ground fast?
    Brokerage success- do they sale in high volumes? Have they done what I want to accomplish?
    Training and coaching- can they teach and train me their success? What is the brokerage gonna do to make me success in the business for selling homes? Getting in contact with my databases?
    Brokerage support- legal support, navigating transactions, negotiating a contract, writing offers,
    Agent centric/brokerage centric- freedom and flexibility to build your personal brand. In addition to company brand. You can market other peoples listings building brand awareness for their agents
    Fee structure- fees they are charging? Printing? Technology? What are all the fees? Office fee?
    Leads- does the brokerage help you generate leads
    Buyer internet leads?
    Pay for lead generation software
    Admin support? Or is that all on me
    Transaction coordination- does the brokerage offer someone to keep the transaction smoothly? Correct paperwork, deadline for contingencies
    Tech and tools- what tools do I get as a an agent of their brokerage
    Do I have to get my own CRM?
    Compensation- is there a cap on commission?
    What’s the split?
    Commission has to be equivalent to the value they provide
    What happens after the deal closes?
    Pay you after 48 hrs?
    Direct deposit?

    Hi Brandon - as always, awesome video!
    I am currently working on a comparative analysis on all the brokerages that I am interviewing at the moment in my local area. (Yes, I said that - I am interviewing them :)). I still have a few months left before I get the license, but I wanted to get a head start in finding the right brokerage from now on. I have used your 12 questions on the spreadsheet for doing the analysis.
    Btw, you made another video on real estate business plan. I have used the tips from that video to make my own business plan. :)

    Just got my Florida license and did the post license class too. Now just moved here and beginning to interview brokers. Since I don’t know this state or anyone here (used to sell in CA) it feels so daunting. Starting from scratch at my age is very interesting.... Seems so expensive to get going so was thinking of being a support person for a team in the right brokerage. I’m 62 and not ready to retire.

    Broker I'm training with offers 50/50 split, but the more you sell it goes up to 80/20.
    They have administrative person etc but many agents have own pa too. Seems fair much lower turnover of agents there too

    Great information- I almost signed up for Remax which would have cost close to $500 a month . Lord this would have been the biggest mistake of my life

      Luckily you can switch brokerages at any time for only a $25 fee, here in TN anyway. So it wouldn't have been the end of the world, but definitely glad you chose elsewhere! haha

    I have a question. My brokerage is offering so many leads. Im closing like 3 deals a month. This month alone im closing 1.9 million in volume. However my broker wants to claim half the volume on all company based lead transactions. Do you think thats right? what are your thoughts on this?
