An American couple, vlogging about their Portuguese chapter of their life suggests haggling down asking prices by 20 to 25% less. In your experience, have you witnessed this happen? Thank you for your kind words we are trying to improve. Negotiation is one of those things that is impossible to predict, I have seen offers at 25% below accepted and I have seen owners put their price up when they get an offer. You just cannot tell. Most sellers of course have negotiation in mind.
Surely if you want to sell something like this, you would include a link in the description. The rest of your data and general presentation is improving (although a wireless lapel mic for Sarah and yourself would be an improvement). Oh - and a shooting plan.
Hi thank you for your comments we are trying to make lapel mic work but it is not happening at the minute, we do make a shooting plan but Sarah does get a bit carried away and I think enough people like the randomness not to edit to much out. However we are aware that maybe a bit to much rambling on occurs.

Each room should have a feature list and gardens with trees, an approximate inventory.... Keep it up. My partner and I are looking to retire to Portugal... You never know .....
Tour was very good. The house, patio, garden need some staging. Garden looks very neglected. Seller needs to add pots of plants, flowers, and rake up to tidy the appearance. Ceiling inside house look low. The outbuildings need to be painted.
The seller does not live there to be honest we could have staged it a bit better but the garden is a blank canvas, i think we may be close to selling it.

An ordinary renovated country house, good I would say. Disadvantage for me, a bit far from other houses, so isolated. The fact that it is among trees is both good and bad. I would not prefer it, I consider isolation dangerous for the time we live in.
Most places but they calm down when they are used to you, at night you can often hear dogs barking although this is far less now than it was 17 years ago when we first arrived.

Proximity to the forest of trees and the isolation of the house from others would make this a scary place to live during wildfire seasons 😑
