    Question, have you done research of the bull run of real estate in NCR that happened in 2008-2012? If yes, based on that do you think this bull run will still continue for next 1 to 2 years max, because the increase in price is not organic?
    Godrej and DLF are publicly listed companies, so showing QoQ sale is a necessity as that will pump the price of their share, moreover they can pledge those shares to raise more capital.
    Coming to ACE, what you see is what you get, that's the USP of this builder. I recently visited Ace parkway and observed that all towers are ready, compared to other builder projects in those sectors.
    I still feel it will take 2 more years for the middle class people to actually move in with their families and start living here, public conveyance is weakness of Noida and Greater Noida and in these new sectors it's a major weakness as the presence of e-rickshaw and local market is scarce compared to some other sectors like Sector 137.
