  • There are many ways to qualify for 0 cash down.
    You can put up your land as collateral rather than pay the required percentage down in cash.
    First step is you apply for financing. The lender will ask what home you want to get a loan amount and then ask what your land is worth. They will give you an offer for financing and a list of required documents. Once all those items are turned in, they lender will order and appraisal of your property. As long as the property appraises for at or at the amount needed to secure the loan, they will issue a closing and we deliver your home.
    For example. You want a $150,000 double wide. They set a down payment percentage at 5% or $7500.00. As long as your land appraises for at least that much, you can get your home delivered and installed with nothing but the required $1500 deposit! Using your land as collateral also will allow you to finance in land improvements such as water well, septic system and power pole. These loans are also at a much lower interest rate than financing a home by itself.

    Can you roll over and combine your current land mortgage with the purchase of the manufactured home? Do you also do 2nd home loans or investment loan if we want to use the manufactured home as short-term rental?

      Yes. You can refinance the remaining amount due on your land with your manufactured home.

    Hi thanks for this video, i have a question, I'm new to this whole process, i am having a new manufactured home placed on my land, i went through a FHA lender and I've just signed the docs, and the escrow papers and they've already appraised my property, the home has been ordered, the process I'm currently in is the 'final underwriting review' , does that mean that the funds were approved?, or is it still a change that my loan can be denied during this process?, I'm asking because i used my land as a down-payment and i had to sign over the deed to my land to the builders until all construction is done then my land reverses back to me or to the lenders, but the docs that i signed stated that if for any reason that the loan falls through than i wld be responsible for the full payment and if i can't pay the full payment then my land will be taken and foreclosed on by the builder. So in this current step that I'm in, have the funds been approved or can the loan still be denied??, I'm so nervous about this because i certainly don't want my land taken from me

      Yes. Most lenders will will give 100% equity of land. So it it’s bought cash, 💯 % appraised value.

    We are getting a piece of land that is fully paid off handed down. Do we have to own it for 1 year in order to use it as collateral to build a home?

      When purchasing a manufactured home, you do not need to wait to use the land as down payment. This applies to TX and touching states.
