    Plus lot fees, and you better have the money to move it when the lot gets bought by a grifter who ups the fees. And if you want to live near public transit you won't be able to place one. Mobile homes are a vaid choice for some situations but marketing them like people are just being obtuse paying rent is insulting and reductive. Believe me, we are looking at every single option to gain any economic traction and there are reasons many of us don't go for Mobile home- including mortgage+lot fee being Just as expensive as a stick built house... Or needing to be in a high density area for work.

    As someone who was been doing HVAC for almost 40 years and worked on both,I can honestly tell the difference between stick built and malfunctioning homes.

      HVAC is one of the biggest changes in this product. Builders are constantly innovating and making them better than past product. Most people can tell the difference from site built to a manufactured home. They are steadily closing the gap in construction. All depends on the budget of the customer. Still end up with twice the sqft with this type of home over site built.

    The one thing i noticed about prefab homes are the cheap doors with huge gaps between the door and the floor.

      The gap is to allow proper air flow through the home when the A/C runs. Keeps doors from slamming and allows even temperatures through the house. The doors are upgradable to a barnwood door. The standard chateau doors are of great quality. They are no hallow.

      Why? Because the land would be repossessed with the purchase they made using it as collateral? I'm afraid that is how all collateral works. But, for some families this is a great opportunity. Like people who have extremely poor credit which makes their cash down payment unmanageable. In turn, make them rent for years to come paying 100% interest. AKA rent. Using land as collateral typically reduces interest on financing 1.5-2%. As long as their land is worth the same as down payment requirement, it takes care of the down payment and they are only out of pocket $1500.00. Every family needs to really consider doing this as an option. This is not a good choice for a family who doesn't have stable job security for sure.

      We use a lot of different lenders in the store to obtain financing. From the first visit in the store, we gather all the info necessary to suggest the correct lender for their needs and guide them through the process to closing.

    Hi thanks for this video, i have a question, I'm new to this whole process, i am having a new manufactured home placed on my land, i went through a FHA lender and I've just signed the docs, and the escrow papers and they've already appraised my property, the home has been ordered, the process I'm currently in is the 'final underwriting review' , does that mean that the funds were approved?, or is it still a change that my loan can be denied during this process?, I'm asking because i used my land as a down-payment and i had to sign over the deed to my land to the builders until all construction is done then my land reverses back to me or to the lenders, but the docs that i signed stated that if for any reason that the loan falls through than i wld be responsible for the full payment and if i can't pay the full payment then my land will be taken and foreclosed on by the builder. So in this current step that I'm in, have the funds been approved or can the loan still be denied??, I'm so nervous about this because i certainly don't want my land taken from me

      Whatever you do, do not go do anything crazy with your credit. Like buying a car. From what I understand, it sounds like you are well into your process. I would reach out to your home consultant to get an update and voice your concerns so they can clear up any questions you may have. The loan officer should be able to help you as well.

      It's $1500 to start. Then the rest of down payment is due at closing. The down payment is set by the finance company. The $1500 goes towards paying for the appraisal on the land that is included. The $1500 deposit is refundable before closing is completed.
