    I'm doing the same method for more than 30 years now. Having more than 500 units apartments way back 2015 now down to 250 half of my property binenta ko na for ROI and liquidation as I am getting older at mahirap na din magmanage ng madaming units. Ang pinaka struggle lang sa apartment business ay yung mga delinquent or tenant na nag cost ng damage sa unit Sa madaling salita if hindi ka handa to face problem better wag nalang mag apartment business. Life time commitment ang apartment/rental business na pwedeng ipamana sa family.

      @@neavalmi3956 mayroon ako staff for my property complete team pa nga sila from property manager/accountant/liaison officer/property maintenance and workers. for nearly 10 years it works fine. Pero ginawan nila ako ng pangloloko nagsabwatan ang mga staff para manakaw yung collection funds worth 22 million. i was out of the country for my heart surgery. It was my mistake to trust people with huge amount of money and masama pa pati property muntik pa nilang maibenta with my fake authorized spa. Mula noon di nako nagtiwala sa kahit sinong staff. Currently my eldest son is doing the management after all sa kanila din naman lahat ng naipundar ko.

    wow Boss meron na naman ako natutunan tnx sa technique okay yan karamihan ganun talaga diskarte kung gusto bulto pero tama ka rin na wait muna 3 to 5 years bago e benta ang property ng sa ganun mas pumalo pa yung price niya mas malaki ang profit talaga yeah ang Real Estate businesses talaga para sa mga tao yan na buo ang loob at kaya e handle ang consequences dahil di yan basta2x na business kaya ako Boss lagi ko inaaral kung paano talaga gawin at lagi ko pinapanood mga videos mo minsan binabalikan ko pa tama nmn lahat na share mo Boss nasa tao na talaga yan kung anong mindset niya at yung iba na hindi into business mahihirapan talaga kasi mataas na panahon ang lalakarin kay kudos sayo Boss god bless always pa shout out brrrr from Cebu City oryt 😂 .. .

    Mahirap kasi sa rental business kapag gamitin ng tenant mo yung meralco bill is sky high then umalis saka sinisira lang properties mo nakaka asar tapos biglang alis kahit may deposit pa kulang na kulang ikaw pa tuloy may utang

    Hypothetical. Sounds good. To be honest, this is the only way to recover investment. Build and sell. Rent probably will just only cover maintenance and property taxes.
    Pls give an update when property has been sold.

    E pano naman kapag ang lupa mo is nasa loob ng subdivision? Mas pabor ba na isang bahay itatayo mo sa 100sqm na lot o paupahan din? Di ata allowed sa subdivision ang 4-6 door apartment?

      How about ipa subdivide muna ang property so each unit has a title n built the apartment thereat so there is no problem if you sell the the property. What about the license to operate. How much is the tax.

    Meron kaming lote at gusto kong patayuan ng apartment para paupahan at ipagbili kalaunan. Pwede bang ipagbili ng isa-isa ang apartment?

      Alam ko po pwede sya ibenta pag napagsub divide nio na po ito. Pero as long as isa lang ang title at isang buong apartment ito ay mananatiling sa iisang tao lang po ito maibenta. Mabuting magask po muna kau sa mga lawyers about this to make sure po. Thanks

      Pag binayaran mo po ng fully paid cash un loan wala na po yung loan. Fully paid na po kasi sya

      1. Pwede mo ibenta ng cash at babayaran mo directly si bank after buyer purchase less the interest.
      2. Pwede rin You pass the loan to the buyer with a certain amount na gusto mo mabili sau. (Parang pasalo un dating)

    Since inutang ang puhunan sa bangko, mabebenta mo ba ng buong 6.5M ang apartment or need lang bayaran ni buyer ang nahulog mo sa banko?
    Katulad din ba ito ng sa pasalo?
    sana masagt mo Lods, maraming salamat.

      1. Icacash po ni buyer then you pay the bank for remaining amount of loan
      2. Pwedeng pasalo. Babayaran ni seller yung asking price mo at sya na magtutuloy. You compute the amount you need to get the r.o.i percentage you want to get

    Paano magiging 3.1m yung puhunan sir eh may interes k pang bbyaran? kahit after a year buuhin mo na bayad, babayaran mo pa rin yung interes for 20yrs kung 20yrs to pay kung mabait naman c bank ma konti less pero may interes so parang d rin naman 3.1m puhunan.

      sir, bali di po 3.1 m un puhunan. lupa lang po puhunan ko na worth 720,000 php. un 3.1m di po tlga sya puhunan since si bank po nagpahiram nuon at di galing tlga sakin. sa interes naman at monthly amort ng 3.1m, bali si apartment mismo ang nagbabayad sa sarili niang utang (self liquidating) bali nababayran ni apartment un sarili nian utang in 20 yrs dahil mas mataas ang rent amount vs amort ni bank. sakin po 25,500 monthly amort ni bank, pero 36,000 php monthly rent nila tenant sakin.

      Kung 20 years yan sobrang laki ng loan interest amount mo halos double so ung 3.4 m.Estmate ang babayaran mo sa banko is na interest is 4m
      Kahit ma benta mo yan ng 6.5 m (which is malabo pag dating sa property since nag depreciate na ung building at land appreciation ay case to case)at nag babayad si tenant ng monthly mo halos konti lang din na gain mo or break even ka pa.

    Paano po kapag rights lang? Hindi pa awarded ng NHA in short walang titulo. Kung ibebenta po yung apartment magkano po ang pwede ko ipatong pag I benta apartment? Example po 1.5M nagastos 6 units with rooftop

    6.5% Depende sa City? Capital gains tax is equivalent to 6 percent and Documentary Stamp tax at 1.5%. and it is fixed nationwide kasi under Internal Revenue Code yan. This guy doesn't know what he is talking about!
