    My rule is different then this!! If someone is buying the house it means he/she would have planned it at least 4-5 years before. So, that 5 years before buying the house is very crucial. He can invest whatever Max. amount in SIP. Later, at the time of buying he can give a huge amount of down payment to decrease the loan amount and EMI. You know the max loan amount means the maximum burden on your head. 💯

    if someone has 50k to pay an emi + 17k for an sip just for the house, i dont think they need this video, ...... even if they dont see this video they can just pay 17k into the principle amt, the interest will come down on its on

    One must have additional fund to invest in SIP, in most cases it is not available

    Instead of loan prepayment, we can continue investing in mutual funds. Because if we redeem our investment we will have to pay taxes on it. So if we invest for 20 years and pay home loan for 20 years. We will be saving taxes on home loan and on mutual funds.

      But you will have to redeem the funds someday as you can’t exhange it like currency or commodity, when you do that it will incur taxes anyways, and nobody knows what the tax rate will be after 20yrs

      Yes but vs interest of 8% on home loan if you are getting 12% return on your MF, why pay the loan earlier
      I would use the arbitrage opportunity to earn more from the MF

    0:51 a credit display for the creator of EMI calculator would have been gracious. Anyways the video is strictly for those who are not comfortable with debt. Why repay when you can generate 4% higher returns? 1/3rd rule of SIP is good but instead of breaking, continue investing and use it as a backup for paying EMIs during tough times.

    Not only for career beginners even experiences people earning 30 lakh CTC will have problem to follow this path. Will tell you. 1st there is our special child that Our Govt who wil take away 30%, 2nd against this 30% we neither get reasonable education nor reasonable medical facilities so we have to again monthly atleast 10K for one kid schooling because schools of these ministers also take average 1.2 lakh for school starting from 1st standard. So far for home loan of 1 crore 90 lakh emi gone, 10K for schooling saving, 30 k already govt took, balance is another 60 to 70K. At any point of time 30 to 40K needed to live life in metros including car emi, rent because we will not get any home in ready posession so we have to bear rent and emi for some time, monthly expenses also we have to also invest in PPF, NPS and some thing in insurance also. Then emergency issues at home. Considering all this we still maintain 3 to 4 SIP. If we consider this also we hardly get money to do SIP of 1/3rd money of emi. And any home with already 1000 sqft will need 1 crore and emi will come to 90K so taking 30K sip Is difficult. But still we have to do some SIP. Atleast 15% of EMI because remaining 15% Will be benefitted to us in the form of saving of rent which we will form posession of flat. Finally if we think of 2nd kid then either we have to sell old car or shift to small rented house.

    You can Laugh it, with this theory......... EMIs for higher loan amount itself is so difficult to pay off. Now think about incremental amount to offset your interest amount.... TOO HARD for average MIG groups. Sorry thatz the reality.

    Best option is to increase your EMI as much as possible and reduce tenure 😂 go old school, pay your loan early. Ye log sab ko lut ne ke liye baithe hai. She's not considering the fact interest rates are also rising. Maine jab Jan 2022 me ghar book kiya 6.7% pe October me 8.6% interest ho chuka hai;😑 basically pre-covid levels. Another thing is Nifty is going to be sideways for sometime this means - you won't be getting healthy returns from markets as well.😆 Isse achha EMI badha lo chup chap se loan clear karo😏 guess what, another interesting point is - in next 3-4 years interest rates might cross 10% for home loans tab kya karoge. Behen is living in an imaginary world😝 real world ki challenges se anjaan

      True one needs to balance the calculations. 1/3rd SIP strategu in practially very difficult. I am about to sign loan agreement now but thinking every hour should I go for loan or straight away reduce mty budget and book different flat. But I need one input here, if rate increased will EMI go up or Tenure will go up. in my first home EMI has never changed tenure used to fluctuate. But now I am nore worried in this fact because I only have 21 years till retirement and loan tenure also is for 21 years and so if rate increased which definitely will increase for next 1 or 2 years then what will happen ?

    You have not factored the exit expense of Mutual funds. On a 1.3 Crore exit it would be much higher. Plus the capital gains tax, so we'll be left with much less than 1.3 Crores corpus fund.

    No it won't work....Time will not be same throughout the loan tenure ... Covid, Ukraine war, recession, job loss,Family issues, Health issues....
    There are lacs of stress and finance issue situations comes in life.....Life is not easy...Its not work like math.
    Better accumulate 80% money by all your suggested investment strategy and take home.
    If you listen these marketeers then get trapped in Loan and mentally stress.

      That's right. The lady in the video did not reduce the corpus fund with "tax on redemption", and exit-expense of Mutual funds.
      If we subtract these two, we'll get much less than 1 Cr corpus.

    Did anybody understood her strategy, i feel the interest propeotion in any loan is highest in the initial 2 years so makes sense to prepay that time only. After that doesn't make sense (maybe next 2 years also) but she is prepaying after 5 years.😮Anybody ?

    This is bullshit....Dont wait for 20 Years to clear the home loan, times are hard nowdays uncertainty is there in every sector every corner.... Forget your leisure/shopping/travel etc Do extreme (i really mean extreme) Savings for 3-5 years and clear the home loan.... get out of the EMI jail

    In fact if we do SIP of 67,000/- for 20 Years instead of buying a house. It would be 10+cr if we take 15% return which is possible even we invest in index fund.
    Paying Home loan has many tax benefits:
    1. 80C saving of principal amount of 1,50,000/-
    2. Interest deduction of 2,00,000/- from earning.
    3. Property appreciation almost the rate of inflation.

    If I had a lot of money left over after EMIs and expenses, I would invest it all aggressively and leave the home loan as it is. Since I don't have that luxury, I will pay more in EMIs and reduce my loan burden, because it's a guaranteed saving for me.

    But if I want to accumulate down payment amount say 10 - 12 lakh, within next 4-5 years. Then where should I invest?
    Which mutual fund is good for accumulating down payment amount?
    Is it large cap / Mid cap / Small cap / Multi Cap or Arbitrage Fund? Or shall I start Recurring Deposit in bank for 4-5 years.

    Going by the same logic as explained in the video, if 12% irr is expected, then why prepay the loan?
    8% interest is being paid for home loan and 12% is being earned for our sip. Then why redeem and prepay ? Effectively we are getting 4% extra isn't it?

    what nonesense , if there is difference of SIP and EMI interest is 4% then why the hell someone should go and prepay the loan ? keep on saving tax on your home which is cheapest among all the loan types and carry on SIP . it will fetch more return as your prepay money is working at 12% through SIP .

      Personal loans generally short term ke liye hote hain. If you are using this strategy to pay off a short term commitment, you’ll have to ensure your mutual fund is giving you more than 15%pa. Varna sense nahi Banta.
      My point is, there’s no guarantee that mutual funds can give you such returns every year. Better to avoid in a shorter term. Also, yeh strategy main kaafi faults hain. Better to pay off loan first and then invest or invest first in mutual fund and then get a property.

      I am from the mutual funds industry and I can tell you yeh sab bas calculations hain on certain assumptions. Aur mostly, aggressively sales karne ke liye baniye hain. Mutual fund companies don’t care about real returns any investor gets.
      One of the biggest assumptions is that you will get 12-15% returns from mutual funds every year. But koi guarantee nahi hain ki aise returns aayenge. Agar isko 10-15 saal ka average kiya toh yes, possible.
      Normally, anyone would wanna live debt free. So, it’s better to pay off loans first (mann ki shaanti) and then invest.

    Mutual fund redumption after 10~12 yrs as suggested in video will be under LTCG , It will be 30% bracket based on salary bracket.sonis it worth statergy?

      when we redeem SIM post 30 years or 20 years then as per LTCG Tax will cut on 30% I thought only 10% as it will be LTCG. I tried googling this infomration but I found out same. please correct me if I am wrong.
