Driveway and cleared building spot and built a 10x12 temp cabin while we saved and figured everything out. This coming spring/summer we are finally putting in a septic and drilled well....not cheap. One thing to be prepared for is WIND....it may say it's going to be 10 or 20 degrees out but I usually always find it's colder than weather predictions say and always higher and constant wind in the fall/winter. I've been up with -60F wind chills for days on end. Just be over prepared and you'll do ok!
I really liked the property that was logged. It already has a driveway cut in for you and it’s already clear cut for you. You just need to do a little maintenance cleaning and get a cabin put in. Any property you buy with trees on it, you got a lot of work ahead of you just getting a clear cut and a road cut in so that being done already is priceless.

Low taxes lakes all around 19 miles southeast of Lincoln. Not far from Canadian border. $59,900! It’s shows quite a lot of the property on the video. 👍🏻🙏🏻👍🏻

I'm not trying to be mean or rude, just wondering why the real estate agent has not narrowed down the property a little more so you get a better feel for property lines, etc, especially after you have driven all those hrs. Was in hopes to see the cabin! The flat property had beautiful views. But was it on top of a hill? Would have love to have seen the cabin. I think if you buy just property, you are going to wish you had of bought a cabin all set ready to go. It’s a lot of work to start from scratch. Hope you find your dream soon.
I looked at that lot in the spring and yes there is a nice view of the mountain on a clear day, and there were lots of moose tracks too. Ya the really cut it out really good
Happy New Year!! Fall and winter are the times a buyer can have some bargaining power on price, ...etc. But winter hides a lot of things about the land. Water, "mosquito bogs", and how bad the access road/driveway really is. Something about a cabin/house in Maine you may want to keep in mind. South facing homes have many advantages...especially warmth and light from the sun. Most farm houses and very old homes were south facing for many reasons with bedrooms and kitchens in the back. If Katahdin is to your north, it may be a great view from the bedroom or kitchen... I agree with others that the second property looks better. Good luck on finding your home and God bless you!

That acreage with the view looks really nice. You may want to get a small tractor to drag your road and keep it level. Also, if the tractor has a bucket loader in the front you'll be able to get a lot of things done on your property. Moving gravel, dirt, snow. and brush. I want to see the cabin in the woods first though. It might be even better for you.
Like the availability of lots of birch trees for firewood in the first place you showed need to see more of that property. I would want pines closer to the house for wind protection and lots of birch for firewood. But that’s me! 🙏🏻👍🏻 Did you film the cabin property for another video?
No if's about it... If your living up there through winter and into the spring thaw / Mud soup season your gonna need a 4x4 truck with a Plow and a winch and LG tractor with a loader bucket and a Gannon box w rippers or a grader for the road. A reliable Snowmobile is a good addition for when your buried and need out as well.. And personally thinking these guys wanting over a $1000 a acre for bare land that far north they just clear cut and pocketed the money b4 selling is a bit high... That's money that could go in your pocket or exchange for dirt work after the fact.. There's a lot of stumps gonna need pulled. Born in New England and moved to west coast for the sun , but I've lived in the Portland area and played up north a lot where your looking. Beautiful world up there but slower pace for sure . And you got the right idea that there is gonna be give and take with what you get and what you leave behind. Good luck on your search for your Utopia .

I'd buy the property with views of katahdin. Build the cabin facing it. Morning coffee with the sun hitting the mountains sounds amazing to me. And you're closer to Bangor than other options you've showed. A quicker trip for supplies.

All the trees hanging over the road (1st place) make me wonder about access if they fall. If it is unmaintained then removal fall on homeowners. I'd love to hear the reaction of your realtor when you arrive in your little car and go way off the beaten path. Wonder what they are thinking about your plans ; ). The open space on the second property is positive but the unknown boundaries and selling adjacent lots makes me nervous. I enjoy the older podcaster "Off Grid Prep Family". They have tons of experience and recommend buying and clearcutting land to get started. Good choices, I'm excited to follow this journey.

It was an interesting watch as the family purchased property in Maine for homesteading. You might want to view it to hear from someone who moved to Maine, purchased property for homesteading, on an unmaintained road. First hand experience.
The local town should be able to give you the perimeter guidelines of the property as that is how they determine the rate of taxes. Having lived in a log cabin in Maine it can be brutal in winter and spring as you will need proper snow removal gear. Good luck and I'll be following you on your journey.

I might misplace my list but I write a list and tweek it often. So keep your bullet points from your list at the fore front of your thoughts. I believe with each property you mention, while driving to the property, is road access and road maintenance. You don't seem thrilled if the road (especially if a dirt road) is not state maintained but property owners are responsible for maintaing the road. Put that on your list if you don't have it.
Yes, I do favor maintained roads. I like being only 1 mile or less off of a main road. That way its still quiet but you have access to a main road. This property, will need about 1/2 mile to maintenance. Not too bad, that is doable.

I will say, it was nice, but cold, lol. I enjoyed the temp. I was expecting it to be colder, but at 18 degrees it was good. I had good boots and jacket on. I was warm.

Your not gonna make it there. It’s a woods road. Where you from masshole like? There are better property’s a little fatter north. Haynesville to houlton on 2. Where your going is getting you ripped off. Get outta there. The land store will not help you. Keep looking that’s gonna brake you.
Second property doesn't seem to have much wood for firewood. Four to ten cords per year would require 10 - 20 acres of wooded land. It would take 20 or more years to grow harvestable lumber or firewood. Looks like about 50 acres of clearing, from the video. Not sure how you plan to heat or cook. Number two would be a pass for me. Property number one offers more resources, in my opinion.

Some properties have so many treens and there are tons of cost for clearing the trees and getting a place ready to put a cabin. I guess its a trade off. @Backyard_Chickens , you will spend the money either way. If you heat a small to moderate sized cabin with wood, you will need 10 - 12 acres of wooded land to provide sustainable firewood. If you purchase the wood, you have cost. If you cut it and split it, you have only the time and cost of materials to split. The cost to put in a culvert and clear the raw land is likely less than you will spend in purchasing firewood or heating with fuel oil, over a 10 year period. There is no avoiding the work and some cost, if you are going to live off grid. You are either going to clear land for housing or clear out some trees for heating. The process is no different for clearing a driveway or prepping a build site. They are all connected. Consider, to start, a couple of good chainsaws and a mini excavator. Both are useful for land clearing and holding logs for bucking. It would take longer to cut a driveway with a mini excavator but you will spend less than hiring it done or renting equipment and you'll own it and use it when the work is done.
The second place won't last long...it s up high and cleared....buy it before someone else does. if you decide in next months you find better that property will only grow in value...that land is a good investment....period.
Not a good thing to start poking fun at the road names in the place you’re thinking of moving to. This video I hope that the road gets plowed. As of now you only have a dusting and would not expect any plowing yet. Your sense of adventure is not there if you think that because there is a dusting of snow it’s to hard to walk in the woods. If you’re shopping for land, winter is not the time. You need to see it in the spring/summer/fall. My opinion.
Agreed, I have looked at another property in the spring, just down the road a bit. I wanted to see the land in the winter and feel the cold. 18 degrees was ok for me. I have live in places that get under zero, as Maine does sometimes. The name of the road changes, which is odd, not sure why.

I like the 2nd property due to clearing, which allows you to begin setting up your homestead sooner. , did not mention a water source on the property.
No water source that I know of. Will need a well or rain caughtment. There may be a natural spring, need to investigate that.

Your buying cut over land. $500 an acre. That is NOT Surveyed. You can do better. Come up closer to Houlton you’ll find more and better.
