    The first analysis video that I saw so far. Other channels are just showcasing apartments, completely ignoring the fundamentals of any market : supply and demand. You guys did a good job, I personally expect that it will take longer timeframes to see a complete recovery. Also, China vs USA situation may impact the Thai market and surely it makes sense to keep an eye on the development of the Chinese situation on broader horizons (for example Belt and Road initiative).
    I disagree on the leverage exposure of Thai consumers, but that’s my idea and I completely respect your views. Thanks for the video. Great job

    can do a video explaining bank loan ..legal fees, taxes etc for foreign buyer?

      In short, there is only one lender for foreigners in Thailand. MBK Guarantee Company. Basically, 50% LTV, 10 year loan, mortgage fee, lending fee, fire insurance, life insurance, etc., about 8.5% / year. www.mbkg.co.th/en/services/condo-loan/terms-and-qualification

    Very informative. Thank you for this update. In Canada the changes to Airbnb have flooded the rental market and reduced rental rates. Has this effect also been seen in BKK.

      Yes, it has massively affected the rental market here as well. Airbnb are now prohibited in many condo projects. You will get fined if someone tells the police that you're renting out your apartment on daily basis.
      Still, some developers are adapting their strategies into their new developments by allowing certain parts of the building to be operating like hotel rooms for short-term rentals. That's very clever indeed. =D

      Just a note, in Canada the rental rates have not been reduced at all. They continue to rise higher and higher. The poster is very misinformed. The AirBnB regulations in Canada have been utterly toothless.
