I meannnn the home is nice but they really skimpped out on their offerings. $372k is still a lot of money. Like i said in video #2, 4 years ago at this price point in some of the highly desired areas of GA got you new construction with all of the bells and whistles. I cannot believe where we've come in such a short period. I digress...😤

I am not feeling the basement. The kitchen is nice. I would love stairs from the balcony as well.

I don’t think I have seen steps right against front of house wall like that
No landing when you enter home
    Don’t like round walls
    Island small
    Living space small
    Deck nice
Over an acre but front and back yard is a hill
    So not useable
    Garage should have been finished
    Upstairs feel tight

400k for 2000s/f with an unfinished basement and all bedrooms on upper level and entertaining on lower level is priced according. That's $200 per s/f.
Do not look for top tier at 400k. This presents to be a basic home.
Great price with 2 concerns. The slopes with improper grading in the neighborhood causes flooding without adequate drainage. You really can't enter the garage if raining or water standing during a hard rain unless there is proper drainage. Cutting the yard will be tedious. Yard will be hell to maintain. Will there be an HOA to hassle about maintenance you need to prevent flooding. Meaning you can't add drainage due to the beauty instead of flooding.
What are the taxes? Will it cover sidewalks, trash pickup ECT.
Overall good value for the right person in the ATL area...

I love these videos. just straight up assessments with no bs or attitude. Makes for a very comfortable onscreen presence.
