Generally I have seen ventilation problems on builder floors like very little or no natural sunlight and everytime we have to keep switching on the tubelight or bulb to get the home lighted. Also as people said parking is also main issue in builder floor...
Opinion seems baise towards society high rise apartments. You never mentioned monthly maintenance charges which is more or less equivalent to paying rent. In Gurugram in any good society charges are around 35k to 60k for so called all the facilities which a member rarely take advantage of all.

Otherwise great analysis. I think after location, one of the primary attractions of builders flats is scope for customisation, especially in usage of materials and accessories.

Noida extension is overrated don’t waste ur money as there is no future of Noida as the companies are less as compared to other metros including Gurgaon. School are there but even teachers are incompetent they can’t speak English very well. There is no metro. Companies are less . Salaries are less , construction quality is inferior in Noida extension.
Builder floor is better if some basic amenities are available like parking, green area, kids playing zone and connectivity with Main Road.
