  • Most of Florida’s manufactured and mobile home parks in the resort category are land lease or resident owned communities. Often the choice of communities is based upon the mobile home lot rent. In this video we explain lot rent, how it increases over time, and some things to look for when doing park comparisons. If you are looking for the best retirement home and the phrase “affordable yet quality” comes to mind, these mobile home parks may meet your needs. Living in a manufactured home community has many advantages. Lot rent is just one piece of an overall picture regarding costs.     Can I buy a land and just rent lot spaces ?

      You can, if you can find land where that is allowed under local zoning. Less than 10 lots keeps you below the threshold of being a mobile home park. You would also have to meet health department code. Finding land where this would be allowed is the difficult part.

    Could you do a video about renting manufactured homes, as opposed to buying? Is that an option in many places? Are there generally rent to own places? If so, how would one go about finding or inquiring about them?

      I think a few of the larger players are exploring rentals. ELS comes to mind. Most rentals in these communities are folks not here for a season or a partial season. I would go through the real estate brokers listed on my website along with the online listing services such as MH Village.

    I found one in Florida were it was $329 for lot rent for a lifetime but you had to buy a new home and has to be a block home they had mobile homes mixed in with these block homes

      I assume that's one of the Spanish Lakes communities. I intend to do a video on that arrangement. I know quite a few folks living in both MH and CBS homes in these communities. They are very large and are a good deal IMHO.

      Buildium, appfolio, and Yardi breeze are a few of the top rent collection platforms/softwares. Trying to pick one out of 370 available is a nightmare.

    If lot rent going up in price is a concern then should the option of moving the home to a cheaper park or your own land be considered? Im guessing the cost to move a home would be high.

      You have that option, but as you point out, it's expensive. The other issue is there are very few parks willing to take in used homes - especially older ones. And, there are no parks being built. Frankly, you need to be able to afford a 3-4% increase at today's inflation rates to make this a viable deal.

      @@RussellWatsonFMHL A win win situation could be the park owner could buy a home and and rent it out and make a profit,so a win. But it would also be a win for the renter because they would have the freedom to move without the burden of finding a buyer.

    Henry Ford: What appreciate buy it, what depreciate rent it. Lot rent is reserved of what Henry Ford said. :) . Have you ever seen a lot rent or HOA stay in the same price for 5 year ? NEVER !

      Actually, there is a ROC near me that hasn't raised HOA fees for shareholders or lot rent fees for renters in over 5 years. I'm not sure what data you base your statement on but recheck it. And BTW, if you have a source of lot rent data, please share it here as many would love to see it.

      Why do none of these parks have any fences around them if you have you would like to let them go outside?
