    These were great!! There were a couple of items I added to my list. Thank you. One thing I also do when booking viewings, I NEVER give the address to the property until I receive that phone call 1-2 hours ahead of time. That way, it potentially prevents drive by's before hand and then potentially no shows. Also, it hopefully prevents people from "scoping out" properties(we live rural....burglaries have been a problem)

      Hey Renee, thanks for commenting! All my rentals are in the city so I am not overly as concerned about the drive by's however I want to do everything I can to respect my current tenant's privacy so that is a great tip I will be adding to my toolbox, thank you for sharing! Also, that totally makes sense for the rural properties, unexpected traffic is usually not a good thing.

      @@AlbertaLandlordCommunity Okay so say you serve a tenant with an eviction notice. The tenant later claims he never received it. You take the matter to court. You argue the tenant refused to leave. He claims he never received the notice. You have no way of proving he did. What do you do then?

      @@Alias1983 you must doccument the delivery of the eviction notice. If you deliver in person call local law enforcement and request their presence during the visit and take photos if you must tape it to the door. If mailing the notice send it certified mail with restricted delivery it costs $10 more but the person it is addressed to must sign for it and you save time and travel and your safety is not at risk with this method. If you feel the tenant will not claim the eviction notice because your contact info is on the envelope, ask your Lawyer if they could supply the cover envelope that you send it in.

    Love all those 3 tips you mentioned! To ensure that you get a good tenant, it is always best if you take the time to conduct background checks on them. The bottom line is to ensure that your prospective tenant is free from any illegal activities. Not only will it save you and your neighbors from harm, but it will save your precious assets from getting seized caused by illegal activities if your tenant turns out to be a criminal or suspect of any crime.

    I've been fortunate enough to pick my landlords. I interview them in the same way they interview me. I once questioned the stains and marks on a hardwood floor, and the landlord suggested I put a throw-rug over it. She later attempted to demonstrate how to open a window and the glass split when she pushed on it. I told her I wasn't interested in the property anymore.

    Another amazing video! Bonus 3 is what I always do and believe it or not, I got completely ghosted by a prospective tenant who showed up like 5 min early, asked me for my rental application, sent me a message and then he disappeared. Didn’t think it was possible and yet!

    I pre-qualfy them on the phone before l meet them. Since l live about one hour away l book all my viewing on one day from 10:00 to 3:00 pm and l let them pick their time by confirming it thru text. I also let them know about the app fee. I have to schedule t at least 3 viewings so l can end up renting to one. My 1st question on the phone is about their income, any past evictions and if they have clean record. If they qualify, then l schedule the viewing.

    Great video! I have added to & tweaked some of my screening questions based on your suggestions. Question: As you are talking to the person, you realize that you are NOT going to rent to them. How do you tell them? Just "You don't meet our criteria... thanks for calling"? Do you tell them what the issues were? Thanks!

    Great points.I have all my prospective Tenants show up at the same time. Normally they space themselves. If I get multiple showing up at the same time, I send one upstairs while I talk to the others on the main floor.

    I always ask very casually ...what's the reason for your move ? You will be surprised what gets revealed . Always ask the question deep in to the conversation.

    Any tips on a viewing interview being a tenant? We have an appointment on Monday on a dream house we would love long term want to make the best impression!

    Couple things that jump out at me here…
    #1 you’re question that states “Are you working full time?”…. You need to be careful about asking questions that could be misconstrued the wrong way, especially if asked to the “wrong “ person who is “out to play gotcha” with you. Are you implying that you wouldn’t rent to someone if they’re, let’s say “retired” or has other legal sources of income? Obviously you wouldn’t decline them if that were the case…. Then don’t open yourself up to that by asking this.
    Next, it’s best to use the wording “animals” instead of pets. For example, an emotional support dog or a seeing eye dog is NOT legally a “pet” and therefore (especially on the rental application, which is a legal document) , they’re not technically lying when they say no to this (even though they actually have an emotional support dog for example). Therefore, instead-always ask “will there be any ANIMALS living with you in the unit?”
    Just as a side note, I don’t own rental property. Instead. I come from decades of working at the large national and statewide Property Management organizations, where training is paramount with their leasing agents and Management staff. Most TH-cam content creators are primarily small landlords giving advice to other small landlords, which from the standpoint of where I come from-is kinda like the blind leading the blind. I teach the small mom and pop landlord all the business practices that are universally embraced at the large organization side of the industry. I use the analogy of the car sales industry. If we were to equate our business to the automobile sales industry-think of it like this…. When purchasing a car, there are THREE primary ways to do so. There’s the guy that put his car in the driveway and puts the “for sale “ sign on it, places the Craigslist ad and puts the ad in the newspaper. Then there’s the “Bob’s Auto Sales” -the small local dealership… That said, most TH-cam content creators are a landlord that would be equivalent to one of these levels. Now, to keep with this analogy, I’ve never put my car in the driveway to sell it , nor have I ever owned my own private small dealership. Instead, I come from decades of working at the “Toyota or Chrysler” dealerships (as an analogy-not literally) . My courses teach the “Bobs Auto Sales” (small property management company) and the guy who puts his car in the driveway to sell it(the small 8 unit apartment owner) all the business practices that we teach our staff at Toyota and Chrysler (the large National Property Management firms).     Small Landlords also require stimulus checks. Too many tenants are squandering the stimulus checks and NEVER paying a cent in rent.

      If the rent is cheap, u know they can stay at the property for more than 10 years easily especially if the tenant is low income. Now for those squatter/ non payment renter is hopping just the same pace as those high incomer renter that moved every 1-2 years

    So big update, with everything being turned upside down because of COVID-19, Naborly just announced as of April 1, 2020, they will be temporarily ceasing their insurance offerings for landlords and will resume charging for their tenant screening services. Which is unfortunate but understandable given all the uncertainty everyone is facing.
