The actual screening is done by the websites we recommend, you really can't screen a tenant all yourself without a service to do a background check for you. The video was screening, but outside of the background, credit, and criminal check. We hope that helps!

The worst part of skipping this step is getting your property be seized by the government if the tenant turns out to be a law violator. Civil forfeiture is real, and this may happen to any landlords if they do not take screening seriously. Drug-related and money-laundering related crimes conducted by tenants in your property may lead to civil forfeiture, and this will surely cost you lots of money to prove your innocence.

Lesso learned, I rented my master bedroom and my tenant was so loud and annoying in the middle of the night and complained about everything. I just learn that this person lasted 5 weeks at the previous house where lived, and was exactly 5 weeks when I was glad to post the 30 day end of rental agreement on the door.

I just ran a basic background in my self and I'm pleased with the service. Paid less that 20.00 and got the basics. I ran a background on myself to make sure some negative marks was off my record. Will definitely use it again.
I like the comment on 4:30, about it being apart of the process. I'm new to Property Management and I feel the same way, I don't want to screw anyone over -- but at the same time I want to protect my client's interests.
Here is a hint for states in which a "seal" of the prior eviction case cannot be done. Washington is a fine example. In places where a seal is not possible, it may be possible there is a limited dissemination order... a "gag order" on background checkers. You can still find the eviction file by going (in WA) to the state courts website and simply search by party name. If there is a previous eviction case, your backgrounders may not mention it, but you can still find it. Enjoy the enlightenment. This will NOT work in states that allow sealing (CA).

Question, I have a person that wants to rent a room in my house. I'm going to use one of the online tenant screening companies. Do I get them to do that themselves? Or do I have to get personal information from them and then I go online and run the check? I've never used one, so I don't want to overstep my boundaries with asking for personal information. But maybe that's what I need to do to rent the room. Thank you
You can have them fill out a rental application that includes all that info. Or, you can have them go to one of the online services where they type all their information in and the service send you the report. What you don't want to do is have them send you their credit and Rental report,

Management software portals do it for you. Consider appolio or buildium, they have built-in credit check systems
