Anyone talking about rental returns has to add returns from both rent and appreciation. Even if rent is 3%, it's 3% + 15% appreciation. Guruji please share some examples of this in upcoming videos too. My affordable housing flat in Ggn gives 25k rent and is worth 90 L, but was 60 2 years ago. True. And one more thing. Any equity, any fund, any bond can be dissolved, abolished etc at any time. Isn't it easy to just destroy the equity or the government rejecting or invalidating the bond any time. Debt markets crash. Real estate will never go absolute zero (unless of course there is a war)
