Maaan im just about to begin building my first one and I stumble on this perfect video. I live in a 1600s millhouse on the creek and have been long planning a tree house right over the water. My safe forecast is $150 but knew too that $300 is also real. We will be moving out at the launch to also rent the millhouse. Pretty cool. Im actually going to be doing mine with full logs and live edge boards to keep it more like fairy/troll lol
This is "Benson." All of the guessing about building costs are way off. I've always charged an average of $100 a night since I first listed it 2016 on Airbnb. I've never lost business to competition. In fact, I usually block out nights now and then just to take a break from it. I feel that I offer people a chance to check off their bucket list. A tree house stay at a reasonable price. It's not perfect. I do get great reviews. Maybe a separate bathroom someday!
Plus, from something you built for personal use, the revenue generated is awesome! Idc what anybody says. I would love to be able to recoup $30k a year (or even $5k lol ) from the play area im building for my grandbabies! Good job.
I wish you could go more in depth on making a bathroom for places like this one that don't have one. Most of the things I find searching are for various forms of outhouses which I just don't think people will like and I don't want to clean out. I'm guessing attached to the house is probably the best bet to avoid having to add pipes, and I'm sure zoning/permits would vary from place to place but I'd really like your take on the whole thing.

My humble advice starts with Kai Andrew's idea. Build a solid wood fence on the left side of the property. Max height drop to 4 ft persevering the river view fir you and neighbors. Continue max height all the way across back. Opening design or another parallel section in front of cars.. . Ready? Buy an airstream, put it parallel to river. Dig a big hole. Fill with drain rock, build a wood floor shower drains into hole. Build a simple outdoor kitchen in front of Airstream. Sink drains to a different hole with a huge holding tank. Water is delivered from stub off house, propane tank and insta water heater installed by shower, which is between Airstream n house. With a carport that covers Airstream have it extende out to protect kitchen. Use power to tree house ac to run a fridge? Short fence where Kai suggested. Now you have a tree house bedroom, another master bedroom in trailer which can sleep 6? So max 8. Airstream is classic, used fifth wheels are best value. Could even get 2nd , run it parallel to house but on other end of 1st one. No Get black water and Kitchen sink grey water pumped out. Rent honey bucket for men to pee. Leave space for pump truck to pull in. $250 w one trainer 80% occupancy $3600 more a month, $42,200 a year. Second trailer , total $84,400 Obviously purchase, materials, labor, one time Reoccurring pump out costs. $400 to $3600 9x pump. Definitely this. Kind of unique stays like trees houses are always going to be profitable. The challenge is always going to be the right zoning and the location which must be enjoyable and relaxing. All tips for increasing Benson revenue are very valid! I would definitely implement Kai advice with my first Unique stay 😍

I spend about $300-$400 a month on fuel myself (contractor working in a 40 miles radius of home), $110 for phones (2 lines), a combined $750 between two cars and around $1500-$2000 a month in food for our hungry household. The numbers still work, just not quite as well when multiplied.

I dont think anyone would be back, one time visit generates enough revenue. So walking to the bathroom shouldnt be an issue. 4. He definitely should clean it up.
Math doesn't add up. To do your lowest month ($9k) you'd need to rent your place everyday of the month for $300/n. For one I know your not booked 30 days a month and two I know people aren't paying $300 to sleep in a tree house. $300/n is 4BR 3 Ba single family home money and I live near Washington DC.
You're looking at the wrong math! The right math to look at is how the wrong math you previously cited brings the creator ad revenue and clients for his courses, or whatever he's selling.
Q. Is the home connected to a sewer or septic system? Educated guess is septic system, which is most likely only designed and permitted for the number of bathrooms in the mobile home. It also could be the age of the home. Grandfathered with the living Sq ft of the residence, which means the tree house would be illegal. If you attempt to install a larger drain field, 3k for design, after you confirm it Perks, ie black water drains away. There is also new zoning since the original septic was put in. A setback of x amount of feet from the river. 12k to install. Well? Then drain field needs to be far away. You need to hire a professional to approve your plan. If you have land that is x ft back from lawn, drains, enough space to put in, that is not near a well. One trip to building department or one nosy neighbor. And he is shut down for a minimum if 3 months to get permits, testing then work done. Guess is 30k costs. BULLISH Bearish property doesn't support expansion, tree house can only have 2 walls to not be considered living square footage.

I want to buy a significant amount of land on a mountain to build land in South East Asia to build *multiple* cabins (tentatively 8+), but am unsure where. I've been traveling all over Thailand, Vietnam, the Philippines (after having checked other countries and learning the legal stuff). I want it 10 minutes away from the hustle and bustle of any given location. How would you go about finding locations online? It's time consuming and costly to always look for it physically

That's the equivalent of $0.15 to someone who makes the US minimum wage. Is 15 cents a lot too?

Smoke 45 cents every other hour and POOF magically at the end of they day that $10 is gone.. You'll definitely miss that money.. Even it was 15 cents a cigarette I'd still I miss it.. I've turned that money and put into my investment/savings accounts. $10×365= 3,650. 3,650 is now going to my future and helped me open business that otherwise I'd be a slave to the money that i legit smoked in the form of a cigarette. . So yes I would miss 15 cents. If you could ask Elon he'd say the same. I mean the guy doesn't even own his own house. He rents or couch surfs on friends places or sleeps in his office... He definitely cares about what money is going and coming. Look at the resent Twitter audits.. I rest my case.

You are absolutely correct. And any attempt to deal with health dept(they Handle septic) might get his whole dream shut down.
