    Hope this video blows up for you. It's definitely packed full of nuggets that have taken me a long time to learn. Anyone can do this if they just commit. And $4k/mo net is enough for a family of 4 to live from in most of the US. Especially if you are considered a real estate professional and can write off all the associated expenses.

    Bought at the top of the market, $230k for that home is expensive, and not much equity gained from the remodel.

      Yeah but look at the cash flow. Equity in both real estate and stock market has been built on artificially inflated values due to Fed printing policy. At least with that cash flow, it’s real and in her pocket

    As much as I’d like to pay to have work done, 50,000 would wipe me out. I’ve had to buy completely remodeled or work on the property myself for long term rentals.
    My question is where are airbnbs headed with a downturn in the market?

    I’d like to know more about the water system and/or waste system. I see the water tanks. Is that a rainwater collection system or something else. I assume it is on a well and septic otherwise?

    Love the idea, and Kai, always love your videos. A few bones to pick here: $1,800 a month, fully loaded costs for managing the rental, the utilities, the mortgage etc? That's not very believable. Doing $6,000 a monthly rentals and your cleaning and maintenance fees plus your mortgage plus utilities plus your property taxes are under $2,000? Also, 1 hour per week? How many inquiries is that responding to? Guest questions? I think the new car smell with a brand new unit may wear off soon and require some more hours, if we're being honest. Not a full time job, no doubt, but I think 1 hour is a pretty unrealistic estimate TBH. nice example of how small changes can make a big difference on a house though!

      Doesn't seem that unreasonable to me. She said she bought it for $230k with 10% down. I'm guessing that was probably around a year ago when interest rates were lower. That would put her total mortgage including taxes and insurance around $1300 to $1400 a month. The rest would be money set aside for repairs and maintenance and cleaning etc. $1800 a month in expenses sounds about right based on all that

      @@coolfool102191 I know I am not supposed to argue with strangers on the internet....but... :) OK, here's how I think about it - I think $1,400 is right for mortgage, insurance and property taxes; but she's running close to 100% occupancy - so assuming her average stay duration is a 7 days (which would be quite high I think), she's got 4-5 cleanings/month - at even $100/cleaning that's taking us to her "monthly expenses" without ANY utilities, upkeep, or deferred maintenance. And if she has any 3-4 days stays in there, she could easily see 5-7 cleanings/month, during her high season. I don't doubt this is a profitable enterprise, I just take issue with the numbers being closer to the "too good to be true" category with the purpose of drawing in folks for paid learning. If she's got 90% occupancy. someone who doesn't care about the power bill is in her house 27 days a month using the fan, AC, TV, etc. Just my experience/$.02!

      @@shamircolloff8180 what about extended stay visits? A big part of Air BNB pricing strategy is to offer a discount to those who are booking multiple months. When it comes to cleaning fees, if they are passing the entire expense on to the guest then it's possible that it didn't even show up in the equation.
      My thoughts about the numbers here are that it doesn't include things like replacing towels and bed sheets since that probably not a monthly cost. If you've got close to 100% occupancy, how long until all the beds and furniture need to be replaced?
      Still, if they are presenting an average breakdown per month then I think their numbers aren't as far fetched as you think.

    I was able to scale from 0 to 90 units without partners while working a full time W-2 job. Learn to generate off market deals, structure creative financing, and that is how you scale with low or no money down.

      Yeah, I put the home depot ones in my property, super easy to install, pretty inexpensive and they come in a few colors too. The "blackout" option is really nice for bedrooms, it lets so little light through

      Where it's really tanking is people doing short term rentals with average looking houses.

    She really puts me off - she considers an hour a week as semi-passive? That's nothing! Also as owner she has no idea if the property is on an HOA (doesn't she get the taxes?), no idea where furnisture came from, and really has a hands off approach, making all the money but totally needing everyone else to do all the work for her. I'm sorry, but 5 rentals isn't so much that you should still know details about your property, it's your baby!
