      It's unfortunate most people don't have such information. I don't really blame people who panic. Lack of information can be a big hurdle. I've been making more than $30k passively by just investing through an advisor, and I don't have to do much work.     Dividends are dope. Personally, I sometimes use my dividends to buy other dividend and growth stocks for diversification instead of reinvesting in the same stock.     AI stocks will dominate 2024. Why I prefer NVIDIA is that they are better placed to maintain long term growth potential, and provide a platform for other AI companies. I know someone who has made more than 200% from NVIDIA. I'll also take these other recommendations you made.

      There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’Izella Annette Anderson” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

    Individually, all three are solid choices. I have to disagree with putting all three in the same portfolio basket especially when touting diversification. CUBE and EXR are both storage REITS, which kind of negates the theory of diversification. I'd replace one of them with an experiential REIT like VICI, a specialized REIT like LAMR or even ADC whose tenants are basically a diversified mix.

    I like investing in close-end funds that pay monthly dividends. The trick is to hold long term and reinvest the monthly dividends plus buy more shares on a monthly basis or when ever you can afford to. This can be easily done because close-end funds are bought and sold on the stock market just like regular stock. That’d be enough to create a portfolio that would pay you between $50k to $70k in dividend income

    Just my experience, I lost a lot of money investing in REITS but then invested in physical real estate and I will never ever invest in a REIT again, as long as I live. The cash flow i make off my rental properties is a big reason why I'm liquidating my stock portfolios. Ill keep my Roth IRA and leverage the equity I have in it in a future real estate deal.

    The dividend growth rate might be somewhat consistent over the years, but the share price projections are simply not realistic. They can vary massively per year. Throw in a few years of negative growth and your long-term projections are trashed.

    Great time to buy REITs 😎 But you shouldn’t listen to the advice in this video 😅
    Why would anyone choose 2 REITs from the same sector in such a narrow 3-stock portfolio? It’s a “SIN” against diversification.
    Moreover, Self-Storage despite being the best performing REIT sector in the past, seems highly OVERSATURATED now. The expansion prospects are questionable.
    Rexford is a solid pick, but keep in mind, they are concentrated in just one region.

    all of these REITS have lower dividend yields 2 months after this video was published. Thought they had consistently raised their dividends? CUBE yield as of the making of this video was 4.8% according to the video here we are September and the yield is 3.94%

    I am no investment guru, but I have learned, High returns also come with high risk. Reits are currently under significant strain as major customers move out of retail & downtown office space. The "work from home" job market does not help. Also note how easy will it be to get your money back out of this investment if you need it for any reason, special rules apply.

    I was looking at EXR and it doesn't look like a steady investment to me It looked steady up to about 2016 than it started spiking more and more so you may have to time it right If you had bought it in dec of 2021 and needed the money in nov 2023 you would have lost half the value or put it in another way from nov 2020 to nov 2023 the stock was near the same price so while the spreadsheet looks like a steady capital gain the stock in reality does not follow that

    It's a common misconception that when a stock you buy skyrockets, the smart thing to do is sell it (or at least sell some of it) to lock in your profits. But the context matters. If the stock has increased sharply because the business is performing exceptionally well, it could still be a bargain. I'm still looking for companies to make additions to my $350K portfolio, to boost performance. Here for ideas...

      A lot of folks downplay the role of advlsors until being burnt by their own emotions. I remember couple summers back, after my lengthy divorce, I needed a good boost to help my business stay afloat, hence I researched for licensed advisors and came across someone of utmost qualifications. She's helped grow my reserve notwithstanding inflation, from $275k to $850K

    Here’s the problem with this strategy of investing in REITs, if the dividends aren’t qualified dividends- you pay your full income tax rate on all dividends earned , even if you reinvest it..

      The best course of action if you lack market knowledge is to ask a consultant or investing coach for guidance or assistance. Speaking with a consultant helped me stay afloat in the market and grow my portfolio to about 65% since January, even though I know it sounds obvious or generic. I believe that is the most effective way to enter the business at the moment

    No way a REITS makes 21% in yield. Take an example of a REITS who’s been in the market for more than 20 or 30 years… does their yield is over 10%? No way… there isn’t such high yield with REITS and with anything in fact

    Not a fan of REITs. Dividends are ordinary and taxes as regular income. You are better off investing in a qualified dividend.

    Literally all 3 of these ETF's dividend payouts are down massively only 3 months after this video..
    EXR is down to 3.77%
    REXR is down to 3.55%
    CUBE is down to 4.04%
    Don't trust random TH-camrs' financial advice, they will almost 100% of the time, cause you to lose money.

    Your assumption that the investment will grow every year is flawed. 2008 saw the market drop 35%. You can't just keep adding another percentage gain every year. Markets go up and down. More up yes, but it changes your figures.

    AI stocks will dominate 2024. Why I prefer NVIDIA is that they are better placed to maintain long term growth potential, and provide a platform for other AI companies. I know someone who has made more than 200% from NVIDIA. I'll also take these other recommendations you made.
