CUBE and EXR are both storage REITS, which kind of negates the theory of diversification. There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’Izella Annette Anderson” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.
Individually, all three are solid choices. I have to disagree with putting all three in the same portfolio basket especially when touting diversification. CUBE and EXR are both storage REITS, which kind of negates the theory of diversification. I'd replace one of them with an experiential REIT like VICI, a specialized REIT like LAMR or even ADC whose tenants are basically a diversified mix.

Just my experience, I lost a lot of money investing in REITS but then invested in physical real estate and I will never ever invest in a REIT again, as long as I live. The cash flow i make off my rental properties is a big reason why I'm liquidating my stock portfolios. Ill keep my Roth IRA and leverage the equity I have in it in a future real estate deal.

I am no investment guru, but I have learned, High returns also come with high risk. Reits are currently under significant strain as major customers move out of retail & downtown office space. The "work from home" job market does not help. Also note how easy will it be to get your money back out of this investment if you need it for any reason, special rules apply.

I was looking at EXR and it doesn't look like a steady investment to me It looked steady up to about 2016 than it started spiking more and more so you may have to time it right If you had bought it in dec of 2021 and needed the money in nov 2023 you would have lost half the value or put it in another way from nov 2020 to nov 2023 the stock was near the same price so while the spreadsheet looks like a steady capital gain the stock in reality does not follow that

Never invest in REITS. I did it, they got all peoples money, paid dividends for three year then disappeared with all the money.

No way a REITS makes 21% in yield. Take an example of a REITS who’s been in the market for more than 20 or 30 years… does their yield is over 10%? No way… there isn’t such high yield with REITS and with anything in fact
