    My own case - purchase a condo at the first place. Subsequently our family growing and eventually we purchase a subsale landed prop during MCO period and now, it has appreciated like 10% in terms of value. It’s leasehold as well. Whereby, for the condo, it’s extremely hard to find tenant and the market value came down.. We actually sold it at loss and fork out 30k to settle everything. Morale of the story - u will never regret for a landed prop at good location.

    Good advice Sean, covering all the bases. Gentle 'hand holding' approach with words in delivering the 'brutal truth' about affordability when it comes to purchasing a property which is a long term commitment. More people, especially the first time home buyers should come and listen "Asking Sean' before making their decisions. Great job, two thumbs up!

    i own landed home, and is middle of town(KB kelantan) i don't have issues every week fixing any leaking or no problem with air condition(have 3 sharp 1hp inverter aircond/ 1 2hp aircond living room)... maybe need maintain aircons 1once a year service and roof repaired once in 5 year owning the house.. just maintain ground like grass cutting is annoy me once a month that about it.. and weekly garbage removal..

    19:32 Why subsale houses are more value for money? New houses have discounts, cashbacks, free legal fees, etc and the houses and furnitures are all brand new. And may be zero downpayment. Isn't it better?

      They will price in all that along with inflation for the house. But a subsale is strictly determined by the market.

      @@iherng What about far capital's 25% off deals? Still worth it? I am keen but not sure if ther deals are in the locations i like to stay in.

      Cos you can buy subsale property below market value (if you have luck) which is cheaper than buying a new property from a developer

    Great advice that comes from your experience. Not sure why but i find some of my friend who were raised in PJ have this obsession with house in PJ. Why do you limit your choice to property in PJ. PJ is expensive man.

      Everyone will always have an attachment to the location they grew up in. KL folks will always prefer KL, the same goes for other locations!

      @@iherng Not really, I grew up in KL but I moved to Selangor for more affordable landed property. Less jam, big and cheap😅

    A new semi-flexi style of working hour nowadays make a lot of different.
    Like you just need to come to office once or twice a week, that will be good point to purchase a unit little bit outskirt.
    Plus if you buy a good maxi-scooter, it will definitely change our perception on outskirt area.
    The wife is commission based, and it usually flexible hour supposedly.

    Is not about landed or highrise, is about how big the space you actually needed. If you only need 1000-1200sqft, but you bought 2000-2500 sqft. You actually paid "extra" for your wastage. Buy what you need, not only what you want.

    Forget about the ancestor home concept . chances are your twins are likely to work and reside overseas and both you and wife will stay alone in the large house once your parents pass away.

    I'm more or less in the same situation. I personally agree with Sean. Go with the financial comfortable options and don't let ego blinds you.

    No worries about the price of landed property increasing in the future as future you may be more able to afford it as you progress in your career and earn more. Always good to spend below your means so that in bad times you can still support financially. All the best.

    Its all depends whether you can afford it or not ? If you cannot afford it, then just get a condo. If you don't have big hat, don't try to wear one. Don't swallow something that you can't swallow or else you will get choke.

    If for work from home case is it advisable to get a far far rented home? Eventhough no need to go office I'm also concern whether I will be regret when the baby grown up for school in outskirts area?

    If the landed house is lease hold really need to think twice 😅
    Some more is it really really need to purchase a mil house for own purposes 😅
    He still young still got many chance to purchase the landed house in future one ....
    Is not easy to commit a Baby ...my own experience,my personal commit my young daughter per month is over 2k is just for the school fees and some extra lesson fees...not yet including Birthday gift , Christmas gift , and some extra experience family trips ....Of courses this kind of commit is depending parents....
    But ...most younger parents is (Yes )Parents one ....😂

    Not sure what is the pros of buying a landed especially if its leasehold, since the capital appreciation is high only for freehold. I don't think landed property really provide a higher standard of living, if anything i feel condos are more comfortable and easier to maintain, less bugs and pest too. I have stayed over 20 years in landed.

      It depends on the person itself. For me better landed, even if leasehold, as i dont use any of the facilities provided by condominium etc swimming pool. Gardening space is greatly important to me.

    I encourage this guy to buy landed homes which are getting less and less compared to strata units. Their capital values will continue to go up while condo markets will regularly face oversupply. The idea of living together is very commendable: my daughter stays in 3 storey terraced house- with master bedroom reserved for us the parents, and enough rooms for her, son in law and 3 little children, plus 2 helpers. The kids have so much space to move around and play with. It's a great joy to live together as a family. My children are working hard but not complaining

    Bad advice. Landed is very affordable vs condo. Just don't be myopic about where you want to stay. Go to the ones which cost 500k to 800k. Good deals are available everywhere!

      Buy stocks in Raytheon, boeing, Bae systems, Lockheed etc. USA is hell bent on waging wars everywhere especially with China. War is going to be extremely lucrative for USA corporations.

    Just for your good and also improvement for the shooting image quality. Can you tidy up a bit the surrounding especially the spot will show in video, coz I felt very annoying with the towel on your seat handle, and I think you just came out from shower, on table is your dirty clothe.
