    I think one day Sean Tan should have a Greet And Meet event..bcause everyday we re really cannot wait to see the upcoming property review...really enjoy and knowledgeable from every episode of your vids..learn a lot and i also start to buy a house for investment purpose..lastly watching all your vids like netflix movies.

    My two main concern with properties in Malaysia are sound proofing and employing lots of privacy invasive guards for "security". They should simply replace with CCTV system and max couple of guards to monitor it.

    Abit skeptical on the rental demand, ive hung out at ioi city at night recently and based on the visual of lights the whole township doesnt feel like its more then 60% occupied, clio looks worse it was so dark. Anyway conezion free waterfalls still comes to mind when talking about this developer haha and i do think they are addressing that as i see their signboard offering extra 24 mth dlp. Design wise and if you work closeby 700k seems quite good value the whole area still has much to give.

    One thing I feel could've been better is the interconnectivity within the township itself. Clio 2 and IOI city mall are so near yet it's not really walkable without drenching yourself in sweat due to how car centric the township is. Imagine if you still have to spend for car park(which this mall is notoriously expensive on weekends) just to go to the mall that's technically in front of your house.

      They should plant more trees along the walkways to provide shades for pedestrians.

    This is on the border of serdang putrajaya. What is your take on putrajaya itself ? Is it worth investing there ? If for ownstay can the 85% rule be used here ?

      Usually there will be a need to cater for fire trucks in case of emergencies. This is rather small because there are 2 drops offs for not many units.

    Do you have information for superbike owner to rent a highrise in term of safety. I cant find this information online.

      I only understand the requirements within the carpark structure for supercars. In terms of superbike, I guess most likely you can park at your carpark bay accordingly because I don't think they can fit the motorcycle parking areas.
      This is my first encounter for such a question leh:)

      Erm, I've been having dry lips problem ever since I got covid actually. My fitness and health are all fine, just don't know how to resolve the dry lips hahahhaa.

    In all your reviews, i noticed that you never speak about the maintenance charges. A property with good facilities means higher maintenance charges, why this is never mentioned as a pro/con of owning a property?
    How many car parks are allocated to a unit? You also never mention if the title of the property is commercial or residential... which makes a difference in the utilities... anyway good review as always

      For maintenance charges, they can change pretty easily within AGM meetings. And since you mention high maintenance comes with good facilities, so is it good or bad? It depends whether do you use it right?
      Then for carparks, bigger units will have 2-3, smaller will have one... How would you describe then?
      What I'm trying to say is all those extra info is just one call or one click away based on your intent =)

    I do not like the long walk down the corridor to the apartment. Imagine carrying a lot of shopping or groceries and having to walk that far. Will have to use a cart but the corridor is not that wide. For a 1200 sq ft unit it looks okay.
