@@irmakalember3709 oh! Me too! I do not like change! Lol. I'll gladly help you. Is it Dellrose? My next trip to Cypress is a couple of weeks, I can stop by and check for you. IF you're building that is...??. If already built, I couldn't get in a house, of course. Is it being built? I'm in Cleveland TX now, which is about 1 hour away from Cypress. Hockley is about 20 minutes drive from Cypress on a highway called 290, if you look on map. Hockley is amazing!!!! VERY small town but it'll grow. Let me know of any questions you have. I'm a Native Texan.
@@irmakalember3709 yes Houston TX is humungous.... We drive everywhere here for everything! Lol. Always driving. Cypress is NW Houston. Here we don't say how many miles? We sat it in time. 1 hour. Etc. 😁 You'll need to get a Toll Tag for tollway.

these are new suburbs; the houses are very expensive. Also, they are very far from Houston. I work in Cypress and my commute is 20 miles one way.
Also the school district is not the best.

Houston is so big. Let me be more specific. I work at the zip code 77070, a little bit north of Willowbrook. And I have to leave at 7:30 am to be at work on time at 9:00 am. School zones, school buses and constructions make the commute worse. I live close to Fry Road and highway 10, (zip code 77094), which is Houston's city limits (Katy).
Going in the morning to downtown is a nightmare. It is a 24 mile drive that should take 30 min with no traffic. Unfortunately, there is always traffic; and accidents. If I have to be at 8 am in downtown Houston, I have to leave at 6 am.

What are the best Texas suburbs that don't require HOA? I love the look of cypress but don't want to be part of an HOA.
I see that all subdivisions have HOA. It is not common to live in the suburbs without being part of a master plan community.
