      I have systems and teams in both areas that are managing my apartments . Easy for me to scale up now that a team and system is established

    are you open to having out of state partners, or you are solo in OKC/Huntsville?

      I've done all my deals solo so far . Not huge on partnering unless it's as a private money lender right now

    How do you see rent growth in Huntsville when the largest employers are defense contractor? Other than that will be the local government jobs.

    Space X most likely with take majority share from the space sector; Boeing and Blue Origin.

      There is lots of building going on in Huntsville so more supply coming which may cause rents to flatline for a few years IMO. Rent has trended down for me since 2021 peak ($2100) to about $1900 which is about right.

      @ Hang in there! Oversupply leads to tenant competitions. The A class build have deep enough pockets that can offer “move in with us and first two months free”. We have seen this back in GFC in the Bay Area. Recent podcast from ORAAT with Anna Kiley mentioned that she experienced this kind of direct competition from these A class building with her B & C class building down the road during the GFC with these type of marketing.th-cam.com/video/Arm-B_jWugc/w-d-xo.htmlsi=NnAj8sp7lihsmq9E
