Hi - I'm Dr. Steven Nguyen, PharmD, MPH.
I currently own 51 units of real estate while working full time as a pharmacist without any partners. I gross over $50,000/month in rental income and net $10,000/month which is enough to replace my W-2 income yet still continue to work to show you it's possible to have a high income W-2 while owning a larger real estate portfolio. I own single family homes and apartments in OK, CA, and AL all without partners. I owned a 40 unit mobile home park in Alabama.
I paid off over $250,000 of pharmacy school debt in 4 years.
I love to learn and share what I learned. I post daily videos talking about whatever is on my mind without scripting to be fully transparent. Common topics include real estate, student loans, wealth building, personal development, 2023 Tesla Model Y, and traveling.

All my CRAZY TENANT stories as a LANDLORD
Walgreens sucks. I had to switch to another pharmacy they were not open on certain days because there was no pharmacist there. They had no supply. PharmD is an excellent career but so much bad pressure at retail.
This video was interesting to listen to! When you mentioned the dark vibes over this particular Walgreens? I have news for you... those vibes aren't just at that one store. No one in my family as 'customers' will walk into a Walgreens anymore, not even to buy a coke! It's like something dark and heavy hangs over that entire company! The workers are not friendly and the pharmacy areas of the stores is the worst when it comes to customer service! No one ever seems happy or welcoming ever! I've gave up on Walgreens years ago and have found that everyone I know has done the same! Be glad you got fired! It was a blessing in disguise!
Corporate shit and diarrhea thrown down the stairs from the top always ends up smacking the customer right in the face. Also, chain and hospital pharmacies seldom have a culture of mentorship. "I got mine, you get yours" is everyone's attitude.
I got laid off and also retired at 59 and honestly, I wish l'd done it sooner. The 9-to-5 grind always steals your freedom for a paycheck that barely scratches the surface. My advice? If you're in your late 30s or early 40s, start saving for FIRE now (Financial Independence, Retire Early.) And if you're in your 50s, invest smartly and break free from relying on your job. Market trends, like the Trump Effect, have made millions for many, including me. Stay focused, stay consistent, and remember financial freedom is within reach if you make it a priority.
Exactly My point! The 9 to 5 grind is just not worth it the stress and low payoff. What specific steps did you take to break free?
Working with Lorrie Greta Hillard, a financial advisor, was a game changer. She helped me refine my savings strategy, including retirement planning, and provided expert guidance on investments and budgeting to maximize my savings.
Got it! Thanks for the tip! I was curious, so l looked up Lorrie
9-5 is a complete waste of time!
"Wanna go to Iceland" LOL you are a MAGA?
How would the refinance on a higher price work purchasing at a higher pro Forma price using this method
I don't feel bad you got laid off. With 52 units of RE. Perhaps your manager felt you were the one best equipped to handle it too.
Unfortunately your experience is becoming pretty common these days, not just in pharmacy but in the corporate world in general. In this age of economic hardship for many and a gilded age for the elite, workers are treated more and more like numbers, or worse, like cattle, as purely a material resource to exploit them spit out. It's a total dystopia out there.
😮
That was toxic place. This will create another good opportunity.
Your transparency and authenticity shines through on your podcast. By being truthful and heartfelt, viewers will be drawn to your podcast. Well done!
Yes good to hear the truth. It hurts, but it sets you free.
This sounds very similar to my situation working for the same company. I was a tech and not certified. I originally applied for the front end as management, but got talked into pharmacy. I lasted a year and even did a transfer, because I thought it was just the pharmacy I was at. My next store was better, but still toxic environment. When I say better it was bigger and less people. I was so negative because of the environment. I had a mental break down. I honestly didn't know how bad it actually was until I left the company. Never again.
Yeah that steady pay is a motha!! For 15 years I sit in an office once a month as a beauricrat cause they need my license. It 5k a year, easier then breathing. Just sit there and watch TH-cam for 8 hours. In 2010 some law for drug warehouses blah blah blah I want to quite but it gets me out of the house and it’s flexible if I’m out of town
Omg from 80-2005 I use to abuse the directors and dist mng’s , cussing them out , pranking them… luckily my state has wire tap laws that favored me😂😂😂 and if the f’d with me I’d get a new job and a raise the next day. Guess it’s different for you, this is all you have known. SOOO glad I retired early. You got to get out, cut your losses, live under a bridge for awhile😂
They are probably bringing the Hindus with hb1 visas
I worked at Walgreens for 2 years in the early 2000s and I trained a bunch of people that made more money than me but I never cared as long as they were cool but my big issue with Walgreens is that they really over-promised and under-delivered on growth in the company and seem to lean in to nepotism a lot.
I had a similar experience as a pharmacy technician. This was decades ago. The environment was toxic as well.
Pharmacist here. I talked to the tech behind the counter. They are still cutting hours. They must still be doing it. If every year you have to cut hours what are you left with. Its all about that managers year end bonus.
Steven! You should apply to work for the State of California, working in the prison as a pharmacist for life!
Our Creator is Always looking after us, he's leads us we have to be in tune to listen. You were listening Steven and your perseverance was rewarded! God bless you always🌸🕊🙏✝️
Same for us customers. Most retail pharmacy's the staff is flat out rude, disrespectful and give zero help, especially chain pharmacy's.
You have bid on this deal for a while, Did the seller accept any one of the three offers?
Seller under contract and in escrow . I am waiting to see if it closes or not
@ just like Mike Z. said. Follow up!👍
What about the afr wouldn’t a rate lower than what’s posted hace tax implications?+PMI on this blended offering , curious if it’s required.
I would never be an ugly person just to fit in with other ugly people. That is mob mentality and a job shouldn't be like that.
I was fired from a lot of jobs for either not learning, fast enough and/or not working fast enough.
What about FHA loan?
Steven: i have some money but don’t want to go look for multi-family, inspect the property, hire a property management company, go to the contract signing etc. are you willing to accept a partner? If yes, how much money do i need to bring to the table for this partnership?
Right now , only looking for private money lenders where I just pay an interest rate depending on the deal. Any interest in that ?
@ sure…send me the details. What is your contact info?
@@stevendnguyen how come my reply got deleted? How much are you looking to borrow and what interest are you looking at if i were to lend you some money?
Thank you!!!
I graduated in 1991. Worked for over 25 years at various companies and environments including a prison and Medco. It used to be a good profession. It isn’t any more. When I graduated I never applied for a job. They came looking for me. Then they started pumping them out like crazy. The profession was cheapened. The chains started to merge until there were only a very few. I walked out of my job at CVS on Christmas Eve wearing elf ears when my supervisor came in to write me up over not hitting metrics even tho I had no partner and no trained staff. I’ve never looked back. I just retired. It’s a horror show now. I would not suggest anyone go into that profession now.
I’m 58 years old and I gotta tell you I am so tempted to go get a job and run into some person like this and put them in their place cause I don’t need their money. Oh my gosh luckily I never had any boss treat me bad or any other employee treat me bad even when I was a young kid working at Sears at 16 all the way upand now I’m self-sufficient, but I can’t stand those kind of people. They’re usually lower intelligence insecure and really deep down probably have a lot of personal problems. It’s sad so we just need to try and feel sorry for him, but they do need to be put in their place.
Workplaces in general are toxic in some way or another. It’s always the I knows vs I know nots. I always remember this line in a song “they smile in your face all the while they wanna take your place”.
Here's the thing. Think about being a tech before going to school, or while in college. Too good to be a tech? You learn a lot being a tech.
you felt that black cloud? it was her the female boss, they typically will not speak honestly with you. Nobody would make her happy. ask women how they like to have women bosses.
I have rental n other properties but the thing I do not like is paying the property taxes. They become liabilities every January to pay this bill.
Good lesson in learning those people aren’t your friends. They will run and tell the boss what they think of you. You thought you were doing better and they had already cashed you in.😢
I found your channel by mistake in glad I did
Steven, you sound like a good dude! Those people are just jerks.
Was that the Walgreens on Santa Cruz Avenue in Menlo Park? I’ve been going there and they are bad service. A lot of times they don’t have the medicine! And the line is always long.
Welcome to Western civilization.
The stress seems to build from day to day in pharmacies - at least, according to the pharmacists I've talked to. These pharmacists seemed really stressed out........
yooooo i'm a pharmacist too!
I’m in Oklahoma and looking for a partner on a 132 units , let me know if you’re interested
I went to a Walgreens in West Knoxville Tn. Years ago and was looking for a replacement button battery, I looked around where the cameras were because they take a similar battery but didn’t see what I needed, I asked an employee where the button batteries were and she answered me in the rudest way possible, she said “ I don’t know but 16:38 maybe they are over there under that big sign that says batteries “, not sure what her problem was but I never forgot that encounter and didn’t go in a Walgreens again for years. After I heard how bad you were treated it makes me wonder if there is not a culture of rudeness in the company and my encounter wasn’t unique, anyway I’m glad you got out and found success elsewhere.
You're right! About 90% of bitter and rude people work in customer service nowadays, unfortunately! Walgreens in SF is pretty bad in this aspect.
Solid
