Hi - I'm Dr. Steven Nguyen, PharmD, MPH.
I currently own 51 units of real estate while working full time as a pharmacist without any partners. I gross over $50,000/month in rental income and net $10,000/month which is enough to replace my W-2 income yet still continue to work to show you it's possible to have a high income W-2 while owning a larger real estate portfolio. Appreciate the honesty that your job is making the majority of your money, but doesn't that mean that to get to your level of success, we would need to make more from our jobs to leverage off of? I assume most of your viewers aren't making 200k a year from their jobs
Thanks for sharing. You say compounded over time, but it all happened within 4 years of graduating ? Could you break down how much you were investing and returns on assets per year? Did you 5x a 100k investment ?
I don't see how you're wiping 250k of student debt in such a short time 4 years given you're only bringing home 5-8k a month at a 60-80% savings ratio before expenses, tax, you also invested and maxed your IRA and have 100k in it? The math doesn't make sense unless you received external funding. Also this 250k would also be incurring interest? Math aint mathing

Why do you still work a W2 job? If you freed up that extra 40+ hours a week to instead scale your real estate, wouldn't you be making more money for your time? Not to mention you're paying half your salary in taxes (IIRC you're making like 400k/ yr or something?) Also the W2 job gives you less freedom with your time because you have an inflexible work schedule.

Thinking about it. I can pay off my primary if I sold a high equity rental and used the proceeds to pay off the primary.

How do you see rent growth in Huntsville when the largest employers are defense contractor? Other than that will be the local government jobs. HudsonAlpha is non-profit research facility. This is an example how much a military person salaries.
There is lots of building going on in Huntsville so more supply coming which may cause rents to flatline for a few years IMO. Rent has trended down for me since 2021 peak ($2100) to about $1900 which is about right.
@ Hang in there! Oversupply leads to tenant competitions. The A class build have deep enough pockets that can offer “move in with us and first two months free”. We have seen this back in GFC in the Bay Area. How do you do all these tax strategies without using a CPA?
After using Turbotax for 7 years (maybe one day they will sponsor me!), I learned a lot about taxes and it's pretty user friendly. In addition, I listen to a lot of podcasts/youtube channels about taxes.
@stevendnguyen what if the IRS does audit you?
Thanks for this video Steven To clarify, you said you are currently carrying over 300 or 400k in passive losses from your previous renovations- and waiting until you classify as a RE professional status to "Activate" these previous passive losses ? So you haven't taken advantage of the renovations' passive losses yet - correct ? Essentially saying if you plan to qualify as RE professional status, no reason to accelerate Depreciation until then? At the point you'll be able to write off 300 or 400k off your active income that year and get a nice check back from the IRS. Then going forward, use Cost Seg analysis to offset active income for each unit you purchase.
If you refinance your investment property does your depreciation reset as well?
No, depreciation on structure starts the moment you own the rental. You can write off the refinance fees though .

Thank you for your valuable insights. I find it interesting that people obsess over 'passive income' but in reality, it can lead to boredom and a lack of purpose. It is the chase of something, the journey, that is fulfilling. Obtaining it is far less rewarding.

I have systems and teams in both areas that are managing my apartments . Easy for me to scale up now that a team and system is established

Thanks for answering my question! I only invest 1% of my net worth into crypto. I see it similar to buying insurance. If it does become embraced as a true store of value or currency I want to make sure I have some of that exposure. I agree with putting most of your investment capital into your areas of strength.
