Great info- a smart investor once said don’t buy something because its cheap- cheap crap is still crap…..with the flooding and insurance situation prices have to fall by more than 50% for the risk reward to be worthwhile

Hi, thanks for watching. Florida’s population is actually growing quite a bit - about 3 million in the last 5 years. Our property tax rate average is ranked 26th as a state and our overall tax burden is the 4th lowest in the country. Insurance rates have gone up considerably in the last few years, but as long as you buy in the right areas and the home has proper windstorm protections, the rates can be much more palatable. Older homes in lower flood zones with no storm protections are where the rates will be highest.
