No lie, you have some of the best personal finance and investing videos - hands down. A lot of other TH-camrs lean too heavy on self promo and get side tracked but you keep it straight to the point and give a no BS look at house hacking. Congratulations on your first investment property! I started with a duplex 8 years ago in DC. It was the best investment I ever made. Better than my college degrees IMO. I house hacked as well. With my triplex I realized I didn't want to live so close to my tenants and so I moved out after less than a year...Both of your units are beautiful, not overly done up but still very nice. I have to stop myself from doing too much renovating...though expensive, it is addictive...However, I make sure my units are nice and somewhere I could live.
I love both floors, but the upstairs gives me a feel of more private and cozy for a single person or a couple! Both are beautifully renovated, good positive vibes, and great information!💕

Thanks so much for watching :) I just posted a video analyzing a duplex in OKC. If you used FHA to buy your property, I think you only have to wait a year to get another FHA loan. So house hacking might be close in your future!
Congratulations! That’s a beautiful property! I believe that you did the right thing. I used to rent a property which was located on the bottom floor. I would express to the landlord about the noise and the tenants proceeded to make more noise just because I complained. It was a complete mess! Never again!!!

Hey Lili, great video and thank you for sharing! Did you buy the property for great sunlight or to make money? If it is to make money, I think you should rent the upstairs unit and live in the downstairs unit simply because the added value of the sunroom can equal additional rental income on a consistent basis. Since you travel, Air bnb would still be great downstairs and gives favor to your long-term tenants so they don't hear footsteps. Just ensure tenants meet your criteria and respect the property.
Beautiful spaces. I love the French doors, cherry wood. If you're not home much, the upstairs was a perfect choice for you. I'd love to find a unit like this!! What a gem, Lili!!

First off I love your vids. You’ve been my number one TH-camr for my realestate. Journey. You helped me get my first duplex. I’ve been here for 7 days now and I still can’t stop smiling. So any way my only concern would be your choice to have the Airbnb upstairs above your tenant. Depending on how often you go on trips, maybe you should move down stairs and sacrifice the foot steps for your long term tenant. But just a concern not a suggestion
I like both units for different reasons. The sunroom upstairs is everything and would be the main factor of my living upstairs. I do like the downstairs unit as well. The larger bathroom and the kitchen layout appeal to me. Congratulations on a beautiful duplex.

I think you made a fantastic decision just due to the fact your mostly on the road. The airbnb is a smart idea especially for the sun room, can definitely charge more for that. Making passive income on the road. Although the bottom one was my favorite lol.
