    Hi, really nice and informative video. Thanks for sharing this information. I saw your other videos also on the same topic. Those are also look very helpful.
    I need some guidance on below two points:
    1. I have started searching properties in Undri area on property websites (magicbricks, housing etc) and I get the calls from many agents. I want to know is it ok to go through broker/agent or should approach the builder directly? Agent takes brokerage changes (approx 2% as I was told by one of the broker.) But somebody told me that if I will go through broker then he will help in price negotiation and will get me the best deal. But again if broker will take the commission and helps in reducing property price then broker is the right path or approaching the builder directly?
    2. I just started my property search and going through different property website. It's very confusing and distracting. All the properties looks kind of similar ;). I saw your CREDAI video also.That is also one way to search the properties, but I think the expo for this year (2023) will again happen in September. Is there any other way also for searching (the area is fixed i.e. Undri and looking for ready to move in or possession max 6 months)?

      Thanku. The answer to your queries is:
      1. It varies for different projects and brokers. Like if you go by channel partners they won't charge you anything and work just like brokers.. I have not met any agent during my hunt who charges customers. Still I would suggest doing price research by yourself first for any specific project then go for telephonic conversation with the builder.
      2. The best way is since your area is confirmed, note down all the good projects in that particular area and visit personally. In order to get a good project this much effort is required
