Aur humne 18.5 mai liya hai
To builder muze bol raha hai use pura 18.5 lakh par 18% GST lagta hai
Aur builder govt valuation ka dega but remaining matlab 3.5lakh ka 18% muzhe builder ko dena hoga

I'm looking for a 2 BHK flat in Pune to buy but to rent out for some years. My budget is for 50-60Lk. I would like to have a list of projects which will be easy to rent out at the earliest or within a year. Can u help me out with such locations and projects.

Thnku.. renting out depends on the location of the flat, so I wud suggest buy near to any of the IT areas(eg: Hinjewadi). It will be easy to rent out in that case.

Why does everyone look at only the final price/number of bedrooms and not actual square footage of the flat ? So a 2BHK can have a 500sqft area and at same time 2bhk can be 1000 sqft... No one focuses on rate/per sqft.
Most of them does. That's the reason a 2bhk can cost 40 lakh in same society and another 2bhk may cost 50 lakh. And you are right one should look that aspect too while buying a flat.
Are all these properties under construction or ready possession? Area you mentioned was carpet & not super built-up?
Carpet area.. As I believe in knowing carpet area..also most of them are under construction..

Some builders do not have good reputation as you mentioned in videos. They hv very bad reviews on google.
Might be, as I hv already said in the video that this video was about the pricing only, regarding reputation of builders every individual have to research by their own. Don't merely rely on anyone's advice. Also I always advise other than Google do check rera for sure

It is a good township with huge area, location is a constraint at present, I always recommend to verify and search thoroughly before finalizing any property.

According to me Undri location is still under development so rent wise m nt sure u will get much returns. But u may find affordable rates to buy a flat at present.

Location itself is far from city, if frequent traveling to mumbai is ur thing then may be consider this location but not sure about Godrej there, as per online research- flat size is small considering price also it's the starting of project.. still I will suggest do visit in person at site. In general in Pune I have seen open space to construction ratio is very bad. Luckily Bangalore has enforced such rules. Pune is loaded with builders and buyers from Mumbai and that shows in their shrinking apartment sizes and lack of open spaces within society.
