    Been scanning through loads of flat roofing vids and yours is the only one I’ve found that’s remotely correct. Apart from doing the laps at the end I can’t fault anything else. Even down to the 45° cuts in the laps. 👍🏼

    But I weld the whole roll at once saves time rather than having to go back and torch the laps get a pull stick stand on the opposite side walk backwards and torch

    Great video, thank you. Getting ready to do my commerical property to reduce cost. It just blow me away, when the material is only two tenth of the total contractor estimate. Three long term objective is to get lots of moderately priced jobs, and not just one high price job. Roofers contractors will be losing lots of money and running out of work.

      Yes, we always recommend getting three estimates. Very few contractors will give you an itemized quote.

      Hello, thank you for the question. It is always best to follow manufacturer's specifications. You can install a peel and stick base if it has fiberglass so it won't burn. I would ask the rep of the product you are installing. You can get this information from your supplier. Just ask if you can have a sales reps number so you can follow their specs. The fiberglass base is mostly to protect the wood from burring and allows for expanding and contracting. You can install base on almost any nailable surface.

    Crazy how you guys do it in US . We use torch on sbs in uk but we use a roll bar , eg roll out felt to length ,cut , wrap it and roll it back with steel tube inside. We then heat it in the front contact point and roll it out with your foot as we continously heat, by putting the right pressure on the roll and even speed we get a perfect 6mm bead out of roll I can personally lay 150 m squared a day give it ago

      I know some roofers that use Modified SBS. It is interesting how many different ways there is to torch. Some roofers stand on the roll and some pull. I generally like to torch the whole roll. However, for the sake of the video it was easier to explain this way for people who are learning to control their flame.

    How do you do an inside corner? Mine transitions into the siding. What do you run up on the vertical surface? All 3 layers? Then compression bar? Do you Mount the compression bar underneath the siding on the sheathing if you're redoing the siding anyways or does it have to be on top of the siding? I'm guessing you use OSI quad?

    Use a heavy duty four-inch steel roller with a wand handle. This is a two person job, one heats it up while the other one rolls the seam to push out the bleed out. But truthfully we use a 25 gallon propane bottle. Then we use a dragon wagon torch which does the entire sheet at once. Plus you get your proper bleed out.

    What is the purpose of the "smooth" layer. I can see that it adds to overall thickness, but once you "lose" the top layer, the smooth layer wouldn't provide any waterproofing without the top layer--or would it?

    How do you personally determine wether to use a single or double ply torch system? Also what are the benefits of one over the other, I’m assuming the double ply lasts longer and possibly has better insulation values?

      Hello Precision Roofing,
      Great Question, I personally determine one over the other if there is a living space or interior space being used:
      if there is living space or interior space being used i always will go double layer of Modified Bitumen with a layer of nailed down fiberglass base sheet.
      If it is just a outside patio covering or a shed I will install a single layer Modified Bitumen, a layer of nail down fiberglass base sheet with mini smooth torched underneath the drip edge metal and underneath penetrations.
      Benefits of going Two Layers.
      Thicker membrane that will hold up against HVAC units having to get serviced and accidents happening such as drills dropping and causing a hole.
      Will hold up against any nails back outs from expanding and contracting of the wood deck. sometimes nails will back out of an old structure or home.
      Last Longer
      better welds in-between plies. For example your are welding directly over modified bitumen torch down as opposed to base.

    I already have an old modified bitumen flat roof. I want to install another layer of modified bitumen on top of the old roof. Can I just put a layer of that sticky black adhering membrane to the old modified bitumen and then torch down a layer of granulated modified bitumen? Thanks!

      Hello Christopher, great question! You can install a layer of fiberglass base sheet over the existing using metal cap nails. Then you can install modified bitumen smooth or granulated over the base for better adhesion. I do not recommend applying torch directly over existing unless it is pure smooth modified bitumen.the granules and dirt wont allow the new layer to adhere as good. It is always best practice to remove the layer to check the deck for any dry rot. Here in San Diego Local Building Codes allow for 2 layers at most. Best places to get these materials are roofing supply yards like ABC roofing Supply

I wonder if I can put a self-stick asphalt layer over the silicone and torch a layer of granulated bitumen on the top since asphalt doesn't stick to silicone?

      @@Chris-uh7nm A peel and stick membrane will not stick to silicone. The only material that will stick to silicone is silicone. If you would like to install a layer of modified bitumen over existing, you can definitely nail down a fiberglass base directly over the roof. The base is nailed so it does not have to stick to the silicone. once you nail down a layer of fiberglass base the new modified bitumen will stick to the fiberglass base sheet no problem. You will also need to break off all the collars around vent pipes and trim the old drip edge flashing and dispose. They sell a mini smooth version of the modified bitumen torch down so you can sandwich the drip edge metal and flashings. You can get all this material at a roofing supply yard. with these terms i am using they should be able to help you out.

    Base, mini around parameter, proper metal for situation + primer top, mastic joints, 1/2 fire board over base up to the mini cover field (also not a "ply") then 1st ply smooth entire service, flashings, drains if any (special details there) mastic bottom primer top, custom smooth over flashings, drains....then 2nd ply granular or 2nd smooth for 3ply systems ie uv coating. Stay thirsty bro, Steeper the better;)

      I wish! That is a badass system. It’s hard to compete out here to install that system! I have to explain why I am too high compared to other contractors when they are selling a “two layer system” that consist on fiberglass base and a granulated roll. No mini no primer etc. how much per square on or about when you install that system on a 8-10 square roof if you don’t mind me asking?

    At minute 5:58, you tried to differentiate the fiberglass and the "smooth"? I didn't quite get the name of the adhering black layer you called "smooth (?)" Can you spell for me what's the name of that sticky black layer? Thanks!

      The smooth is a pure form of Modified Bitumen Torch Down. There are brands such as Apex Or Dibiten that manufacture smooth. Fiberglass base sheet is a base layer that prevents the torch from burning the wood and attaching the system to the deck. A manufacturer that make this product is GAF it is called Tri ply #75 i hope this helps?

      I applied a nail down base. It doesn’t need primer. I only have to apply primer to non asphalt based materials such as flashing and cement walls

      Great question! Unfortunately we do not work in Jacksonville, FL
      We are a Southern California Based Roofing Company.
      1400 square foot roof depending on the details can cost $11,200-$8,400 for two layers of modified bitumen with a 20 year limited warranty from manufacturer and a 10 year workmanship warranty.
      I hope this helps. The price might be different in Florida.
      I recommend getting 3 quotes
      1 from local roofing company via Google search
      1 from people you see on TV/vans in your area. They might be pricey but you can see what they have to offer.
      And 1 from a recommendation from a friend
      Stay away from roofing companies outside your city. You want to have a roofing company that is able to stand behind their work.

    Cutting a 45 so you don’t have a t lap is the way the company that makes the mod. Bit. Say to lap end joints so your doing the best way possible.

      Yes, we do have peel and stick. However, this is a torch down system instructional video. We usually use peel and stick for valleys and eaves for tile, shingles or the entire roof for metal. i could make a video of those processes soon.

      @@Brandon-no3vc Here in California you cannot install shingles on a slop lower than 2/12. Manufacturer's will also not warranty the system. Also here in California even if you have the property owner sign a waiver stating that you are not responsible for any leaks. You will still be liable for damages if a leak would occur because your are the licensed contractor. You are responsible to help teach the property owner what they need. Be careful when you install shingles over peel and stick for this reason although it may work to prevent leaks. Even though it is a self sealing membrane the trapped moisture can shorten the life of the shingles. Check with local building codes or Manufacturers specs to see if they warranty on slopes lower than 2/12.

      @@Brandon-no3vc I’ve only done that twice for low slope metal. I don’t like the idea of peel and stick over plywood because I have uncovered a roof that had peel and stick. It was super hard to take off. I wouldn’t want to do that to another contractor in the future. I also think that it doesn’t allow the wood structure to breathe fully even with vents. With expanding and contracting I feel like it will fail as everything else does with time. Felt paper can expand and contract better with wood because it is nailed. I feel like peel and stick will crack at the seams of the plywood because of constant expanding and contracting. That is just a theory of mine.

      @@colinmintuck3297 This is a hot system. The asphalt is on the back of the roll and it melts like hot tar. The base helps prevent the wood deck from burning and also attaches the torch onto the deck.

      Protection Board/black board? I haven't used that on a torch down app system. Is there a product name or manufacturer's product name? I'll look into it.
      I usually install ISO as insulation.
      I am open to options. Fiberglass base works well. I have never had a problem with it. I just want to see what advantages the product you use have over the fiberglass base.

      @@tylesveque2373 I’ll try that next time. I just don’t like the risk of it getting too hot and having my guy leave a shoe print on the finished product. I understand you can put granules but I do a lot of residential so the granulated layer needs to come out nice. On a bigger roof I can be consistent enough to do the full roll.

    I have a new guy that and he insists that the less metal caps the better since they can ‘raise up from the heat’ I said no we cap down just like roofing paper that way the torch don’t blow the paper up letting the fire get to the wood causing a fire and that those button caps help how the roof down since the top is torched to the base. I said what holds that base THE CAPS! I told him you might as well not cap it and just torch it down let the wind come and see what happens. There’s more to the story but I was taught Bain down accordingly heat up the base then the roll then roll and step. This guy torches the rubber so hot when it’s all done it’s looks like drag strip burn box. There’s no nice finish and looks like shit.

      not wrong. Peel and stick is just another option for these flat roofs. Torchdown is much more reliable than peel and stick.

      @@JoseFlores-qn3us fast and stick, is not a peel and stick. It's a 180 base sheet, that gets screwed down on. Google it. Your wah is not approved by any manufacturer for wind uplifting.
      But what do I know. I'm only 20 year roofer, who's a red seal roofer, Owns a company that dose inspected roofs ie.... warehouse ,hotels, etc haha.

      @Edgar Baring go look up the winf up lift. You are doing a single-ply roofing. It will last 7 years and no longer. You my friend are making roofers look bad. I have been Roofing for 22 years I'm a red seal roofer. I do jobs that are 650 plus sq. I estimate them I spec then and I help do them. Come to b.c I'll show you how to roof the right away

      Nailing sanded base ? Brother use protection board like u should be . That's vapour barrier basically if your torching . Nailing it ? Might as well put 200 more holes lol u should be fired

    Why do you install cheap materials. Have a little more pride in your work. Black diamond adheres to the roof to prevent wind from getting underneath.

    Don't mean to correct you but that's not why you cut a pig ear.. you cut it to avoid the built up (double layer) on the lap. The bottom of the 45° should meet the next lap. PERIOD
