    Good to know about the unfixed interest rate which the banks usually don't explain to clients. As we see the banks always on win win situation 6% fixed interest in 5yrs but may jump up to 12% int from the 6th year onwards. If you dont have tenant you have to get from your pocket for the amort. I believe the best to invest in condo is to avoid financing better find a second hand unit that is in good condition and you can afford. Tenants are not asking if your unit ìs a first owned or second hand, but as inflation rategoes up renting rate follows.

    How I wish I could turn back time to 2010. When prices of condo Units were relatively affordable. I would and could have done the same thing. Time flies so fast. Its 2020 now and the value of the property doubled! Wow that's a really good investment. Best part Is the unit is fully paid.

    The question there is pag for rental di agad agad napapa rent yan sabihin na natin napa rent mo max is 1yr di namn lagi napapa rent yan so dapatmay extra pera ka pag wla nag re rent jan.and second yes nag a appreciate ung value ng condo depends sa type ng unit and f studio yan di dapat malaki rent lalo na pag bare unit na wala laman sa loob😅

    Please include the miscellaneous expenses such as monthly maintenance fees, insurance, fire environmental safety fees and if may agent ka pa another one month rent commission.

    Pag aralan mabuti pag bibili ka ng condo meron place na mahirap magpa rent meron din madali. Meron ako condo and good sya as investment pero iisipin mo din yung mga hidden payment na di sinasabi ng mga ahente the best is buy a property sa mga prime location at mabilis ito ma rentahan so far yung condo ko si client na ang nagbabayad ng almost 70 percent monthly... kaya malaking tulong btw OFW pala ako... hindi ako ahente

    Ideal yan pag regular na may nagrerent sa unit mo, paano pag madalang yung rental? Kaya mas mabuti pa rin paid off na yung unang unit mo before you get another unit.

Question po: If yung condominium meron po syang history ng bad publicity due to earthquakes but the management claims that they have already complied with the city govts bldg requirements. Should I still trust that condo? Kasi dba, nag comply lang sila, after may huge cracks after the earthquake. Salamat po sa sagot.

      Depende po yan.. Pag aralan nyo muna mabuti un property. If that news is true. Wag muna maniwala sa mga news. If totoo, then look for other options. Theres a lot of reputable developers na maayos gumawa ng condos.

    Hello po. Just subscribed your channel. We got married last July 2019 and plan nmin ng husband ko na bumili ng condo khit studio type. Maliit lng sahod ko, and sya kksimula plng mgwork s cruise ship, meron po ba RFO available na khit 20k budget nmin for month? Ngayon ksi ngrerent kmi ng 9k. Sayang kasi wla mpupuntahn pera nmin, kung sa condo naman, mggmit nmin sya as invstmnt for the future n din.

    Hello, I'm planning to start investing po in a pre-selling condo unit. Kapag na-fully paid ko na ang downpayment tapos hindi naapprove ng banko ang loan, mababawi po ba yung downpayment ko? Wala pa akong credit history so wala pong idea kung approved or hindi pero ok naman ang sahod

    Firstly, thank you sa vlog Sir Wil...From your point of view, is it good to start with bigger units like 2br or should i start with smaller units..Which one po is in demand for rental and resale? bigger or smaller units in business district areas..Also, i noticed smaller units are more expensive per sqm..

      hi I'm a real estate agent. if you're a first time investor u should start with smaller units just like sir Will did, You can get to bigger units whenever you know your system and you already have the capital to fund the bigger units. It really depends on the goal you want to achieve whether you want your investment as short term or long term investment. If you want short term investment pwede mo pong gawin is buy a property then i hold mo lang for a year or 2 then sell it or buy a Pre selling condominium or house and lot then after turnover ibenta niyo po for profit. If you want to invest in long term investment what you should do is rent or leasing ng property niyo and you can also consider to Airbnb for Potential for high returns but you will need a help from Property managers to manage your property.
