    Ok... I'm 28, I make 100k a year, probably 120k soon with a new job in discussion. My wife make 70k a year. We're in an old, not so good 2 bedroom apartment in Montreal and we're paying 870$ a month. We're tolerating this unit as we hope to buy in the next ~4 to 5 years.
    This video almost made me cry, how on earth could we afford that much, I mean, 550k for a 2 bedroom, from the price I see everyday, it's not even the priciest units. It's depressing, literally. I work like a fucking dog every fucking day, I'm far from the lowest paid here, and even in my situation it seems unrealistic and almost impossible to be owner one day. How tf did we ended up here ? The economy and this country are sick.

      The economy makes absolutely no sense. I really really really feel for you. Honestly I have to help my parents pay their house for this year so they can at least start saving up some money. Nothing makes sense anymore. The housing market needs to crash.

      If you’re making that much that young in your career and paying so little in rent, you should be able to save up for a huge downpayment in no time. Keep saving and hopefully the market in Montreal with stabilize, hopefully in the next few years

      I’m literally in the same boat @sneyek 130k-145k plus wife at 55k and still struggling to find a livable place that isn’t past saint Jerome or Boucherville - not just real estate market in Montreal but general cost of living have gone up way to much in recent years

      the only advise I can give you to do a downpayment even its 5 % and own a home. I moved to Canada a few years ago, single and bought a condo. You guys have two incomes!!! I had only one.

    In the U.S., housing market has gone through the roof to where me, my partner, and 2 of my buds are sharing a house. It truly discourages anyone, at least in 2024, to buy a house anymore. Hopefully, when the housing bubble bursts, I can come back to this vid whenever me and my partner are able to afford buying a home in the future!

    Thank you for this video! I think there is definitely a split in viewpoint of living affordability between older and younger generations, and having this video to refer them to is great! I live in the SF Bay Area, and most of my coworkers either commute from 45+ min one way and live with a roommate, or live much closer but have 3+ roommates, and our pay is by our job standards pretty decent. And yet, we cannot afford to live independently and it truly makes for a demotivating environment, and has me considering a move to another country where cost of living is better regulated.

    Stuff is way too pricey these days. When you see Americans packing up and moving to so-called "third world countries" because they can't handle the costs back home, you know things are seriously going south.

      I would stop calling developing countries " 3rd world " when most so called 3rd world countries offer peace, comfort and safety than any developed countries ever do, sure they don't have ur usual star bucks or mc donalds but trust me they do offer better than any of that stuff.
      Go visit countries like Sri lanka, Indonesia (bali), Malaysia and see the truth for urself

    Renting is fine if you are young and are uncertain what you want to do in life or where it will take you. I rented for about 1.5 decades before putting down roots in a very nice small town in the middle of nowhere. If I want to do things in a larger town, those towns are just an interstate trip away.

      The problem with renting nowadays is that it cost way too much. 2k, 2.5k for a 2 bedroom unit in Montreal ?? How people are supposed to save money, even on a 15 years period to be able to afford down payment ? ^^'

      @@Sneyek You don't have to live in a big city. There is the option of living in a smaller area and working remotely. Not every profession is able to do that, but if you can, why not consider it? Also, in a smaller town, you might get paid less, but your expenses can also be less. Really it depends on your tolerance of cost vs. convenience.

      @@Sneyek Idk… it all comes different in comparison. Eg I live on Balkans where I pay about $1400 for a decent 2br in a city center including a parking lot and utilities. But my income is about 70% of a similar position in Toronto or Vancouver. And then you have SF where you can make 2.5x more but will pay $4k+ for a 2br. Honestly, 2-2.5k for a 2br in Montreal doesn’t sound that bad at all.

      My previous job was 100% remote. My next one will be 100% on site. Same job, just a bit more management. I work in VFX as a developer, so literraly 100% behind a screen. But a lot of companies don't want remote. It's already hard to get a job, especially nowaday (in VFX for what I know). If I move out of the city, what I want like crazy, I would have to refuse ~50/60% jobs. In my situation, it usually mean no job and no more work permit, so I would lose my wife. (-> We would find a solution, but it mean she also leave her job and we lose everything we built together).@@mllarson

      Well, it really is, as the income did not increase. Or just a bit. For instance, we were looking for a new condo 2 years ago, one we like was 1600CAD. We did not take it, one year later ? 2200CAD. Now it's like 2500CAD. If the price is not the problem, the speed at which the cost increase is.@@konstantinu8808

    Location plays a huge factor, where 6 figures can mean more to you. For what you got your condo, you can buy a 3 car garage home in Utah (4000+ sq/ft). I understand this video is about buying in your 20's, but my point I am pointing out is location really matters. To the younger generation, take care of your credit score! Check different cities in your state, some offer USDA loans where no down payment is required for a home if you make less than $110,000 yearly, pretty neat. Interest rates are high, but don't let that stop you from buying if you can, interest rates will drop and you can refinance to get that better interest rate. Thanks for the great video Andres.       I used a USDA loan to get a nice house in a small town. It costs more in the long run since no money down, but it's a legit option if you can't (or don't want to) put down a large lump sum as a down payment.

      remember, you can ONLY refinance in the future if you have equity. If you buy out of your means now, you won't even be able to refinance later.

    Great video! I was lucky enough to buy a condo in 2023 in Toronto. One thing to note is the land transfer tax + developer fees are insane in Toronto. I paid like 20k extra just for the developer fee and the land transfer tax is double in Toronto than it is other cities in the GTA. I wish I bought in Montreal 😂

    I went through a very similar process last December here in Brazil. It was an older unit on a way simpler condo but still, down payment, bank insurance and fees, property transfer tax and notary fees made up a big amount to pay on day 0. It is surely a huge initial wall anyone in their 20s have to overcome. It’s sad how hard it is to own one’s home. And that seems to be worldwide.

    In may country you can buy / build a house for 50k for 2 bedrooms up to 100k for 3 or 4 bedrooms , but the salary of a good paying worker is around 5k per year , and it sucks man 😢

    This is an awsome vid. Question tho, with what you paid in total for your condo do you really feel that it was worth it value wise compared to getting an entire single family home? I don’t live in Montreal so maybe idk but for me, 500k gets you a big single family home here in the east coast in the US, that’s what we paid.

    Picking up the notary is up to the seller not the buyer, it has nothing to do with buying used or new. Renting an appartment is not smarter, it's just a bit cheaper on the spot. The landlord includes the prices of the taxes and other stuff if the price you pay for your lease, so it's an illusion if you think that renting you don't pay them.

    Yeah, I can't even finish the video. Rates are terribly high. In the 90s, you could buy a condo for 30 to 60k, and monthly payments were low, low, low. Now, no one can afford to buy anything. Even renting an apartment is costly.

    Well do not ever think to move in Greece, I'm paying 50$ for 24 mbps, and I'm getting only 7, my wage is 700$ the electricity bill is 200-300$, every second month, my rent for a 700 sqft is 450$, the water bill is about 100$ and some other taxes about 200$ every single month.
