Hi don- love your spirit attitude and persistence!! When you get your floor down and need to protect it until your walls are up and roof is on I will relare what I did Ina similar circumstance . I was building a 40x40 addition and their was a month interim between the plywood subfloor and the wall framing. Tarping and hoping never worked well for me for extended periods of time! What I did was to caulk any cracks in the deck that paint wouldn't fill and then got some latex paint and covered the entire subfloor( just used paint I had left over from previous use) with two heavy coats. In the interim month it rained several times and their were puddles of water on the subfloor because any floor is not perfectly flat. After it rained I simply went out and swept off any standing water and the sun quickly dried it. Even with several rains and standinwater the floor was not compromised at all !! No swelling of plwood,no water got below that protective layer of paint and there was ZERO leakage to the basement below !! I was very pleased with how I turned out and the framers liked the way the chalk lines were easy to se on the light colored painted subfloor ! It is annoying and anxiety producing to always be checking tarps to see where and if the water has gotten under them or how much the wind is tearing them apart!! I would hate to see the integrity of your floor be compromised after all the careful attention and effort you have put into protecting it ! My two cents !! Have a great day !!!
Hi Don, another idea when you do your flooring to prevent rain damage (like here in the Maritimes) is to put a tarp down to protect the floor, build your walls, then pull the tarp out when the roof is done.

Hi Don. I am glad to see you put the aluminum side down, it should help to keep the mice out. Another You tuber Boss of the Swamp and MBF (New Brunswick), use Bubble foil with the aluminum side down as well. While Bubble foil has little R value, they say it helps with the mice problem. If you put it over your existing Insulation and joints it may help as a vapour barrier and act to prevent thermal bridging from the joists. I am not a professional carpenter, but maybe this gives you some ideas to research and see if it works for you.
Great tips Mush. Hoping once the build is done its very rodent resistant. We shall see. I have a lot of hopefully solid ideas on how to deal with and prevent them.

Yep thats the huge difference between regular construction methods and the build I am doing. I am retired and can be creative if called for and just plain enjoy thinking outside of the box when building.
I'm not a open cell foam insulation fan . Here is why water is absorbed in the event of a leak and more importantly mold can start even without a leak. I lived in forsk wa and remodeled my house there . Forks is on the north end of the ho rainforest . 400+ species of mold there. And my money pit had them all plus some .so I'm a closed cell fan gig time .
Hi Tim: Yes its region by region. Here in SE Arizona open cell is the go to standard for walls and celings. That said floors are closed cell. But can we say expensive?

The rodents here (Cochise) love that foam board too! Ants also like it. The pink foam board is much better, as the rodents and ants do not like it. Make sure you put the foil side (radiant barrier) down, as I have read the shiny foil deters rodents.

Ultimately I decided to stay on the Sea, storms and all, the ability to change jurisdictions without even packing is the best defense against local govs that never use the word or concept of "Owner", even on paid-off land Titles. A well designed cruising boat is also, another alternative lifestyle that is under heavy legislative attack
Great job there Don. Would like to know what you are thinking in terms of ceiling height, heating/cooling are determined in terms of volume so an inch can make a difference in term of overall costs.
Hi Gregory. Yes all of those things need to be well planned out. Ceiling height will be standard 8 foot with drywall covered ceiling and serious insulation in the attic area. I enjoy research and planning so the whole home currently is designed on paper. Sneak preview: cooling will be done with large living area fan plus two mini splits. Heating will be done with a propane wall furnace. Propane tank is already nearby and filled and ready to use.
I live in Hereford and my friends live up the road from me on Moson and a microburst came through and completely took their roof off and blew it down the road! That just happened a couple of weeks ago so yes those microbursts are no joke!

Careful there Kinky, you'll get a copyright strike. Next time you're buying spray foam, get the new Great Stuff. It has a brilliant reusable non-clogging tube. I used one can for over 3 months until it was empty. They have a Pestblock version. Does your wind always blow from the same direction?
Do what I did with a 8x 12 chicken coup, nail directly to joists then put tin or plywood over to make it rodent proof then flip the whole floor over using a tree, chains and a tree..
I would be concerned that rodents will chew on the insulation from underneath and make nests. Some hardware cloth maybe should of been used on bottom to protect the insulation? Good luck with the rest of the build!
the cured pu foam releases easy when you rub your hands with any oil (preferably a clean cooking oil) which can be washed away with regular soap and water...
If you stop using your foam , say overnight, and the can is still half full or so , and you go to use it the next day and it's plugged and dried , just spray carb cleaner through the tube , it will clean the nozzle on the can too !!!! 😊 it will just disappear !
Hey Don, I missed the opportunity to meet up with you while I was down at my property this past week. I was over in Serra Vista a couple of times during the week. I also tried to stop by Jess and Jim's since they live not far from my property and missed them as well. I'll be moving down there come May 21st maybe I can finally be able to meet you in person.
thats where im at is figuring up insulation for the house build. i was quoted 18 to 19k to spray foam a 24x32 house w walls floor and ceiling. thats crazy.....plus the r values needed here are gunna make this interesting and expensive. them sheets of foam board are a cheaper and easier way to add r value to yer building.
Don, great to see you making progress. When I cut that foam I take my circular saw and put the blade on back words, it works great and doesn't cause much insulation dust.

Just a quick observation. I'm more of the use what i have laying around kind if person. With all of the extra wood pieces you had laying around. You could have cut those and used them instead of buying those metal brackets.
You get 50 of these little brackets for about $14. With the price of wood I am not sure how much I would save. Plus the less wood involved (think termites) I figure the better. Good suggestion though and thanks!
Good suggestion John. The answer (hopefully) is that every 5 feet those joists rest on big 6x6 wooden piers. Then on top of that screwed in place with hurricane ties in 2 places. So..... hopefully (crossing fingers) no floor creaking. Stay tuned to see!

LOL @ snowstorm. It was so windy that I couldnt effectively use the table saw. Will employ it later in the build for sure.

You could have used drywall corner bead instead of the brackets. 8 ft section about 3 bucks. Then much shorter screws. Your project looks good buddy!

A electric carving knife works great for cutting foam board. Goog cutting.

If you stop using your foam , say overnight, and the can is still half full or so , and you go to use it the next day and it's plugged and dried , just spray carb cleaner through the tube , it will clean the nozzle on the can too !!!! 😊 it will just disappear !

thats where im at is figuring up insulation for the house build. i was quoted 18 to 19k to spray foam a 24x32 house w walls floor and ceiling. thats crazy.....plus the r values needed here are gunna make this interesting and expensive. them sheets of foam board are a cheaper and easier way to add r value to yer building.
Yeah they really do the trick and are a joy to work with.
Don, great to see you making progress. When I cut that foam I take my circular saw and put the blade on back words, it works great and doesn't cause much insulation dust.

Just a quick observation. I'm more of the use what i have laying around kind if person.
With all of the extra wood pieces you had laying around. You could have cut those and used them instead of buying those metal brackets.
Good suggestion. With the price of wood the cheap brackets were actually a better buy overall.

Faster and cheaper to just use 2x2's to hold insul up.
You get 50 of these little brackets for about $14. With the price of wood I am not sure how much I would save. Plus the less wood involved (think termites) I figure the better. Good suggestion though and thanks!
You should of put cross boards every 2 feet to eliminate floor creaking.surprised nobody else mentioned this in comments.Watch builder videos.
Good suggestion John. The answer (hopefully) is that every 5 feet those joists rest on big 6x6 wooden piers. Then on top of that screwed in place with hurricane ties in 2 places. So..... hopefully (crossing fingers) no floor creaking. Stay tuned to see!
