    I used to live at Sivana Gardens- smaller version, but the same developer next door. They actually have 3 different subdivisons next to one another. These homes are very close to the beach and the road is quiet. One issue I had living there were the constant air bnb rentals/parties, ETC. I rented long term, but both houses on either side were short term rentals. That is one thing to consider if you are looking at a long term home.

    I get the purpose of the video but I'm not trying to throw any shade or hate-I genuinely enjoy the content and understand the purpose of the video. However, it's important to clarify that foreigners cannot own land in Thailand. The most common option is leasing the land, typically for 30 years, while owning the house itself. After the lease term expires, unless the laws change, you would need to renew the lease. Unlike in many Western countries where property often appreciates over time, Thai houses tend to lose value immediately after purchase.
    Additionally, forming an LLC solely to acquire property in Thailand is illegal. Even if you were to establish a business, 51% would need to be Thai-owned. This means that in the event of a dispute with your business partner, they could legally claim your house. Personally, I’d rather avoid the stress and uncertainty that comes with such risks.
    Personally, I would rather invest $375k in the Dominican Republic, Spain, or Sicily, where foreign ownership restrictions are minimal or nonexistent. I’m sharing this because I don't want anyone to be misled or sold a dream, thinking they can pass down an investment to their children, only to face disappointment later. It's crucial to thoroughly research such investments before making a commitment.

      Exactly. Paying a freehold price for a 30 year lease is insane. The only winners are Thai developers. Additionally, the lease extension clause in the lease contract is irrelevant as the maximum lease term that can be registered at the Land Department is 30 years. Also, the enforceability of the lease extension clause is uncertain. Keep things simple. Rent a condo or a house, or buy a condo in the 49% foreign quota, but understand that resale is very difficult.

      I am glad you wrote it down so detailed and SPOT ON. Frankly I am getting a bit annoyed with these ‘digital nomads’ that spend a month or two, three and then think they found a new source of income by promoting anything but the truth. They are just in it for themselves only. And loads of people buy it. It’s close to a scam honestly.

    Thanks Lloyd for showing these properties. Really liked this, but the extra wide angle of the Go-Pro gave a lot of distortion (fish eye ) that doesnt give a true indication of space, and is hard to look at. Thanks for your videos over the years.

    I’ve been on the outskirts of Khao Tao for 3 months, really enjoying it. Getting a car soon to explore areas to build. Will explore south of Khao Tao for that perfect plot.
    My only complaint for most new complexes is the close proximity to adjacent properties and not enough green space. Otherwise internals are generally laid out to my liking.
    Re the outdoor showers, I don’t understand why they’re always so far away from the pool. If I want to shower off I don’t want to trek to it, or walk through cut grass.
    More videos like this around Khao Tao or further south please 🙏

    Excellent Property ! Once I make the move I will lease. My property in the USA has doubled in 16 years and waiting another 4 years before I move and fully retire, making to much $$$ right now to walk away at the moment. Have not seen any advantage to owning in a foreign country at this time. My investments make more than any appreciation of a home or a property in SE Asia that I have seen so far.       I agree, here in the USA any home I have own will go up and down at times, but if you got in in 2001 your home is worth way more than you paid for it if it is nice :) And you can upgrade each year if your investments are doing well year after year when in Thailand :) Loved your comment dude, well said !

    Salt water pool is a chorine pool. The salt is converted to chlorine b the salt water system.
