    Matt, while the river is dry you should dig out a few areas in the river for swimming pools and swing ropes so when the water comes back you have these ready for fun.

      The Guadalupe isn’t that deep, except for sporadict spots.
      Even then, the river authority would have something to say about that.

      There has been this conversation in the comments before and the conclusion was that he can't change anything without getting the proper clearance, which would be difficult, because its a waterway. He could get in big trouble if he changes it and it causes issues down river.

    Hey Matt, There is a silver lining of the river drying up "only 3 months after you buy it". That silver lining being that the resort isn't open yet. Meaning it doesnt affect business at all. Aswell as the fact that you now have time to check the river for any cool stuff thats fallen in over the years and some potential trash cleaning. Atleast its not drying up 3 months after you OPEN the resort.

      I agree, it's definitely a good time to clean up the river since it's so dried up now. Get rid of a lot of the dead fall and especially get rid of any trash and/or junk that have washed down or has been dumped into the river over the years All of that should be doable without any permitting needed.

      Yeah not really, this will affect business in the future. This is not a one-time thing. It won't happen every year ofcourse, but it will keep happening more and more. In the next 50 years there will be more times there will be zero water in that river than it was in the last 50 years thats a guarantee. And yes I am a meteorologist.

    Matt, because the river dry this is a great time to make sure there are no hazards like old metal or broken glass or other dangers that normally you cannot see when the river is full and flowing. You could fix it now and even shape the river to flow better. In the end it will be well worth the time and effort now vs later regretting you could have fix it now. Keep up the good work it will be worth it all in the end.

    Matt I really recommend that you get a dozer in that river bed and flatten it out some it would really make a heck of a difference when the water starts flowing again. We do it to ours every year before labor day and it is nice all the time it fills up evenly and mainly to maintain it is great cause we usually just pull tree branches and old leafs out. #justsaying

    I agree with Eva Elfie. With the river dry this would be a good opportunity to "clean up" the river bed, create better swimming holes ensuring there is no broken glass or metal to cause injury. Possibilities of improvements for the future are endless.

      To be honest, "Pearl" was already beat to hell, by her prior owner(s), and she's been working really hard on the Demo Resort project, laying waste to the two new Ford rentals with a small fraction of the abuse she's put up with. Matt has probably been her best owner, to date. That CAT engine is quite frankly probably the most reliable thing on that truck. (The initial ECU problem was an electronics problem, not an actual engine problem.) Seeing that the door latch lost it's retention bolts, Y'all might want to regularly lay your peepers upon the rest of the truck, looking for bolts that may need a bit of tightening. Pearl may be a bit rough, and seen some things, but still a keeper.

    The massive earthworks is phenomenal . To see you moving all that incredible quantity of rock about and making the berm is hard to believe . What vision you have . It does help me understand how it is that you have acquired the amount of support your have ,because to watch your doings is gripping and inspiring. I think that cave will be such a thrill to investigate, how fabulous to unearth it . Think boats to travel below stalactites with glow worms scattered about reflecting in the water ,and crystals adding to the beauty …….. OOOOH wouldn’t it be loverly !

    I see that as an opportunity to clean up and shape the riverbank how you want. It can also allow you to create a more even/ level riverbank for people to enjoy along with cleaning up the grade into the water. You could take this time to also make the river bed deeper in areas if you want.

      Definitely spend time to dredge the river at least 10 ft deeper for your entire bank and clean up to the 100 year flood plane above it on the bank.

      I agree; the only concern is you want to make it manageable because when the current picks up, you can't use that area if it's 10 feet deep. It could also create a substantial liability having it that deep. Dredging it to 3-5 feet would be ideal, in my opinion. That way, you have some depth but it is still family friendly. @@MrAPCProductions

    You should get the diggers down to the river while its dry . Lots of small gravel for the wall and make the river a little deeper for when the water comes back. Make a few deeper pool areas under over hanging trees for rope swings .

    Hey Matt, I’ve worked in quite a few resorts across Europe and the potential for ure resort is incredible, u should definitely create an archery trail through the woods with plenty of targets for all year round competitions, also building an adults only pool/space away from the main resort opens it up to people who want to enjoy the resort away from the noise, can’t wait for the day I can book a stay 😊

    I’m looking forward to having my 70th birthday at the resort. Only 348 days to go!!!! I’m bringing the ‘51 & the little trailer to park right by the FLOWING river. I doubt I’ll be able to play at the big boys park but I’ll bring my pew pews just in case.

    Matt, when it comes to weather, one thing you can be sure of, it will all come full circle. Don't be scared, in a year that river will be back. We had a similar situation her in WI this summer...terribly hot/humid and dry for about 2 months. Then the skies opened up, that river will be back for sure.

    The berm is looking great!
    But that ring gear will snap eventually, they do not like being welded.
    And also, dig a tanako while the river is down.
    This will give you a chance to groom the swimming area for when everything is back to normal.

    Hope the river returns soon, but on the plus side if you ever wanted to build a bridge across, now is the perfect time.
    With it being dry, building pilings is a lot easier and cheaper vs when there's water.

    Maybe while the river is dry, you could dig out the river bed to make it deeper once it starts flowing again. Deeper means more options like rope swings, inflatable obstacle course, swim up bar, etc.

      all those little cobble stones are the bed load of the river, constantly moving, they would just fill the hole back in almost immediately

    you really need to take advantage of the dry river bed and dig out some of the gravel to create deeper swimming hole to enjoy. Imagine a bad ass rope swing into the water.

    As a resident of Texas it saddens me to see the Guadalupe river run so dry. Canyon Lake broke its lowest water level record. Hoping the Farmers Almanac is right and we are in store for a wet winter.

    Matt will the Corps allow you to skim out some of the fines from the dry riverbed so you can use it for fill/berm cover? It will also give you some nice deep spots when the water returns.

      The Corps has no ownership in the bed of a river in Texas. In Texas the bed of a navigable River ( yes the Guadeloupe River is a navigable river) belongs to the State of Texas. As defined from gradient boundary to gradient boundary. The surface and mineral interest below to the State.

    take advantage of the dry river and place large boulders and some fill down river at the end of your property and make a low level dam to help hold water on your section of the river

    While the river is so low, you could recover alot of good materials (i.e gravel and river rock) and at the same time shape the channel and bottom.

    Well Matt, I know one fun activity in the dry river bed. As someone who grew up on a river, which had washouts from floods, there was nothing better than grabbing a handful of nice, smooth river stones to fire out of my slingshots. OK, not recommended and way less accurate than steel shot, but they are FREEEEE! The best place ever was on the Lake Michigan shore next to a campground we were staying at, but I have to say, from what I see there you have the JACKPOT of smooth stones with the right sizes for a wrist-rocket or any sort of slingshot. Can't wait to see you guys drop into the new cave! I always sign up for the "wild" cave tours - crawling, climbing and squeezing with just headlamps and flashlights.

    We need Joerg from the Slingshot Channel to come to Demo Ranch for a collaboration. It would be fun to see him in the caves too. Oh and he's gotta do a beer mile with the local gun tubers.
    Y'all need to take air quality meters and maybe gas masks for exploring down there. It's very possible that the air is bad already and you can stir up gases when you walk in the water. It's a serious threat in some places, Idk about your area. But it's worth checking in to.

    It seems like a good opportunity to dig a long, shallow pit in the riverbed so when the water flows again you'll have a nice swimming hole. Bonus: you get more rocks for building up your range wall!

    Matt should take the opportunity of the River being dry and send someone down and remove all debris and junk that could be laying around along the river bed, plus wouldn't hurt to run a metal detector along the dry river bed and see if there are any hidden metal objects that could injury future guests who would be in the river over the water gets turned back on!

      He was already grey before (although that could have been the "mansion"), pretty crazy since he is not even 40. Judging by his hair/beard you could think he was in his late 50s. I'm 44 I don't think I have a grey strand of hair anywhere.

    I love your show have a few ideas maybe you could use. Like talking to the MWR setting up camping for the military use maybe make an out door firing range . This is Texas those fire places could be saved i would go with a bongolo made with a foam that is dome shape hope to visit this ranch soon keep up the great work

    SUGGESTION: Get a tractor to the river and make deeper areas for swimming, rope swing, slides, or whatever.

      first off, thats a big no no and illegal without major approval which is almost impossible to get and secondly, any holes dug deeper in the river will just get filled in with sand and rock as soon as the water begins to flow again.

    matt i cannot put into words how excited i am to come to desperado ranch once its complete whenever that may be!!! i can picture in my head what some of it might look like, i literally get so excited when i see a new offtheranch notification. i watched the entire playlist you made (22 videos) in one day. i kid you not. and i truly fell in love with this place as if i bought it, im so happy i found your videos and i get to watch this awesome fucking thing unfold day by day. and dude the caves are insane, i had no idea there were caves like that just scattered in texas, your videos are seriously becoming my favorite. youre unintentionally hilarious and youre good spirits radiate through my laptop screen. props to you for buying this piece of work and even BIGGER props for continuing despite all the expected left turns. I LOVE DESPERADO RANCH!!!!

    About the river. It is the perfect time to clean in - take away big rocks, pick up all the trash and glass.
    Maybe install stepping sluice system or at least prepare for it:
    1. Make river edges taller.
    2. Every step should be like a bowl.
    3. Every step should be lower than the previous one and ALWAYS lower than the edge of the river.
    4. Each step should be at least 50 meters long.
    5. Overflow water should be able to run down to the next step, but the reserve stays.
    Bonus tip, you can bring clay to the river floor so water does not get absorbed into soil that easily.
    This is a very big project but if water is one of main attractions it would probably be worth it.

    Almost positive the orange "dust" coming out of that cave opening was gas. I cant remember the name of it but theres an element that when it comes in contact with oxygen it almost immediately starts emitting an orange gas like that and its super not good to breathe in 😂

    Be careful with that new cave you found while blasting. That yellow smoke that came out looked like sulfur gas/dust. The gases in that type of caves can be very dangerous and you need to check it out properly before going down there. First I thought it shouldn't be sulfor since it doesn't look like volcanic rocks but I checked it and the San Antonio Are have ancient volcanic formations so it could be sulfur that got out there.

      Post blast fume, nitric oxide. Happens when the explosive doesn’t detonate completely and deflagrates.
      Birds fly into it and don’t come out

    If you have the chance while the river is dry and if you run out of fill dirt from the TNT take some from the river bed to also make swimmable areas for your resort at the same time.

    13:13 Theres your next gravel pile grab it while it's low by the time it fills up again that spot will have a deaper spot and hold water longer
    in case you need it to cool off. Dredge it out as far as you can and stock pile the gravel.

    Now is a great time to go down the river with a grader and even it out and make it perfect for going down that river. Get rid of the high spots so no one gets stuck or has to get out to drag their kayak or canoe. If you don’t do it now you’re missing a great opportunity to really make that river great.

    Matt, the river going dry is a blessing. Hear me out... now in the areas that aren't very deep you can dig it down further to make swimming holes and fishing areas. You can also clean it up of debris and resculp it

    As someone who was born in an area with tri-rivers. You have an amazing opportunity to carve out & design not only your rivers ebb , flow & depths. But also your riverbanks & beneficial trees & grasses. You could create a garden of Eden 😳

    Hey Matt, couple of ideas...save some of the charred wood from the stone building and have it resin set into tabletops, bar tops, etc... And some of the corroded metal, clean it up but don't polish it and use it as deco pieces somewhere.. Just a thought or two.

    11:39- so when i was younger this subdivision was being made out of farm field.
    They had these tractor thingys that made 2 hills of dirt from grading and picking up at the same time. They would fill their bellies and then deposit that dirt into two 60ft hills of dirt.

    While water is down you could bulldoze the river bottom and clean up any glass or trash as well as manage a level in it with a little low water dam down stream. Good time also to smooth out the banks of the river for you future guests.
