I think the reason why so many malls like Cilandak Town Square exploit food and beverage businesses are because they are the most often visited by the people who visited the mall. People eat every day, but not shopping and watch movies. Food and beverage are usually the most affordable things you get in the mall, even though indeed there are a lot of fancy and expensive restaurant inside the mall. Most people who visit mall weekly or monthly at least do visit restaurant or food court on the mall, but they mostly skip shopping or watching cinema unless there is a hype of certain movie or big discount on the shopping place. FnB are also often serve place for hangout for group of peoples where people can sit down, chatting, and eat together. This also applied with single visitor who visit mall just for the vibe, they often looking place where they can sit alone and mostly it's on the FnB area. Not to mention the rise of online shopping so the need of visiting shopping place is getting decreased now day, unlike FnB and cinema which still needed for people "Third Place", meaning a place for people to recreation. BTW, that was a great video. Im looking forward for the next part (and kinda lowkey about your rate about Bintaro Exchange Mall).
I remember one of the downfall of cipinang indah mall was the flood of 2019(or 20) the flood gets inside the mall and shuts down the entire mall for like a week or so, and since then the mall just got empter and emptier. It used to be one of the crowded place in that area and me and my family used to go there for monthly shopping since it’s WAYY closer than our previous mall(buaran plaza), and for bassura its trash, it’s literally translated as trash😂

I wanna add up I think this is quite neutral and objective enough if you count in the "budget" of the person visiting too, if you're well off or well budgeted, i think most of the C malls here would only be visited if u need to buy something or appointments like VISA, repair service, item cleaning services (shoe/laundry/leather goods) instead of "going to the mall for the free ac and look around" Some of the D and E class malls would still be fun to visit to just grab a quick bite or try out new food at some restaurants most Indonesians deem relatively overpriced (My head always circumvents around conversion from Yen and USD so any mall is heaven to me) As Japanese, when in SEA I tend to convert or compare mall services and resto prices to Japan's, whereas in indonesia i could eat the same food for half or a third of the prices. Also gotta mention the Car park quality tier or grabcar accesible or nah etc It might also sound snobby but it is also a huge plus for me and my family and friends at least if a mall has shuttle service or Silverbird pool, or joint contract with big hotel chain like Intercon or raffles, like PIM 1-2-3. Sometimes i drink there. But i do realize if these are mentioned, ppl would straight away think its a tertiary neccesity or luxury and slam me rightaway for being "snobby" :(
Good idea, when it comes to parking access I don't think I can do that as a mainly public transport user when inside Jakarta but lets hope someone does that. But If I ever remake this video several years from now, maybe I can include a scale to show if this is a low/mid/high end mall.

Yeah. Aeon has greatly revived Mall Alam Sutera. I remember the opening week for Aeon, it was probably the most crowded I've seen Mall Alam Sutera been. Theres a weird periode between the closing of Gramedia (literally the only reason I still went to Mall Alam Sutera back then) and the opening of AEON mall in which Mall Alam Sutera was basically dead. No one went there, everyone just went to Living World Alam Sutera.
For the additional information : I usually go to carstensz and, i go to carstensz by T12 (if i from tangerang), and depart to Kebon Nanas (before the toll entrance). and then take Kalideres - Serpong angkot to RS. Ashobirin, and take a grab / gojek to carstensz. or using S11 and depart to RS Ashobirin. and then take a grab / gojek to carstensz. if you want to avoid the grab / gojek. you can use Commuter line and go to Cisauk. take the Intermoda BSD bus Route 1 (free). and depart to Greenwich. you can walk from there to carstensz (but it took like 15 minutes from greenwich to carstensz by walking). the intermoda bus available each 30 minutes. and it depends on traffic jam. but sometimes i see Royaltrans passes the carstensz (i forgot the line) but the bus start from lebak bulus (i dont think the bus stop in the front of the mall because i never try to take that bus)
The S14 stops in front of Cluster Catalina which is right next to the mall, I say this as someone who has used the S14 multiple times. You can also take DAMRI's JR Connexion thats cheaper but slower since it goes through East BSD/Teras Kota first on the way back.

Yeah you need to join the WA group for that bus for live tracking and information on delays. But normally, buses depart from SDC at 6.00 6.30 8.00 9.00 Buses leave Lebak Bulus at 17.30 18.00 19.40 20.10 But its kind of expensive at Rp 35,000
Okay so for Kuningan City, I would rank it higher. Here are the reasons: The access is actually pretty nice. Even though it doesn't connect to main corridor, and the frequency of each buses might not be the best, there are a lot of options such as 5F, 6D, 6K and JAK48 that stop in front of the mall. 6D and JAK48A directly brings you to Tebet station, while 6K stops at Departemen Kesehatan (below Kuningan LRT) and main corridor 6. It has a dedicated traffic lights for crossing the street to the mall - I mean, it's basically the norm for all malls in Satrio street. The sidewalk is also decent, especially across the mall. Its proximity to other malls & shopping center is also very good. Roughly, it only takes 5 minutes walk to One Satrio, another 5 minutes to Ambassador and yet another 5 to lotte shopping avenue. The food option here is basically unlimited, from cheap shit to overpriced stuffs. It also has a large lotte supermarket, much larger than lotte shopping avenue's ranch market - which is strange since lotte shopping avenue doesn't have lotte supermarket. The supermarket also has a small sushi bar with affordable prices and a cheese dough shop that sells a criminally underrated pizza slice in the city. It also has billiard bar, cinema, board game area, and karaoke bar. That's all, overall. Probably a very biased opinion too as I used to work near the Kuningan area. But compared to other malls around it, Kuningan City is definitely my favorite.

This is a pretty reliable list as it also mentions some very new malls as a person living in South Tangerang I was hoping you'd mentioned how strangely managed Ararasa and Carstensz Mall are as they both are glorified high-income target market malls with elite membership gyms inside, but have seen a lot of tenant flops already for bringing in low-mid income target business. People mostly go to Ararasa for the supermarket, while Carstensz sees attraction for the dining and the game centre.
Carstensz' arcade (CPCM) may have lost some of its advantages, the regular arcades like Timezone and Funworld have bought the machines previously only seen in CPCM.
As somebody who used to go to Ciputra Cibubur Mall its good. The AC is cold there are snack stands, restaurants, clothing stores, electronic stores, optics, an arcade, a supermarket, and a cinema on the top most floor. Almost if not every slot is already filled with stores. Though after Trans Studio Cibubur opened the mall has been getting less visitors since it's in this akward midd range position between Trans Studio Cibubur, Living World Kota Wisata, and Met mall Cileungsi. I used to go there via the Cileungsi angkot line, the angkot terminal is under the cileungsi Overpass just in the front of Ramayana Cileungsi. There used to be a traditional market under the overpass and it was filthy, though now the market doesn't exist anymore I havent used the angkot line for some time.
The angkot to mall ciputra cibubur are pretty frequent especially the ones to and from cileungsi. you can stop one from just outside of the mall gate. not much for other types of transports tho. dont know if it does exists

Fun fact about Revo Mall, it just got on fire recently on June 22nd, 2024. I went there 2 days ago and while the underground and 1st floor are safe, the rest of the mall are kinda f*cked atm because of the fire. They did try to salvage the situation by relying on the fire stairs and 1 lift (yes, just 1) to move people from the LRT to the GF or LG floor ofthe mall. From what i heard the fire was caused by a portable stove caught on fire at Gokana Teppan Kitchen in the Food Court area. I just hope they get better future down the road. That mall has such high potential, will be a huge shame if its closed due to accidental reason. On the bright side, Metropolitan Mall is close by (and they have shuttle to Grand Metropolitan which just 200m away), so those two mall are probably the best mall to visit while waiting for Revo to recover 😢
Man that's not really a fun fact 😢 the LRT has done wonders for Revo Mall, there's weeb events there every Sunday, and they will soon open a Fogo de Chao Brazilian Steak Restaurant there too.
Mall Alam Sutera might be E tier but there's one reason that for me brings it up to A or even S tier The Pedro and Charles and Keith there typically have huge discounts because it's a sort of dumping ground / surplus store for them, precisely because the mall is such an E tier mall
QBig is great if you are into inline skates / skateboard / rollerskates. In the weekends, the "empty space" you mentioned is jam-packed with skaters, because the floor is the perfect texture for playing skates. I would rate it higher since QBig is unique in that it is a gathering spot for such niche communities.
This is awesome! A bit of suggestion, I think it would be better if you show the mall names throughout the explanation of each mall instead of just showing it for a few seconds. Other than that, such a well made video ❤
A mall with old arcade machines is a plus point for me! lol mall alam sutera is filled with old japanese arcade games which for me is infinitely more fun than the usual claw machines/MT machines in most modern mall like PIM.
Last time I went to Lippo Plaza Ekalokasari (around last april) there are still a ton of empty stores. Honestly, I can see why. There's this certain vibe to that mall that really puts me off, especially if you go there during the early afternoon. The only reason we go there is to go to matahari. Otherwise just go to botani square. (Also the traffic there around maghrib time UGH)
Also, I ❤ Roti Venus. It is a tradition for my family to bring back roti venus whenever we went on vacation to Bogor. It's such a convenient gift compared to buying souvenirs. It is pretty expensive, though😬😬😬
I guess the problem regarding Kuningan City pretty much affects all buildings located in the Prof. Dr. Satrio Street. TRAFFIC IS BULLSH*T HERE. Like literally the 5F won't come even after 30 minutes because the traffic here is so crazy especially on rush hour. Last week I went to Ambasador Mal and Kuningan CIty and then when I was going to go back to the place i'm staying in Duren Sawit -it was the 6PM weekday rush hour-. When I exited Kuncit, I could literally see a 5F stuck in traffic just after Ambasador Bus Stop, which eventually I board after I waited for around 4 minutes at the Kuncit Bus Stop. And because this street could get clogged so easily just by one goddamn truck breaking down at the flyover just around Tebet Station, Kuncit to Kampung Melayu took 2 hours
People these days prefer buy food than buy others so mall that have a lot of food usually more crowded. Aeon use this approach and Aeon often give chairs so people can relax. Old mall have lack of chairs to sit.

I swear, Carstenz everytime i visit it feels like an enigma The only reason i go there is because their arcade, CPCM, are the only ones that has CHUNITHM, the only place to play them (hopefully once CPCM opens more branches, CHUNITHM becomes more available). Can't help but think that every time i go there though, i see it as, the most boujee a mall can be, like strictly high class

I remember when they first opened the place about a decade ago, half of it was still under construction and it remains that way today lol. But as someone who lives in Cikokol, it's still one of my go to options if I needed to go to ACE Hardware or Hypermart and not wanting to circle around searching for parking space in other malls. Not to mention the cinema there is one of (if not) the cheapest in Tangerang. Back in my high school years, I would hangout and eat with my friends in TangCity and then took an angkot to Balekota to watch the movies because it's just cheaper that way 😂
@@MaulanaAsgaf im in 12th grade and that is exactly what i do with my school friends 😂 the cinema is the cheapest in tangerang with tickets that are 25-30k, it's the only saving grace left for balekota and the only hanging thread for it, if it hadn't been for that cinema the mall would've closed down ages ago 😭 that cinema is the only thing that mall is known for, everyone in tangerang kota has colloquially agreed that balekota is "the mall with the cheap XXI in it but nothing else" 😭😭 aside from that, it only became a resting place for gojek & grab drivers waiting for orders from the nearby tanah tinggi station while they get drinks from the starling bikes parked beside the mall 😭

Okay so for Kuningan City, I would rank it higher. Here are the reasons:
The access is actually pretty nice. Fun fact about Revo Mall, it just got on fire recently on June 22nd, 2024. I went there 2 days ago and while the underground and 1st floor are safe, the rest of the mall are kinda f*cked atm because of the fire. They did try to salvage the situation by relying on the fire stairs and 1 lift (yes, just 1) to move people from the LRT to the GF or LG floor ofthe mall.
From what i heard the fire was caused by a portable stove caught on fire at Gokana Teppan Kitchen in the Food Court area.
I just hope they get better future down the road. That mall has such high potential, will be a huge shame if its closed due to accidental reason.
On the bright side, Metropolitan Mall is close by (and they have shuttle to Grand Metropolitan which just 200m away), so those two mall are probably the best mall to visit while waiting for Revo to recover 😢
Man that's not really a fun fact 😢 the LRT has done wonders for Revo Mall, there's weeb events there every Sunday, and they will soon open a Fogo de Chao Brazilian Steak Restaurant there too.

Mall Alam Sutera might be E tier but there's one reason that for me brings it up to A or even S tier
The Pedro and Charles and Keith there typically have huge discounts because it's a sort of dumping ground / surplus store for them, precisely because the mall is such an E tier mall
QBig is great if you are into inline skates / skateboard / rollerskates. In the weekends, the "empty space" you mentioned is jam-packed with skaters, because the floor is the perfect texture for playing skates. I would rate it higher since QBig is unique in that it is a gathering spot for such niche communities.

A mall with old arcade machines is a plus point for me! lol mall alam sutera is filled with old japanese arcade games which for me is infinitely more fun than the usual claw machines/MT machines in most modern mall like PIM.

Last time I went to Lippo Plaza Ekalokasari (around last april) there are still a ton of empty stores. Honestly, I can see why. There's this certain vibe to that mall that really puts me off, especially if you go there during the early afternoon. The only reason we go there is to go to matahari. Otherwise just go to botani square. (Also the traffic there around maghrib time UGH)
Also, I ❤ Roti Venus. It is a tradition for my family to bring back roti venus whenever we went on vacation to Bogor. It's such a convenient gift compared to buying souvenirs. It is pretty expensive, though😬😬😬
Yeah I think the combination of lots of empty stores+dim lighting+dark ceilings+way too many kids play areas gives this mall a "weird" vibe.

I guess the problem regarding Kuningan City pretty much affects all buildings located in the Prof. Dr. Satrio Street. TRAFFIC IS BULLSH*T HERE. Like literally the 5F won't come even after 30 minutes because the traffic here is so crazy especially on rush hour. Last week I went to Ambasador Mal and Kuningan CIty and then when I was going to go back to the place i'm staying in Duren Sawit -it was the 6PM weekday rush hour-. When I exited Kuncit, I could literally see a 5F stuck in traffic just after Ambasador Bus Stop, which eventually I board after I waited for around 4 minutes at the Kuncit Bus Stop. And because this street could get clogged so easily just by one goddamn truck breaking down at the flyover just around Tebet Station, Kuncit to Kampung Melayu took 2 hours

I rarely visit Tangerang Kota so unfortunately Balekota is not in the tier list. I've never been there but the google maps reviews are not good.
I remember when they first opened the place about a decade ago, half of it was still under construction and it remains that way today lol.
But as someone who lives in Cikokol, it's still one of my go to options if I needed to go to ACE Hardware or Hypermart and not wanting to circle around searching for parking space in other malls.
Not to mention the cinema there is one of (if not) the cheapest in Tangerang. Back in my high school years, I would hangout and eat with my friends in TangCity and then took an angkot to Balekota to watch the movies because it's just cheaper that way 😂
@@MaulanaAsgaf im in 12th grade and that is exactly what i do with my school friends 😂 the cinema is the cheapest in tangerang with tickets that are 25-30k, it's the only saving grace left for balekota and the only hanging thread for it, if it hadn't been for that cinema the mall would've closed down ages ago 😭 that cinema is the only thing that mall is known for, everyone in tangerang kota has colloquially agreed that balekota is "the mall with the cheap XXI in it but nothing else" 😭😭 aside from that, it only became a resting place for gojek & grab drivers waiting for orders from the nearby tanah tinggi station while they get drinks from the starling bikes parked beside the mall 😭
