I live in Eastern WA. I have Red Cedar, Douglas Fir, Pine trees and many other species of trees on my 15 acres. To have thriving cedar grow , they need snow and water. So its not dry here in my corner of eastern WA. Eastern WA is not all dry and flat either. There are 2 bold streams and a pond on my property. It's very beautiful and quiet here. Neighbors far apart, that we don't see the comings and their goings. I WISH property was really that cheap here, lol😅😂

In Florida, you are not getting anywhere near a beach for $70K/acre. Now I am jaded perhaps because I live in Naples, but we have a few empty lots on Naples Bay going for between $5-6 million. Oh, for New Jersey, don't forget that Southern New Jersey, being close to Philly, has---Cheesesteaks!!!! And being between Philly and New York, the subs and pizza are awesome. New Jersey is comfort food heaven. Yes, I have a house in South Jersey and Naples, lol.

So funny about Rhode Island. I’ve known five families that lived there and none of them were in walking distance to salt water. Two of them live on farms, one lived in Providence, and two in small towns. It is a beautiful state though with a lot of history.
Wow, those prices just go to show you that all states have a lot of undesirable land. I grew up in Washington and live in Maine. Where I live in Maine, an undeveloped acre of land will set you back the better part of $200K. If you want that land to have water, sewage connection and power, add at least $100K. Those prices are for an acre of woods. If you want to be in a town or to be able to see the water you will be looking at a lot more. Yeah, I live on Mount Desert Island, ME where Bar Harbor is. Right now there is a one sixth of an acre lot in the village of Bar Harbor for $250K and it is not water view. $9K per acre land in Maine is a LONG way from any town and farther from the coast and likely doesn't have road access.

I tend to lurk on Zillow just because I'm curious and enjoy real estate. In my area, there are a few plots of land for sale, and the small ones are definitely above the average, which doesn't make sense because they wouldn't be good places to build. Too marshy, which is why there are houses around the land, but not on the land. The other "option" is to buy a large field that is no longer being farmed. So, either buy a plot that's 3 acres max, but you can't build on it, or buy enough for a small subdivision, but there are no trees and the road isn't paved.
I think the USA can use one more mega city right in the center…. …in NEBRASKA. Anyhow, I’m looking forward to building my log cabin after I purchase some land.

Oregon's average is brought down by central and eastern OR. You aren't getting a price like that in western OR. Same with Eastern MT vs. more pricey Western MT. Show a pic of Western MT and a price for Eastern MT, and most would fall for that. Same western WA vs Eastern WA...etc...etc..
Agreed. Oregon and Washington aren’t affordable by the median income. The coast is pretty cheap because no jobs and eventually it’ll be destroyed in a tsunami. Starts getting “ok” by The Dalles but wages are also cut in half. Bend is even more expensive than Portland…..plus they dont even have a single Asian market. Seems like jobs are pretty minimal out that way also. Eastern Washington and Oregon are cheap, but literally nothing is there. Wa has Spokane which is affordable by west coast standards…..but for me affordable means being able to afford a home using less than 28% of your gross income.
Briggs you didn't mention that Florida had tornadoes to add to the general cat 5 damage and one went through alligator alley and some said (according to my cousin who lives there) they saw alligators flying through the air!

While the "average " price is discussed here, it's really irrelevant because there are too many variables & ranges in price depending upon location in any given state.
An acre of land in Wimberley, TX is around $135,000 for undeveloped land, which is 35% higher than it was a year ago. Crazy! If it’s on a river, $385,000 an acre. Ridiculous!

I grew up in Louisiana. NORTH Louisiana. There is more to Louisiana than New Orleans and Cajun food/culture. When you get north of Alexandria it's completely different. There are some swamps up that way but most of it is rolling hills and small towns. And not Cajun at all.

I live 20 miles from savannah. It's beautiful, I prefer to go there rather than ATL, but alot if things I want to do with my kids is in ATL

I don't but if I had 3-7 million I would build a new 5,000 square ft house on 3 acres in Colts Neck New Jersey. It's absolutely beautiful there.
