      You can still buy into real-estate without being a property manager.
      Grant Cardone does investment with buy-ins on large deals. They're usually upper middle class over 40 units per property. There's usually room to upgrade the living spaces which are not occupied. Then you can decide an increase on lease.
      A property manager takes care of the day to day stuff. You enjoy the dividends.

    Totally agree with your sentiment here. I would hate to be a RE investments n Florida now. The REIT aspect is great too but I dont see much promise in commercial real estate in the future with our economy in shambles and everyone WFH. Thanks for sharing.

    Outside videos for sure.
    I started as an agent hoping to work with investors but as commented below they don't want to work with people. I understand it, I work well in groups but even better solo; part of the decision to go into real estate was the independence factor. But I love the part where I can meet up with the contractors, inspectors, and play with the math. It keeps my life exciting.
    As an agent I spend hours pre-screening for a property management and only a fraction of the people I talk to bother to show up. And I think this is why agents become callous. I haven't met an agent yet that returns calls or answers texts.

      Yes, I did have that same fire and passion for what you love doing but after time goes by and you don't get same feeling anymore you have to move on to what makes you excited.     Oh how much I enjoy your videos! Thank you for being real! I can totally relate to what you're saying here. I have my home on the market here in NY, 2 separate accepted offers and buyers just disappeared! Very strange time to say the least. I too have been in real estate for a long time and most people don't discuss all of the pros and cons. P.S. Outside videos are amazing

    Great video. Over here in Pennsylvania, realtors are complaining of having lots of buyers and not enough inventory. It is crazy. Property owners are not selling yet. Holding on tight because of the government allowing the owners to not pay mortgage and stay due to the pandemic. Unfortunately, where I live there are not enough investment-type properties available. They are all taken.

    You are so right that real estate can be so much hands on. I had to move to a bigger property for my family and at the time the market was great that it made sense to just move instead of investing in the house I had been living in. I decided to keep both properties and slowly worked on the former house to either sell or rent it. Three years in I found I really did not have the time nor resources to put into the house like I needed and I was not getting any return on maintaining the property so I put it on the market this summer. Because I was selling below market even for a fixer-upper an investor recognized a decent deal and bought my property. I am relieved that I have canceled a debt and have more cash flow and have a better appreciation of what it takes to flip or rent properties. I think I will stick with a REIT for my real estate investing.

    Film Outside... Had similar experiences with tenants and stocks, although on a lesser scale. You drop some valuable gems for people. Also, I am debating as well, wether to move to Miami from CA or not, that’s how found your channel :)

    Love the honesty. I've heard many other real estate folks say the same. They made the transition over to the financial services business. It's not perfect, but they seem more happier with it. Financial services business has multiples ways of building passive income as well and you don't have to invest the amount money as you do in real estate.

    Damn u saved me time bruh. Was recommended 4-plexes as investment. Ill just focus on single-family homes in good school districts. Otherwise, I have a heavily concentrated position in tsla. That 750% gain in 2020 was sweet.

    I stop doing real estate few years ago (both investing for myself and selling properties to clients). It's way easier to work with the stock market then people (non-stop phone calls and text messages from contractors, tenants, clients~ no thank you). Stock market, you have more control over your succeed. Glad you make the shift!

      The name of the REIT was Stor, I showed a screen shot of it in the last 3rd of the video. its done well for me and the price has gone up 12% in 3 months so Im very happy!     I have been in the construction industry for nearly 50 years and when I started my mentor told me that the single family residence market was not designed for investment. I have seen the government use the American dream as a vehicle for them to profit by continually raising fees and taxes. The only thing holding the real estate market from collapsing is the low interstate rates. I have always thought the best investment is in yourself - which is what you are doing now.

    I am in that boat. My multi is 92 yrs old. It is in a hipster San Diego Coastal neighborhood. It can be a trial.
    Thirteen years into it- I have repaired nearly everything. 300K wooh. So I am 70 and I am a little tire of it.

    I’ve had rental for the last 25 years. Have 14 single family rentals - just made the decision to sell them all except 1-2 that family live in. The tenants are not the same the last 10 years.

    Are most of your properties single-family homes or some multi-family, commercial? Seems like you'd have to pay a property management company to manage things since you've moved to Florida - expensive? And I notice you don't mention this virus; what impact on your tenants?

    First it's good you're not leaving real estate all together. Your title is "very misleading". I plan on moving to Naples and buying a single family house. Also any help with investments? Can I contact you on your web page? Talk about fee , etc. I'd like to move some of my 401k to Gold , silver etc using 408M3 tax code or whatever it is. I'll be 62 in June of 2022 and want to do this real soon. Any help would be appreciated and of course paid for.

    Reits are good for income but you might wanna try daytrading (stocks and options). Very profitable if you know what your doing. I don't mess with real estate. Btw....I'm in your former state. 😂

    Bitcoins are going to be as valuable as real estate. One whole Bitcoin will be the price of a home in the US a few years from now. Even fractions as small as 0.10 of a Bitcoin will become as valuable as smaller US homes. That would be true if Billionaire Tim Draper's prediction of $250k per Bitcoin in 2022-2023 comes true.
