      Seriously i would love to live in that home if i was young & could afford a move. The only kind of home I've lived in since early 60's is mobile home & think they're great! Easy to clean,cheap maintenance,cool & heat!

    We bought a new manufactured home, 14 x 76, several years ago and love it. 3 bedroom, 2 full baths. We've taken exceptional care of our home...it looks just as it did the day it was delivered except we had all the carpets removed and flooring installed because I have asthma. We owned an acre of land just outside a subdivision so no lot rent. Now that we are retired we don't have to worry about a two story house with a top floor we can't use. Great for seniors.

    I don't mind the concept of mobile home living... but not in a trailer park. Buy a few gorgeous acres and plop down a mobile home is much better than a trailer park.

      @Scott Shingleton 2 that's great. maybe it's just me, but I'd rather live in a cardboard box on my own acreage than in a trailer park or even a "cheap tract" of stick built. Good for you! That's what I'm hoping my retirement looks like.

      @Adymn Sani before I bought my land and home here, I lived in a park. House was paid for. One day, the park's maintenance man came to my lot and took out the shade trees. (This was back when "trailers" were metal) in Texas. I complained loudly to the park manager who said, that's a rented lot and we can remove the trees if we want to.
      The next day I was at a .mobile home dealer trading in my paid for trailer and bought my new home with land package. 21 years ago. Now my house is surrounded by big full shade and fruit trees. With sheep, chickens, my Dobermans and a beautiful horse I rescued from the kill pen. And no one can tell me what i can or can't have on my property. Best of all, it's almost paid for.

    Low rent, great affordability for Americans! I love the different kinds of affordable housing for ppl from every walk of life.
    Americans have been having a hard time, living out of vehicles. It breaks my heart-and they're working. We need to find affordable, safe, good solutions. Thanks Brad! ❤❤❤👍

      @@Melodyloveshorses1 just for example purposes, this home sold for cash - and we have another one coming in in two weeks, it will be 750±/mo = 500 for the home, 250 lot rent. So in 12 yrs, the home payment stops and you are living with just lot rent. Its not a silly concept...     Every video you take, makes me want to move to Kentucky, and buy the house in each video that you are showing. I don't intend to move or buy a house anytime soon, but I love watching your videos.       When it comes to repairs it's more expensive and you've got lot rent and a surcharge on utilities so you're going to be paying over $1,000 a month to live in that trailer honey you know don't buy trailer

      Do your research just Google it just ask do trailer chemicals make you sick it'll tell you from all the gases will make you sick the gas is coming off of formaldehyde

    That's a pretty nice little home for a single person or a couple. The small front room would be a good place to set up a home office. KY appears to be a lovely area of the country as well.

    Very pretty. I prefer no carpet at all and ceiling fans in each bedroom.
    This would be great on your own land .I'd never want to pay lot rent again. I did when I was younger, I owned an older home but got sick of paying lot rent and sold it. I bought a house. 🙂

    Great video Brad! Super nice new mobile home! I do like the layout of that floor plan! Having the “northern” insulation is probably best even for central Kentucky. Better efficiency year around!       @@BradSimmons Let me give you something to think about just in case. Have you thought about working in wheelchair Ramp deals? If you have that's good and it might be something worth mentioning. It seems like very few places are designed with the wheelchair bound in mind. And when I'm at work for example,the wheelchair bound family member still needs to get around. Sense you seem to have connections with contractors it might be worth suggesting that as a nitch to explore. As for the home itself, I would be very willing to live in one that nice. I like the shelving in the bathroom.

    I'm considering doing this at a park in Oklahoma !!! Brand New nice homes 2k down !! I think it's a awesome deal my goal is to have everything paid off before I'm 50 !!! I'm not a fancy person I'm simple I would rather have money 💰 in the bank and retire stress-free than to have a big fancy house 🏡 🙏🏾 ❤️ 💁🏾‍♀️

    did you stop posting prices on your properties? I like how you use to post the price, if I saw three different homes I liked I wouldn't want to have to call 3 separate times just to ask the price.But that's just my opinion

      I too would like to see the cost of the home’s he’s showing!! It wouldn’t be to my advantage to come to Kentucky to look at this or any other house, unless I know the cost of the home! My husband and I are thinking of moving to another state, possibly to Kentucky, but in order for us to make a decision we need to know what the housing costs are?

    Love your presentation, I have been considering the mobile house ,I have seen all kinds of manufacturers . I had concern about how the skirting of the house could be an open for animals ,rodents to get in the house , that house has the vents on the top of house ,beautiful house .Tchau 👍👍🇱🇷🇧🇷

    Bread trailer parks doesn't give you the property to own as far as a base concern up here of North may avoid trailer parks as much as possible have you put a modular home on 2 or 3 acres that would be worthwhile getting involved in it because in the acreage of long the him

    This looked hopeful. Until I heard " spacerent" That means I do not own the land and someone can tell me what I can or can not do. Also just because old people live there does not mean its quiet. I live in a 55plus community now. It's like grand central station. Private and commercial traffic going by almost 24/7. Can not wait to get out of here. Not quiet by a longshot

    I grew up in one of these. I'm considering getting one. The only thing that I don't like is the trailer park. It's pretty much a rip-off. You can own your home but never the land. And here in Kansas, I hear that they're constantly going up on the lot rent. Why don't the manufacturer of these homes find land for you and incorporate the land purchase in with the price of the home?

      Hi Blaq By Design, great feedback - and you are not wrong in what you say. to address why the manufacturers don't do that --- real estate in hyper local, so it is impossible for them to do it --- but the dealers actually do do just that. It is called a Land-Home package. They find some land, put power and a septic on it, bang a home on it, then you get traditional financing with it --- at a bank, FHA, USDA, RHS, VA, etc. Some of our residents don't have that opportunity... Note, we have a traditional Real Estate Agency, so we wind up selling 70-100 homes a year traditionally - averaging $242k (my flex for the day). In our Manufactured Home Communities, Here's what we come across most often; poor credit, not enough down, not enough income, traditional lenders don't want to lend in communities, people actually like community living - don't need to mow your own grass, have neighbors and the sense of community, someone to watch over their home while they are away, park close to their door, not sharing walls like apartment living, low cost of living - remembering as soon as your house is paid off, you only have lot rent. Yes, lot rent goes up --- but you also don't have to pay real estate taxes - which also constantly go up, you don't have septic systems to clean / maintain or sewer lines to repair or replace, driveways to plow, etc. Insurance is cheap on a mobile home - and most important, the barrier of entry to a mobile home is very low. For manufactured homes, you just need a few thousand bucks up-front money, there are no Attorney fees, no loan fees (we are seeing outrageous fees from some online lenders - like $11,000-$13,000 loan fees (which should be no more than $2,000 from a traditional bank), no PMI fees, which are $100-$200/mo for THE LIFE OF THE LOAN, and with a mobile home - there are no 30 year terms. Most of our new Manufactured homes are 10-13 yrs for single section, 12-15 yrs for a doublewide, and they are done and yours free and clear. Most of our previously-loved :-) (used) homes are paid off in 5-8 yrs. So yes, lot rents go up ---- but those costs are affordable - even on the minimum social security. What if that house on an acre in the country's taxes go up 30-50% in one year? and we hear that often. I will tell you what happens if you can't pay your property taxes --- the Govt evicts you and you lose your property. So yes, you are 100% correct, it is better to own the land, but not everyone has that opportunity --- and not everyone wants to take the risk of a 30 yr term - or risk of loss. Another thing we see is the person who is working - they pay off the home, sell it for good money or trade it in and get a brand new home - all fresh and shiny. Not a terrible thing. Phew, that was a lot of words. :-D. I hope this helps - and thanks for the conversation - it is always good to discuss this stuff.

    I do not like microwaves over stoves & it doesn't make sense,would be dangerous trying to reach above hot pots of food!! And trying to lift heavy full containers in microwaves or taking out hot full heavy containers from microwave!! Don't know thought it was brilliant idea but theyre wrong! Plus short ppl or disabled it's almost impossible!!

I would say the average electric bill around here is 200-300/mo??? we are about .13/kWh --- all in after taxes and all.     I wish something like this was still possible. My wife left with the little one to head back to Massachusetts to live with her family. I cant afford my current house alone and have to sell it. Gonna be homeless because because i cant afford a place by myself with the current inflation. All i need is about 500 square feet for myself and my cats.     Don't do it..Never buy a Mobile Home in a Community..You must pay to rent, some else Land...some times over a $1,000.00 Dollars a Month, plus the Mobile Home payment.

      @@jazzcatt , Triples are a TX and AR thing - I believe. Texas and AR also has 18' wides. There is a big price jump and one of our partners has parks in TX and he felt there wasn't as much interest in the 18' wides - for the price hike. Which I found interesting - you would think bigger is better... :-). Triple -- again, we don't see them here --- but we might be able to get them....       Hi gwynhvar, well our humidity is nowhere like it was in NJ or GA, snow - we ger 2"-3", 2-3 times a year and its gone in 2-3 days usually. and we are not in Tornado alley - we do get wind, but come look at the old barns on top of hills - 100 yrs old and still intact... Bottomline is there is no Utopia - you gotta go where you like most of the things. :-) I'll take a gentle culture, beautiful scenery and low cost of living - over 'good NY pizza' or '10 min to the beach' anyday. :-). That's just me...
