So Am currently torned between investing 200k buying in a liverpool hmo or 3bed Resi however would love to somehow add value & release equity in few years to repeat again? Thx

Definitely do-able. Just need to do your due diligence to make sure the AST is solid, tenants are referenced, ideally meet them as well
