    How do you know how high/low to go to establish a bracket? After you established it in this video, you immediately cut to a house that was out of that bracket. Why wasn’t that house chosen in the first place to establish the lower bound?

    Kevin, you were in my hood! And this market is crazy. Anyone buying that home for 800k doesn’t know the neighborhood. Go north on the 805 a few exits and you will find safer neighborhoods for same price or less. Maybe not completely redone or as big, but location location location, right?

    There is a housing shortage of 5 million houses due to under building over the last 14 years. Based off of demand and new home starts, it could take 8 or 9 years for inventory to catch up to demand. I wouldn't be expecting a "crash" or even a meaningful correction unless it is in a very specific local. (Like in a small rural town if the mill that everyone works at closes).
    Maybe we will see some years where prices stay flat.

      What about Phoenix , Austin , Nashville ? There are bubble sun markets that have already corrected 15%, San Francisco , Oakland etc.

      @@lyleburlingame2276 Nashville looks like it is still rising and Tennessee was up 5.8% as a whole from August of last year to august of this year.
      Phoenix appears to only be down 2.5% over the year.
      And keep in mind that Phoenix had a median house price of $325,000 in 2021, then it rose to $460,000 in 2022 before lowering to $440,000.
      So it has so far given back a tiny portion of a huge gain. Austin is 10% with the entire state down 3.5%.
      Now anyone can hand pick spots where the market dips temporarily after a huge run up, but where will those prices be 3 years from now? Probably higher in almost all of those locals as the housing market will probably raise by 5% nationwide in the next year. Only time will tell. We can review it in a year.
      I'm not worried. All of my houses are paid off and i don't plan on buying any more. I am only purchasing free standing triple net commercial properties while avoiding office space.

    It amazes me to see 600k-700k for houses that are going for 200-250kk in my area. You say "market crash". I hope your right for the sake of people in your market. But a national market crash is a definite NO WAY POSSIBLE. In my area you can't build a house including land for 250k.

    My area is all out of whack. Everything is a $1 mil +. During the lock down we had people from CA and NY come here and buy things up and ty to resell for obscene amounts. They also dead some incredibly stupid "improvements". You do not put tile all over a house in a place this cold most of the year unless you really like being cold. It's still 40 out in June.
    I feel like I'm living in Sedona all over again. A CA company bought a chunk of land and subdivided it into 10 parcels. In March 2021 they were trying to sell each .63 acre lot at $1.1 mil ( normally $35k - 70k). There was no home, nothing paved, and only utilities up front. They also added an HOA. People here do not like legalized harassment, so that's a major strike. Plus, this spot you have to park on the main road during certain times of the winter because the ice and snow make it too dangerous to drive up the slopped road to the spot.
    Homes and land have come off the market and they are not sold. I'm not sure what is going to end up happening here. I will say that there now is a massive labor shortage. I've been trying to get an expansion for 2 years now. It took almost a year and a half to get he roof replaced after being "on the schedule". We can't even get quotes. I've never in my life not been able to hire people. This is bizarre. This also counts for other things like car repairs as well.
    My husband did run into a GC when at Costco. The guy told him they are booked up for the next 3 years. He told him to go on youtube and figure out what to do. That is the state of things where I live.

    Home prices in most states will hang in, there is going to be a stand still on sellers... and if no one is selling, less homes on the market... meaning PRICES MAY GO UP, other then Cali, well since people are moving out of cali... and NY, they may have big issues

      no prices may go up if everyone start saying to hell with selling and the # of houses for sale drops to 25-35% of a normal market. So even with less buyers, even less homes will hold prices up. No one with less then a 4% is selling anytime soon and right now that is 75% of the market. If people are buying and really want a home in the next year, year 1/2 prices and interest will be high. Now when if it goes back to 2... well sir then prices will for sure go up... know doubt, but in many markets prices going down may not happen@@cs.8821
