Agree. Poor look. Might have been better to just take a portion to cover the actual cost to him (ie rates and insurance cost). But in theory if it’s an “entitelememt” then he is entitled to it. Less than 10 % Because my costs didn’t increase much. Five years of putting costs on landlords, farmers truckers etc etc Rents doubled. Food increased at record rates ….. everything that woman did backfired on HER voters.

If the National Government had built houses in the period 2009 to 2017 like period 2000 to 2009 together with 2017 to 2023. Labour built 17,000 but National reduced houses by 2,000. So you see National failed NZ.
The change of interest deductiblilty on 1 April will reduce government revenue by 3 billion. This money could fund 3,000 house at 1m each. It reflect policy.
Better to leave that money in the economy so the private sector can do the building far more cost effectively and efficiently than bloated government will.

If an area of land is designated for housing. When it goes to market it should have legal requirements that 10% of the allocated houses are built within two year 20% the second year 30% the third year. If not built the rates for the houses that do not yet exist still must be paid to council. This will STOP 🛑 land banking. Give councils cash for infrastructure before the demand is realised. I have just subdivided. It cost three times more than forecast Council moved the goal posts Caused delays. And none of the staff I engaged with in the beginning were still employed by the council

Agree, banks need to change rules for first home buyers. Gvt should help out as well. Stop going to Uni and building up debt so you can save for a house. Unless your degree gets you a substantially higher wage it's really not worth it.

I'm talking about a one off assistance package not by handout but by reduced rates for first home buyers only. A fees free uni year would go somewhere to helping out as it is now, but more could be done by banks.
And staying with family members? As in making someone elses house over crowded, which makes more fire risk and more chance of communicable illnesses spreading?
If you respect the property you are helped into by the government then you stay and don’t have to stay with family. Pretty simple. That’s the point he is making regards those few people that trash the place they are given. I really can’t see what the issue is. If lots of others are lining up for help (in a setting of supply demand imbalance) and are prepared to look after the property then it should go to them instead of those that destroy the place. Where they then go is up to them.

Increasing the accommodation supplement is pretty much the same thing it just puts more money in the hands of landlords. He says in the long term he wants median house prices to be around 3.5 to 5 times the median household income. I think the median household income in NZ is around $120,000. So that would mean in the current situation (Yes I know it will be scaling up in the future but the relativity is the same.) that house prices in Auckland for example would need to have a median price of between $429,999 and $600,000. Current median is around the $1,000,000 mark. So does anyone truly think that house prices in Auckland at any time in the future are essentially going to go down by 50% ? Or is median household income going to double whilst house prices remain at todays levels? What a load of BS. Without drastic and far reaching government intervention, house prices (especially in Auckland where 70% of mass migration immigrants reside) will always keep going up. The date this may change is possibly after around 2046 which I think is the projected year that home ownership rate will dip below 50%.for the first time. Rate was around 75% back in the 80's and has steadily decreased to around 65% today. This means that in around 25 years time, renters will suddenly be a majority voting block which means the government will suddenly start to listen and make changes.

A couple of years ago I listened to an interview with an ex high ranking official from what was then Housing NZ. He emphasised that the state can’t hope to provide enough housing for those in need of somewhere to live. He categorically stated that we need good private providers who are prepared to invest in rental properties. Whether we like it or not, they need an incentive to do this.
Private owners bought houses and never lived or let them during National. At that time there were homeless, and over 50,000 on the waitlist. Today it's half of what they left, less involuntary homeless and homes that are purchased are being lived in. Whatever you heard didn't work. History shows us.

India for example had loan rates of 1% then they came to NZ and bought homes with a rental return of 5% The biggest problem we have is inequality between local lenders and international buyers.

I think Chris Bishop lacked the spine to say what needed to be said: people are responsible for their actions. If they continually destroy someone else's property, they may find themselves without a home to destroy - and they'll only have themselves to blame. It is easy stop excessive imigration and overseas ownership of property and allow tiny houses and self contained caravans onto sections/ land with existing dwelling thus increasing supply reducing rental cost. Do most people need a100 sqm house? Then familes can better support whanau. Rates in Canterbury are going crazy 18% 24% increases they think are acceptable. Holiday parks have already permanent resident areas, overseas they even have overseas secure accomodation pods like in Backpackers/hostels. Also freedom camping/vehicle parking spots with tables bbqs, showers and toilets which could be coin operated. By the way Jack this interview sounds more like a interrogation.

Here we ago again, more quick fix short term thinking and planning, low density, car based, planning and development with the 'back to 1950's'car based urban sprawl connected with 4 lane expressways mentality. It seems that we haven't learnt from past with the utter environment and urban mess of nearly 70 years of quick fix car based urban sprawl that Auckland is currently suffering from. Apply to this Christchurch, Hamilton, etc. Queenstown is rapidly becoming a environmental and urban mess. Why can't we spread population growth around the 13 regions that currently have rail connectivity with a potential population catchment of 80% of the country's population, that allows for frequent urban regional and inter-regional passenger rail that connects communities in these these regions.

you're aware that is how it works right? Even just declining an emergency housing offer or leaving on your own accord means you're not getting another chance - most EH tenants are well behaved
Opposition parties continually talk about the environmental impact of policies/actions. Yet at the same time seem to be excusing antisocial behaviour/destroying of property. Deflecting responsibility from the individuals that are doing this. What is the environmental impact of this antisocial behaviour? If a person trashes or damages accommodation. Ultimately it needs to be repaired or at worst demolished. That sends waste to landfill and more carbon etc is used in having to re-build/fix the damage (All which could have been avoided). Not to mention the pressure it puts on the already stretched trades/building material supply chains. So instead of being able to focus on actually building new homes, time and money is having to be spent doing unnecessary repair work. There should therefore be universal outrage and intolerance of poor behaviour. People need to learn the basic principle of treating everything with respect whether it’s yours or someone else’s. That should be the messaging. No excuses for trashing property.

Its partly about having 30 years zoning available (this is needed to drive land prices down) but also having enough zoned land (& buildable infrastructure) right now available to address existing excess demand. I.e. We need to get on top of the excess demand that exists now. We cant wait 30 years for demand and supply to balance. Part of the solution is to reduce immigration to a sustainable level. Chris should know that the tax treatment is already biased towards property investment over other investments. National is just going to make it worse again.
The fact is the taxpayer is funding $100 milions of accomodation allowance etc which becomes landlord profit. Surely a tiny house loan plan and portable housing plan help. They have container type insulated panel houses that just fold out from $35 k, the problem is people use any government change as a gravy trail for EXPERTS paid 6 figures and set up a top heavy structure. eg ECan wants to tax $2.4 billion more for fresh water change process, 3 Waters EXPERTS had a feast of millions.

But There has to be at the minimum expectation of a standard of behaviour if you are given taxpayer funded (free) accommodation. The EASIEST thing to do is not trash the place. It’s free, costs nothing other than acting live a civilised person. If you want to behave like an animal then maybe on the street is where you belong. When you are prepared to change then you should receive support. All very harsh but that’s kinda reality. People should be grateful they live in Nz where the government will help. Emergency housing is load of Bullocks it was a way for motels to capitalise on peoples misery, the millions of dollars spent could/ should have gone to families who needed a house to get them into one either existing or new build have a government rent to buy scheme for them, set them up in a community, some sort of employment, kids in to school, and some sort of counciling, welfare check to help make sure those families have the support they need to live and make a good life for them and their families. They've just been dumped and forgotten and all on the tax payer dollar. Welcome to government introduced inflation.

You can apply for social housing online. Regardless how else would you expect the housing to be provided. If you don't ask (register) then MSD won't know that you have need for social housing will they. They can't just magically conjure up lists of people who need a service. That's like saying I've got a medical problem that needs to be addressed but I need a doctor to know this by somehow reading my mind. Furthermore there are plenty of advocate services and different cultural or minority group services that can help and approach MSD for you initially. But at some stage you have to talk to them yourself. That's how the world works, things don't just magically appear on your plate without a little bit of effort

This government is heading down the right tracks. The prior government had no idea of what is involved to achieve growth, house builds, management of the economy etc and the change for the new crew is like the difference between night and day. They have their window which was enunciated prior to the election, the three parties came together and came up with a plan that resonates with many. Yep MP's are paid way too much. In my opinion a backbench MP with no other responsibilities should get paid the same as the median wage. They would all need to be lawyers because the legal side of things is the main expert advice they get. If there were national policy statements and national environmental standards in place there would be no need for opaque process and potential pork barrel politics / corruption with Ministers making the final consent decisions. The Fast Track process is meant to speed up the process, not open NZ up to potentially significant environmental impacts. The panel also needs subject matter experts not just RMA experts. Otherwise, Chris is refreshingly open and honest.
Unlock all the land banking previous Govts did. Previous Govts moved State House structures off land, then landbanked the land that those structures stood on. Fancy blaming the homeless for the situation they are in? 🤔

The change of interest deductiblilty on 1 April will reduce government revenue by 3 billion. This money could fund 3,000 house at 1m each. It reflect policy.

He says in the long term he wants median house prices to be around 3.5 to 5 times the median household income. I think the median household income in NZ is around $120,000. So that would mean in the current situation (Yes I know it will be scaling up in the future but the relativity is the same.) that house prices in Auckland for example would need to have a median price of between $429,999 and $600,000. Current median is around the $1,000,000 mark. So does anyone truly think that house prices in Auckland at any time in the future are essentially going to go down by 50% ? Or is median household income going to double whilst house prices remain at todays levels? What a load of BS.
Without drastic and far reaching government intervention, house prices (especially in Auckland where 70% of mass migration immigrants reside) will always keep going up. The date this may change is possibly after around 2046 which I think is the projected year that home ownership rate will dip below 50%.for the first time. Rate was around 75% back in the 80's and has steadily decreased to around 65% today. This means that in around 25 years time, renters will suddenly be a majority voting block which means the government will suddenly start to listen and make changes.

A couple of years ago I listened to an interview with an ex high ranking official from what was then Housing NZ. He emphasised that the state can’t hope to provide enough housing for those in need of somewhere to live. He categorically stated that we need good private providers who are prepared to invest in rental properties. Whether we like it or not, they need an incentive to do this.
Private owners bought houses and never lived or let them during National. At that time there were homeless, and over 50,000 on the waitlist. Today it's half of what they left, less involuntary homeless and homes that are purchased are being lived in. Whatever you heard didn't work. History shows us.

I think Chris Bishop lacked the spine to say what needed to be said: people are responsible for their actions. If they continually destroy someone else's property, they may find themselves without a home to destroy - and they'll only have themselves to blame. Holiday parks have already permanent resident areas, overseas they even have overseas secure accomodation pods like in Backpackers/hostels. Opposition parties continually talk about the environmental impact of policies/actions. Yet at the same time seem to be excusing antisocial behaviour/destroying of property. Deflecting responsibility from the individuals that are doing this.
What is the environmental impact of this antisocial behaviour?
If a person trashes or damages accommodation. Ultimately it needs to be repaired or at worst demolished. That sends waste to landfill and more carbon etc is used in having to re-build/fix the damage (All which could have been avoided). Not to mention the pressure it puts on the already stretched trades/building material supply chains. So instead of being able to focus on actually building new homes, time and money is having to be spent doing unnecessary repair work.
There should therefore be universal outrage and intolerance of poor behaviour. People need to learn the basic principle of treating everything with respect whether it’s yours or someone else’s. That should be the messaging. No excuses for trashing property.

Its partly about having 30 years zoning available (this is needed to drive land prices down) but also having enough zoned land (& buildable infrastructure) right now available to address existing excess demand. I.e. We need to get on top of the excess demand that exists now. We cant wait 30 years for demand and supply to balance. Part of the solution is to reduce immigration to a sustainable level. Chris should know that the tax treatment is already biased towards property investment over other investments. National is just going to make it worse again.
The fact is the taxpayer is funding $100 milions of accomodation allowance etc which becomes landlord profit. Surely a tiny house loan plan and portable housing plan help. They have container type insulated panel houses that just fold out from $35 k, the problem is people use any government change as a gravy trail for EXPERTS paid 6 figures and set up a top heavy structure. eg ECan wants to tax $2.4 billion more for fresh water change process, 3 Waters EXPERTS had a feast of millions.
So what happens if you have no friends or family, a lot of elderly especially single men could fall into that category.

Emergency housing is load of Bullocks it was a way for motels to capitalise on peoples misery, the millions of dollars spent could/ should have gone to families who needed a house to get them into one either existing or new build have a government rent to buy scheme for them, set them up in a community, some sort of employment, kids in to school, and some sort of counciling, welfare check to help make sure those families have the support they need to live and make a good life for them and their families. They've just been dumped and forgotten and all on the tax payer dollar. Welcome to government introduced inflation.

You can apply for social housing online. Regardless how else would you expect the housing to be provided. If you don't ask (register) then MSD won't know that you have need for social housing will they. They can't just magically conjure up lists of people who need a service. That's like saying I've got a medical problem that needs to be addressed but I need a doctor to know this by somehow reading my mind. Furthermore there are plenty of advocate services and different cultural or minority group services that can help and approach MSD for you initially. But at some stage you have to talk to them yourself. That's how the world works, things don't just magically appear on your plate without a little bit of effort

How expert is a minister? They seem to always need back room staff to write advise.
You wouldn't expect MP's to be 'experts' in any of the portfolios, that is why we have a public service. Otherwise all MP's would have to be qualified lawyers just to start with before adding any specialist expertise

Yep MP's are paid way too much. In my opinion a backbench MP with no other responsibilities should get paid the same as the median wage.
They would all need to be lawyers because the legal side of things is the main expert advice they get. (Which makes sense considering the main function of Parliament is to make laws.)

If there were national policy statements and national environmental standards in place there would be no need for opaque process and potential pork barrel politics / corruption with Ministers making the final consent decisions.
The Fast Track process is meant to speed up the process, not open NZ up to potentially significant environmental impacts. The panel also needs subject matter experts not just RMA experts.
Otherwise, Chris is refreshingly open and honest.
The housing plan . Auckland has a 30 year plan in place. So we have another National Plan to improve things that already exists.
