    Do they have a lot of new constructions like St Johns county or much less??

      Definitely nothing like STJC. There's not much new construction going on here at the beaches. The new construction is usually a tear down of the previous house, so theres pockets of newer builds scattered throughout the neighborhoods. There are several new construction homes near Florida Blvd being built.
      Are you currently living in Jacksonville?

      @@JacksonvilleFloridaLiving I wish ;-), maybe in few years we will move. We have one rental in St. Johns. Im looking for another one, but not sure if in St.Johns, St. Augustine or Jacksonville. Seems like Jacksonville has better deals currently. St.John the prices don't move much, hard to find cash flowing property. And that's most important for me.

      I totally get it! Jax definitely has more deals when it comes to buying investment properties purely due to it being a much more populated city than St. Augustine so we do have much more inventory here available. I guess it would also depend on what type of investment property it is to determine if it's a deal or not. Airbnb has changed alot of the landscape of cash flowing properties in both Duval and St. Johns county especially areas lining the beach. Fix and flips may have taken a hit depending on how good of deal you can find as well considering the higher costs of construction labor and materials in recent years.

    How often the area was affected by hurricanes?

      For the most part, we get pretty lucky here. The major hurricanes usually miss us but we do get affects of hurricanes like storm surges around the areas bordering the river or beach. There's currently a hurricane projected for Tampa and Jax tomorrow so hopefully it doesn't hit us too hard.
